Leading the mortgage industry, CitiMortgage has announced assistance for borrowers in financial trouble in the oil-threatened regions on the Gulf of Mexico. This is good news for Destin, Fort Walton Beach, Santa Rosa Beach and Navarre Florida short sale sellers. Citi is halting foreclosures on primary mortgages it owns through September 17. Eligible borrowers include those within 25 miles of the affected coastal regions.

Regions Mortgage has approved a short sale in Holley by the Sea, Navarre, Florida. Regions has branches primarily in the South and Midwest. I have found they like to negotiate back and forth on short sales, more so than other lenders. They normally want a cash contribution, promissory note, or both, and prefer to move their liens onto other of the borrower's real estate assets. As a Destin Florida short sale listing specialist, I've seen almost every crazy thing that can happen waiting for an approval. This week was no exception. Here are the top short sale lender goofs of the week:
1. Bank of America: File Erroneously Declined in India. Destin short sale appraisal in March was $950,000. “Drive By BPO” done in August was 1.5 million, $100,000 higher! File was then declined as “insufficient” offer. After I pointed out the minor discrepancy (our market is still declining, not going up 10%), the negotiator is re-opening. I just had a Bank of America short sale closing for a home near Destin, FL. BOFA issued TWO different approval letters for the same junior lien:
Approval Letter #1 (Emailed):
Bank of America agrees to accept $1000.00 in certified funds as payment in full of the loan. Upon the Bank's receipt of the payment of $1000.00, the Bank will report the account to the credit bureaus as "Settled", with the explanation "Account legally paid in full for less then the full balance.": In addition, the Bank will be reporting the amount of the debt forgiven to the Internal Revenue … (5 comments)

In the past ten days, I've had agents call me with "verbal" offers on three of my short sale listings.
Property: House in Navarre FL List price $114,000...verbal offer $70,000
Property: Condo in Sandestin FL List price $580,000...verbal offer $500,000
Property: House in Niceville FL List price $199,900... verbal offer $120,000
Is this a trend? In each of these cases, the selling agent said the buyer absolutely would not or was not qualified to go higher than the verbal amount. I wonder then why these agents were showing properties to buyers that were up to 60% higher the maximum price buyers were willing … (30 comments)

navarre short sales: Appraisal Rebuttal: First American-SunTrust Short Sale - 07/03/08 08:49 AM
Do you have a First American Bank (subsidiary of Suntrust) Short Sale with a Fannie Mae-backed mortgage? If so, prepare for difficult times proving contract price in a declining market. Unlike many other lenders, First American is proactive working with the homeowner ahead of time in the Short Sale process. And in doing so, they perform appraisals on the subject property even prior to an offer. The problem is - they will only do an appraisal every six months! No matter what. Why? They say that's all that Fannie Mae will pay for. That makes no sense, especially in a quickly declining market.

I received two Short Sale approvals- one today and one yesterday- from Countrywide and ASC/Wells Fargo. It's going to be a good weekend!
1. ASC/Wells Fargo: Package was submitted on February 22. It took ten weeks, about 2.5 months for approval. The offer was countered early on.
2. Countrywide: Submitted on March 2, only five weeks ago. No counter and no contact with the negotiator. Approved in little over a month.
