It was a hectic year for short sales, but there was some good news, big and little, that brings hope for 2010. Here are my top short sale stories for the past twelve months, some personal, some national. 1. The first story is a Happy Short Sale Saga. Since writing Eglin AFB and Hurlburt Field: Homeowner Assistance Program (HAP) for Short Sales, more information has come to light. Or lack of thereof! I have received numerous calls and emails looking for clarification on how the program will be implemented, and how it will affect PCS sellers (military relocation term meaning "permanent change of station"). Currently, the issue is there is no directive from the Department of Defense as to how to process HAP applications, nor many program specifics. My area, from Navarre to Destin, Florida and up through Niceville and Crestview has approximately 3000 airmen relocating to other bases

Due to the draw-down of the 33rd Fighter Wing at the Eglin AFB complex, approximately 2000 airmen are being relocated from the Emerald Coast of Florida to other air force bases around the country and world. In addition, about 1000 personnel from Hurlburt Field are moving to Cannon AFB in Clovis, New Mexico. Unfortunately, airmen in the Fort Walton Beach, Crestview, Navarre, Niceville and Destin areas of Florida are facing the same predicament as most Americans. I am privileged to represent Major Jason M. Trew, a pilot with the United States Air Force, as a real estate client. Major Trew is stationed at Eglin Air Force Base. eglin afb: Eglin AFB Announces Joint Strike Fighter Boost to Emerald Coast Economy - 02/06/09 03:35 PM
Bulletin: Good news for the Emerald Coast of Florida. The Air Force has just announced the F-35 Joint Strike Fighter program will be brought to Eglin Air Force Base. Eglin AFB is the largest contributor to the economy in Northwest Florida, and the biggest military institution in the Department of Defense. The decision to bring in 59 new aircraft by 2015 will add 10,000 military members and families will be a boost to the community. The surrounding towns impacted by this new growth include Fort Walton Beach, Niceville, Crestview, Navarre, Destin, Santa Rosa Beach and vicinity. Here is the release from Major Generald David

eglin afb: VA Short Sale Guidelines (VA Compromise Sales) - 12/31/08 05:17 PM
The Emerald Coast of Florida has a high military population with both active duty and retired air force personnel. Eglin Air Force Base is located in Fort Walton Beach, and Hurlburt Field is in Navarre, Florida. Duke Field and NAS Whiting Field are nearby. We will be seeing an increase in short sales for GI borrowers when they must relocate during their PCS moves (permanent change of station). VA Short Sales are called "Offers in Compromise", "Compromise Claims" or "Compromise Sales". The VA may accept a Compromise Sale if the cost to the VA is determined to be less than that of foreclosure. The VA website says: "If the borrower
