manhattan beach: Bye, Bye Buyer's Market? - 03/05/12 03:54 PM
Where the 2012 Manhattan Beach Real Estate market is headed  . . .
Ed's "State of The Market" Address
When analyzing the real estate market, how do you know when it has really changed for the better?  Headlines.  Just reading headlines in the news can give you a clue where things may be headed. Real Estate trends are based more upon consumer confidence levels, than almost anything else. Of course there are significant driving factors which include the overall economy, the mortgage meltdown and other global factors, but it is you and your neighbors that really create the effect of any significant … (4 comments)

manhattan beach: Manhattan Beach--2012 is in the Bag!! - 01/04/12 04:45 PM

Here's one big change coming in 2012 for many South Bay residents . . .

Did you know that in July 2008, our neighbors in Manhattan Beach passed an ordinance banning the distribution of plastic bags at the point-of-sale for all retail establishments in the City of  Manhattan Beach?  The City's plastic bag ordinance will begin implementation on January 14, 2012 with plans to have the ban in full effect, city wide, by July 2012.
We know that citizens in Manhattan Beach and surrounding cities have already made the personal decision to adopt the use … (0 comments)

manhattan beach: A Year in Review--The 2011 South Bay Real Estate Market - 12/21/11 03:12 PM
A YEAR IN REVIEW--The 2011 South Bay Real Estate Market
A closer look at what happened in Manhattan Beach Real Estate, Hermosa Beach Real Estate, Redondo Beach Real Estate and the South Bay market overall in 2011.
What happened?
Real estate trends are easy to explain when they have already happened; projecting them is an entirely different challenge. There is no question that the current trend of declining prices and distressed sellers has been at the top of discussions for almost five years already. 2011 has continued to see foreclosures coming to market, an increase in "short sale" sellers (sellers with … (0 comments)

Avoiding Home Burglary in the South Bay This Season

As we near the holiday season, many of us start scouting for sales and deals, shopping for gifts early & stashing them all over the house. While you are carefully planning for a wonderful holiday, fulfilling the wishes and dreams of those around you, someone else may be planning to do a little “shopping” of their own. We’ve all heard and read about the increase in theft and burglary that’s traditional around the holidays. We’ve been educated on the topic of how to raise awareness of your surroundings, not to … (1 comments)

manhattan beach: 90% of online buyers could be receiving the wrong information for Manhattan Beach, CA! - 09/22/11 02:38 PM

What can go wrong when searching online for a new home in Manhattan Beach, CA?
What real estate website do you have ear-marked? Zillow? Trulia? Homes.com? Realtor.com? Do you ever find prices to be waaayyy off? See a house you love listed for sale then call on it only to find it sold 4 days ago? How does this happen? Where’s the glitch in the system? How come the information can be so inaccurate on such reliable, name brand sites?
When using an internet service outside of a direct MLS link such as RedDoor, Zillow and the like, you … (2 comments)

manhattan beach: Staycation's All I've Ever Wanted . . . - 08/17/11 05:07 PM
As summer winds down, the South Bay still has much to look forward to. Our weather typically doesn’t get warmer until after October and the Beaches and parks remain fantastic “staycation” spots for local residents. A big favorite for many is the end of summer party known as Fiesta Hermosa, a 39 year old tradition of celebrating both the traditional “beginning” and “end” of summer. Fiesta Hermosa is a 3 day festival with something for everyone. It is sponsored by the Hermosa Beach Chamber of Commerce and runs every Memorial Day and Labor Day weekend (Saturday, Sunday & Monday). It is … (3 comments)

manhattan beach: The Pedigree of a New Home - 08/10/11 08:35 PM
All builders are the same.
Wait a minute . . . that would be like saying children are all the same. They have the same parents, same upbringing, same household yet two kids from the same family and parents can often be completely opposite in personality and interests.  New homes throughout the South Bay also can be as diverse, even though they have similar beginnings. In our unique South Bay Real Estate market, values can vary dramatically, lot to lot, street to street, and builder to builder. It’s important to know where your new home came from!
Having built 2 … (2 comments)

manhattan beach: Spotlight on Manhattan Beach's Tree Section - 05/18/11 04:29 PM
The Tree Section
The Tree Section of Manhattan Beach is considered one of the most desirable places to live. It is bordered by Sepulveda Boulevard to the East, Manhattan Beach Boulevard to the South, Rosecrans Avenue to the North, and the Sand Section to the West. Its proximity to the ocean, LAX and an easy commute to the city, make it as appealing geographically as it is aesthetically.
The area adopted its name, the Tree Section, not from the many trees that populate the neighborhood, but rather from the street names: Palm , Oak, Elm , Pine, etc.  The area is … (0 comments)

manhattan beach: Housing Market Turning a Cold Shoulder on Homeowners? - 05/13/11 02:49 PM
Los Angeles Times states Housing Chill?

That's the word on the streets according to today's LA Times. The front page of the business section running Friday, May 13th would have any local homeowner nervous about their equity. I just got back from a recent cross-country trip to help advise on the opinion of value of a 25,000 square foot home in the Houston area, a Castle (literally, a Castle!) located just outside the City of New York, and some other coastal properties just outside of San Francisco. I can attest to the fact that the housing market does, in fact, … (0 comments)

manhattan beach: Spotlight on East Manhattan Beach, CA 90266 - 03/02/11 02:31 PM
Manhattan Beach, CA -  (East Manhattan Beach)
Some say there is no life East of Sepulveda, however,  those "in the know", know there is more life East of Sepulveda in comparison to the rest of Manhattan Beach.
There is more outdoor space, more square footage, wider streets with more parking, more distance from your neighbors, more privacy, bigger back yards, more sidewalks, and larger parks: simply more for your money, if that is what you value.
"East Manhattan" as described in real estate terms is bordered by Sepulveda Blvd to the West, Aviation Blvd. to the East, Artesia Blvd. to the … (0 comments)

manhattan beach: Focus on Manhattan Beach's Sand Section - 02/22/11 01:32 PM
Manhattan Beach, CA - The Sand Section, located just south of Los Angeles on one of the best beaches in the United States, is one of the most unique niche real estate markets in the Country.  From the Ocean-front Strand properties to the postage stamp sized multimillion dollar lots, from bungalows, to mini estates. A full lot is usually 2700 square feet but there are plenty of half lots at 1350sf as well. This is not your Daddy's back 40, considering that the lots are only 30 feet wide.
Every style of Architecture has been built, designed, re-built, or re-invented. Homes … (0 comments)

manhattan beach: South Bay schools once again report excellent API scores for 2008 - 05/26/09 01:10 PM
Congratulations to all the hard working South Bay teachers, students & parents! The 2008 school API results have been reported and once again, South Bay schools rocked the score!
The Daily Breeze reported on Friday, May 22, 2009 that nearly 40 South Bay schools performed in the top 10th of campuses across California! The top score in all the South Bay, 968, went to Cornerstone at Pedregal Elementary in Rancho Palos Verdes.
As South Bay residents, we must continue to support fundraising efforts and programs in place to protect area students from ill effects of drastic and unprecedented cuts to education funding … (0 comments)

manhattan beach: Green Homes at the Beach; Representing a "Green" seller in 2009 - 05/04/09 01:02 PM
I recently listed the first certified green, multi-unit development in the Beach Cities just outside of LAX. The builder chose to work aggressively within the Build It Green program and is nearing it's Green Point Rated certification. This has been an interesting project to market because it goes beyond being the gorgeous, custom, ocean view home you would expect in this area. Also because of the public's heightened awareness of all things "green", our team has dug in deep to learn just what it is that makes these homes such a smart buy.
Our marketing department literally had to digest over … (2 comments)

manhattan beach: Too good of an opportunity to ignore it - 01/11/09 01:37 PM
I am extending an invitation to you. . .
I wanted to invite my local realtor and buyer community to visit the first public open house of this incredible new listing at 1184 2nd Street, Manhattan Beach, CA, today, Sunday, Jan. 11, 1-4 p.m. This home was built in 2005 but has been cared for LIKE NEW by it's original owners. It has a fabulous floorplan and many custom features throughout. I hope that you will visit this property and then compare it against the competition--you will easily see that at $1,669,000 this home offers an amazing value to whomever it … (0 comments)

I was recently invited as a guest speaker at the first Beach Cities Real Estate Symposium which will launch on January 21st at 6:30 p.m. at the Manhattan Beach public library. I'm very excited to be a part of this event. manhattan beach: This home gets my vote. . . - 10/27/08 08:52 PM
I just listed a great property in Manhattan Beach. The home is situated in Liberty Village, which is known for it's traditional neighborhood charm, tree lined streets and proximity to Pollywog Park and those great summertime Concerts in the Park. This home in particular enjoys being close to Pollywog, but also close to the nearby soccer & softball fields which makes weekend sporting events for the kids a breeze. Also nearby is AdventurePlex--it's like a YMCA type facility which offers health & wellness classes for all ages, a gym, yoga room, rock wall, ropes course and what the kids truly enjoy--the … (0 comments)
