Every once in a while I run into a situation where a Santa Rosa Beach FL short sale seller does not have the funds to keep their utilities on.  Their yard is overgrown. They cannot pay for lawn care.  When this is the case, what do you do?  I know agents who pay for customer’s utilities, lawn and other maintenance on a regular basis. They may consider this part of their cost of doing business if they are in the short sale specialty. That is fine, but I stopped paying for these types of items years ago.

Three months can make a big difference in a market place.  Three Months Ago... Chase approved the short sale for this Driftwood Estates home in Santa Rosa Beach Florida.  The sale price at the time was $230,000.  But oops- the buyer's lender only appraised the home for $220,000.  The buyer could not get a loan for $230,000. Despite providing Chase with the buyer's appraisal, they refused to lower their approval amount to $220,000. Leading the mortgage industry, CitiMortgage has announced assistance for borrowers in financial trouble in the oil-threatened regions on the Gulf of Mexico.  This is good news for Destin, Fort Walton Beach, Santa Rosa Beach and Navarre Florida short sale sellers.  Citi is halting foreclosures on primary mortgages it owns through September 17.  Eligible borrowers include those within 25 miles of the affected coastal regions.

This weekend I received an offer on a Santa Rosa Beach Florida short sale lot listing.  In my area on the Emerald Coast, lots are not easy to sell.  In fact, there is a 36 month absorption rate in South Walton County in the 30-A area. Yikes!  A normal market may have a 6-7 month absorption rate.  So it would take almost three years to sell the current inventory of Santa Rosa Beach lots at the current rate of sales. For the sake of illustration, I listed the lot at $82,000.  The last sale in the subdivision was in December, … (8 comments)

As a Destin Florida short sale listing specialist, I've seen almost every crazy thing that can happen waiting for an approval.  This week was no exception.  Here are the top short sale lender goofs of the week:
1.  Bank of America: File Erroneously Declined in India.  Destin short sale appraisal in March was $950,000.  “Drive By BPO” done in August was 1.5 million, $100,000 higher!
