In the Destin Florida real estate market, there are 3105 properties for sale-- 935 single family homes, 1869 condos, 206 townhomes and 401 lots. For purposes of this report, the Destin and Sandestin markets have been combined. Sandestin is in the Miramar Beach Florida postal area of Destin, in Walton County. The Destin market sub-area is in Okaloosa County, Florida.
The average list price for Destin real estate is $373,685, a drop from $556,136 one year ago.

Destin Florida Real Estate - 2008 Market Summary The Destin Florida real estate market had a rocky road in 2008. There are some glimmers of hope, but continued signs of price declines. In summary:
1. In Destin, the "% Sold/List" (Sold to List Price Ratio) dropped from 90% to an average of 84% by the end of the year. The ratio bounced around a lot during the last 12 months, but the drop to 84% may or may not be part of a trend. We'll look at this in coming months.

I recently listed a Short Sale condo for sale in Destin Florida. The property had been converted from apartments a few years ago. It is a one bedroom, 920 square foot ground floor unit. There are 32 units for sale in the complex. The condo fees are a whopping $225 per month. The last and only recent sale was for $115,000 back in June. My seller, whom I'll call "Ms. Samuel", paid about $170,000 for the property in December 2005. We put it on the market for $98,900. You can see the challenges in selling it.

Do you want a good gauge of how the Destin real estate market is doing? Or any market?
Check the Months Inventory Statistic. This will tell you how many months it will take to sell out the current inventory of houses, condos, lots and townhouses if sales continued at the existing rate. The resulting figure will give you an idea of how quickly or slowly real estate is selling. Currently, the combined Months Inventory statistic for improved Destin real estate, which means any property that has an improvement on it, like a house, condo or townhouse (no lots) is 39 months. … (0 comments)
