mary esther short sales: 172 Miramar St., Mary Esther Florida - Stylish Short Sale Listing - 10/07/11 05:09 PM
Notice this sharp Mary Esther Florida home at 172 Miramar Street? It's got style with cool windows, faux paint, cathedral ceiling and step down living room! The main living areas are tile and the bedrooms have wood laminate flooring. The corridor kitchen is bright with recessed lighting and tiled floor and has access to the outside, where you'll find a covered patio. Another wow factor? The back yard is huge! My favorite feature? The "edgy" exterior look - a classic. Very convenient location near Santa Rosa Mall, the beach, parks, Eglin AFB and Hurlburt Field. 172 Miramar Street, Mary Esther

mary esther short sales: Florida SHIP and Chase Approve VA Compromise Short Sale for Eglin Airman - 11/17/10 07:11 PM
This property at 310 Evergreen, Mary Esther Florida was just approved as a VA Compromise Short Sale. Senior Lien: JP Mortgage Chase, loan type - VA Junior Lien: Florida SHIP Loan Florida SHIP (State Housing Initiatives Partnerships) is a downpayment assistance program that is managed separately by each county in Florida. Okaloosa County SHIP forgave the entire balance of their $12,500 junior lien. We accomplished the debt forgiveness by sending a hardship letter to the SHIP director for Okaloosa County. Because the seller was a forced military relocation who PCSd from Eglin Air Force Base, they forgave the debt

mary esther short sales: 2005 Bob White, Quail Run, Mary Esther Florida Short Sale - Sold - 06/01/10 04:41 PM
One year later, Bank of America finally caught on to the real pricing for this Quail Run short sale home at 2005 Bob White Court in Mary Esther Florida. This West of Hurlburt Field property, located in the greater Fort Walton Beach area, has a unique floorplan with large family room, plus formal tiled living with fireplace. The kitchen is center-isle, and there is a oversized, functional utility room/shop. One year ago, Bank of America refused an offer for $112,000. Their appraisal at the time came in for $132,000. So, we played the game, raised the price, then slowly lowered it. Well,

mary esther short sales: I Need a Broker Price Opinion- This is a Comparative Market Analysis! - 01/08/10 08:18 AM
I recently got a Mary Esther Florida short sale approved by HSBC, who always provide interesting twists to their short sales. Here is the story: Property: Owner occupied home in Mary Esther Florida Market Value: $130,000 Senior Lien: Wells Fargo - VA loan - $190,000 Junior Lien: HSBC - $40,000 Getting the VA compromise sale approved by Wells Fargo was the easy part of this short sale. Getting approval from HSBC, the junior lien, was a different story. HSBC had farmed out its collection efforts to a company called Professional Recovery Services. After months of waiting for a response on short sale approval,

mary esther short sales: Bank of America Approval Letter- Version 2 - What "Deficiency"? - 08/19/09 06:32 PM
Alas! There is more than one version of the Bank of America approval letter. One without the dreaded "deficiency" reference. Mind you, not stating they reserve the right to pursue a deficiency may not mean Bank of America has given up that right, but it does cause less trepidation. Here is an approval I just received for a Mary Esther Florida short sale property: Deficiency... what deficiency? My theory - they are leaving out the deficiency reference, but not "forgetting" about it! It's Wendy! Wendy Rulnick, Broker, CRP, CRS, GRI, ABR Rulnick Realty, Inc. mary esther short sales: VA Short Sales: "Stuck" With Appraisals for 6 Months! - 06/21/09 12:15 PM
I recently had a short sale contract on one of my listings in Mary Esther, Florida, where the seller had a VA (Veterans Administration) home loan. A VA short sale is called an "Offer in Compromise". The offer price was $120,000, which I thought was reasonable given the condition of the property. Wells Fargo, the short sale lender, ordered an appraisal. Not just any appraisal, but a VA appraisal, called a " Notice of Value" or NOV. The seller's short sale VA appraisal came back at $135,000, much higher than the offer and fair market price, in my opinion. The buyer backed out

mary esther short sales: SHORT SALE BPOs “Teaching to the Test” - 10/30/08 03:51 PM
One of the biggest hang-ups in selling Short Sales is dealing with BPO values. Frankly, I find BPO prices tend to swing just under list price. This is why I call it "teaching to the test". Except in this case, the BPO agent uses the list price as a guide, and usually discounts it a bit. (Not all BPO agents do this-- I know many are quite experienced.) But human nature would tend to make a rule-bound valuation method error-prone, because it does not allow for "big picture" analysis. For example, I have a Short Sale listing in Mary Esther Florida.

mary esther short sales: Saved from Foreclosure- My Best Real Estate Sale on the Emerald Coast - 02/16/08 11:54 AM
A few weeks ago I wrote a blog about an imminent foreclosure for one of my sellers in Mary Esther FL - "The 11th Hour". We had little time and a foreclosure sale date set at the Okaloosa County courthouse steps for 11:00 a.m. the next business day, when I finally got an offer on the property. I wrote how I frantically and repeatedly tried to call and fax Litton Loan Services to stop the sale and consider the short sale offer. How no one would call me back or let me know if the sale had been stopped. I eventually heard back from
