At Rulnick Realty, my Destin Florida real estate office, we have a "meeting" once a month. It is not a"clap clap clap" meeting congratulating agents' performance or quoting sales volume. It is a thinking and learning exchange of our nine Rulnick team members. Sometimes we have a brief speaker on timely or real estate-related matters.
Our monthly discussions have covered topics such as: Florida contracts, Fannie Mae regulations, the Destin condo market, septic tank inspections, Holiday Isle leaseholds, appraisals, and more. destin real estate companies: Countrywide Wants Short Sale Buyers' Social Security Numbers

I have two interesting short sales in process with Countrywide. One is in Destin, Florida, the other, Navarre, Florida. In both of these cases, Countrywide is asking for the buyer's date of birth and home address. In one of the cases, they want the buyer's social security number.
Why does Countrywide want this new information? Apparently, in Short Sales where their loss is greater than $250,000, Countrywide told me they do a "background check" on the buyer to seemingly ensure he is not related to the seller. Short Sale -Condo in Destin, Florida
Hardship - Seller in the Mortgage Business - Loss of Income
ASC, first - owed $420,000
Ocwen, second - owed $280,000
Market Value - $280,000
Offer - $277,000 (fair market value)
Ocwen -has sent the loan to LCS for colllection/buy-out
LCS - Wants $43,000 from seller at closing plus promissory note for $150,000, otherwise, will not approve Short Sale and will "pursue all other legal options".
Seller has no savings.
Wendy Rulnick gets ASC and buyer to agree to pay OCWEN/LCS $12,000.
Denied.

Yesterday was one of the most bizarre days in my real estate career. My assistant got a call from a condominium association trying to verify ownership of one of my Destin Florida foreclosure listings. The bank-owned condo was under deposit, and scheduled to close at the end of September. The condo association said they had been told the buyer had already moved in and was claiming to be the owner. Citi Residential is supposedly one of the few lenders who works with the seller at the beginning of the Short Sale process. At least, they used to. In my case, a house listed in Navarre, Florida, where Citi Residential (not Citi Mortgage) was contacted by the seller at inception of the process, had a pro-active appraisal done, and bi-weekly check-in calls by the company to find out how the Short Sale was going. This week I've had one of the best Short Sale experiences with a company to date. That is- United Guaranty, a mortgage insurance company. I have a Short Sale in Destin, Florida. The property, a condo, was purchased in 2005 for $580,000. Today, it is worth around $270,000. My seller purchased the unit as an investment. He planned to rent it out as a vacation-rental. The income should have offset the mortgage expenses. Yesterday I got a call from a seller who needs short sale assistance in Athens, IL. The couple needs an expert, and needs to get their real estate sold. Since I normally find a plethora of qualified agents on Activerain, I did a search for Athens, IL Realtors with short sale experience. I found one, and emailed to ask if she was interested in a listing referral. Guess what? I never got a response. Dismayed, this morning I posted the seller lead on Activerain Referrals. I get phone calls almost daily from agents in my market asking how long the short sale lender will take to respond, if they have approved the price, and how "far along" in the process the short sale is. Here are the answers:
1. How long will the lender take? Use a 90 day closing in your contract- for starters. Depending on the lender backlog, your closing may take as long as four months, if approved. Do you own a HUD-FHA financed home, and need to do a Short Sale? Here is a summary of the requirements do perform an FHA-insured HUD Short Sale or "Pre-Foreclosure" Sale:
You must be delinquent 31 days or more delinquent at the time of sale. You must list the property with an un-related Licensed Real Estate Broker You must actively market the property for four months (up to six).
