I just received approval for a Wells Fargo short sale in the Bayou Subdvision, Fort Walton Beach Florida.  The approval was a swift 30 days, but the journey getting there was strange.  Here is a summary
9/29 – Short Sale package faxed to Wells Fargo
10/5 – Broker Price Opinon completed
10/22- Negotiator asks for $1000 cash contribution from seller.  Seller asks if buyer can pay this fee, negotiator says “YES”. Buyer agrees to reduction in buyer credit.
10/23- Revised Settlement Statement (HUD) sent to Wells Fargo increasing their net by $1000 by reducing buyer credit

Regions Mortgage speedily approved a Waterscape condo for short sale in Fort Walton Beach, Florida.  This Okaloosa Island condo was decorated with luxury in mind. The kitchen had granite counters, undermount sink, stainless steel appliances.  The bunk room was an added bonus. Waterscape has two pools, two hot tubs, waterfall and impressive work-out center. Bank of America just approved the short sale for Island Princess Unit 310 on Okaloosa Island, Florida. It took a longer-than normal 4.5 months.  And we're going to have a hard time complying with the closing requirements....
The approval letter date: yesterday.  
The closing deadline:  today.

Are you a U.S. military service member at Eglin Air Force Base who has been relocated by the government to a new base? Do you have to do a short sale?  Is your lender Chase? If so, you may not get any special consideration, despite PCS (permanent change of station) orders.

My most recent Fort Walton Beach short sale approval was like going through ten rounds in a boxing match.  The senior lien, Carrington Mortgage, initially wanted the seller to pay a $150,000 promissory note, or about $450 per month, to cover the loss. The seller, having no income, said no.  Carrington then dropped the request and asked for a cash contribution of $10,000.  Again, the seller said no.  After weeks of wrangling, Carrington settled for the contract proceeds without any promissory note or cash contribution, and approved the short sale.  Flagstar Bank, the junior lien, received a small contribution from the buyer. Here is … (9 comments)

How many times have I asked agents writing offers on my short sale listings to allow 120 days for lender approval?  I have it in my MLS notes, I tell them by email and by telephone.  And yet, I repeatedly get offers with 45-day approval time lines.  Yesterday I received an offer on a Fort Walton Beach Florida short sale listing with a closing date of November 25 and 45 days for short sale approval…. Hmmmm….  I wonder why….?  OH Yeah!  The First Time Home Buyer Tax Credit!  Bingo!  The final day by which a property must close would be November … (20 comments)
