Hey Active Rain!  

For the past three years I have participated in AIDS WALK.  Its a wonderful charity that my good friend Cara and I discovered after her close Uncle Freddie past away of AIDS.
&lt;br&gt;&lt;br&gt;
I humbly ask all of you to do what you can, please.  I have made my fund raising goal a very reachable $1,000.00

&lt;br&gt;&lt;br&gt;
GMHC and about 40 other AIDS organizations in the area get the money from the AIDS Walk. It's clear that we need more services and more prevention programs than ever before.

&lt;p&gt;Hey AR,&lt;/p&gt;&lt;p&gt;just as a courtesy I like to Appropriately thank the professional&amp;nbsp;people out there who make things easier and more seamless.&lt;br /&gt;&lt;br /&gt;Right now I&amp;#39;d like to thank &lt;strong&gt;Linda Orlando with Global Equity Lending!&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;She was more than &lt;strong&gt;kind and courteous&lt;/strong&gt;and patient with my buyers on more than one occasion but she found exactly what type of mortgage that would work for them.&amp;nbsp; She got them Prequailified which was really important so none of us were wasting time going to houses they couldn&amp;#39;t afford and then approved in a timely fashion.&lt;br /&gt;&lt;br /&gt;She offered a whole lot of different programs for the buyers and patiently help them find the right one!&lt;br /&gt;&lt;br /&gt;I mentioned more than one occasion because a really unique fact as well.&amp;nbsp; Many people advertise &amp;#39;Own don&amp;#39;t rent&amp;#39; and the fact of the matter is that the only places that can really fit into the equation are places over $50,000 (a sometimes rare thing in parts of Reading).&amp;nbsp; She was able to appropriately pass that knowledge onto the client and avoid a lot of headaches.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;u&gt;So thank you Linda!&lt;br /&gt;&lt;/u&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;If anyone else feels so inclined to use the&lt;/strong&gt; &lt;strong&gt;masterful services of this Loan Originator, Please call 484-995-1024&lt;/strong&gt;&lt;/p&gt;    </content>

&lt;p&gt;Hey some of these tips were given to me by others and some I thought of based on experience.&amp;nbsp; These tips are great for Realtors trying to sell in this down market.&amp;nbsp; If you&amp;#39;re FSBOing it then perhaps only a few of these ideas would apply, but any help is good help, Right?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;In you ads, ALWAYS:&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Mention the price of the home.&lt;br /&gt;&lt;/strong&gt;This works for Price ranges too.&amp;nbsp; Buyers will think that a place is too expensive if the price is left out.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Always Give a Location.&lt;br /&gt;&lt;/strong&gt;We&amp;#39;ve all Heard of &amp;#39;Location, Location, Location!&amp;#39; This is because its one of the biggest factors in a buyers decision making process.&amp;nbsp; They want to know about school district, if they are near work, major roads, shopping, hospitals, etc.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Feature the Home with Multiple Quality Photos******&lt;br /&gt;&lt;/strong&gt;My partner, Tom preaches this one almost daily.&amp;nbsp; The photo draws your eye to the ad- DUH.&amp;nbsp; And in this age of digital photos, there&amp;#39;s NO EXCUSE for not having at least a few Pictures. (Even just one doesn&amp;#39;t cut it anymore)&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Create a Headline that grabs the buyer&lt;br /&gt;&lt;/strong&gt;This is the reason the buyer reads on so make it good.&amp;nbsp; If the house is huge and that is its best feature you could say, &amp;quot;SOOOOO BIG&amp;quot; or &amp;quot;S-T-R-E-T-C-H&amp;nbsp; O-U-T!!!&amp;quot; or even &amp;quot;Bring your Tape Measure!!&amp;quot;&amp;nbsp; Get it? Good.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;AD Copy: List main ammenities&lt;br /&gt;&lt;/strong&gt;Remember to keep the ad Positive!&amp;nbsp; Don&amp;#39;t start listing why others might not have liked it or what needs to be fixed or replaced that is what the seller disclosure is for, besides you want to get them in the door first and perhaps most importantly, let them create their OWN impression.&amp;nbsp; So Keep it simple and list the good things: &amp;quot;New Sunroom in 07, Updated Electric in Garage, Master Suite hosts private balcony.... &amp;quot; &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Logos, Slogans and Headers should be consistant&lt;br /&gt;&lt;/strong&gt;Ok so this one is mainly for the Realtors, unless you&amp;#39;re an invester that commonly sells without an agent (Why you would ever do that I don&amp;#39;t know...)&amp;nbsp; Basically if you&amp;#39;re consistant in all of your advertising people will recognize you and that helps build trust.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Think like a Buyer&lt;br /&gt;&lt;/strong&gt;Everyone is different.&amp;nbsp; Communicate to the needs your buyer would most likely have.&amp;nbsp; Its the &amp;#39;Its all about YOU&amp;#39; idea.&amp;nbsp; &amp;quot;Hosting parties is no problem here as this 3000+/- Sqft condo is an entertainer&amp;#39;s delight.&amp;quot;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;The Seller knows more than they know they know&lt;br /&gt;&lt;/strong&gt;Ask them what motivated them to buy the house in the first place.&amp;nbsp; &amp;quot;Why is it special to you&amp;quot;&amp;nbsp;&amp;nbsp; Use these ideas to appeal to the new buyer.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Call to ACTION&lt;br /&gt;&lt;/strong&gt;Closing with a reason to call and ask the buyer to do it.&amp;nbsp; Simple.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Contact info a MUST&lt;br /&gt;&lt;/strong&gt;Well Duh, how would the buyer contact you otherwise.&amp;nbsp; Of course its always good to provide multiple options for the various buyer personality types out there.&amp;nbsp; List your Email, Website, Phone and Fax.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Of course don&amp;#39;t forget to check out MY website:&amp;nbsp; &lt;a href="http://www.iknowjackandtom.com"&gt;http://www.iknowjackandtom.com&lt;/a&gt; &lt;/p&gt;    </content>

    <title>Pottstown Grant Information; How much you can get for what</title>

&lt;p&gt;&lt;strong&gt;I have not been a lifelong resident of Pottstown though I know its a great town that is working hard to improve all of the time.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;One of the things the town offers is called The Homeownership Initiative Program. It pays up to $5,000 for home improvements.&amp;nbsp; This is something I took advantage of Since I bought after January 1st of 05. &lt;br /&gt;Now technically its not a Grant.&amp;nbsp; Its a SOFT LOAN.&amp;nbsp; It requires no payments and no interest as long as you occupy for at least 7 years.&amp;nbsp; Now if you leave before the 7 years is up then the amount you borrowed is prorated and the balance is paid back to the town at the settlement table.&lt;br /&gt;&lt;br /&gt;Its great for residents and Realtors alike.&amp;nbsp; The bennefit is obvious for a resident.&amp;nbsp; As a realtor I make sure all of my sellers know about the program and make sure its offered to all of my buyers as long as the home is in the &amp;#39;Core Redevelopment District&amp;#39; and is occupied by the buyer.&amp;nbsp; Maps and applications can be found at the borough website: &lt;a href="http://www.pottstown.org/economic-Information.htm"&gt;http://www.pottstown.org/economic-Information.htm&lt;/a&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;There are 2 other programs that should be noted.&amp;nbsp; One is the Facade Grant. It applies only to commercial buildings in the Historic District.&lt;br /&gt;This&amp;nbsp;&lt;em&gt;IS&lt;/em&gt; a Grant, though its a special kind.&amp;nbsp; Its a &amp;#39;matching grant&amp;#39;.&amp;nbsp; This means that if you put $1,000 into the improvement of the outside of your building, Pottstown will match it if your application is accepted.&amp;nbsp; The cap on this grant is $5,000. So if you wanted a $10,000.00 Improvement to the outside of your Commercial Building for half the price this is the Grant for you.&lt;br /&gt;&lt;br /&gt;The last program is the multi-unit version of the home-ownership initiative program that I first mentioned. Work with your real estate agent to map out the best path to achieve your objectives and set a realistic time frame for the sale.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Name your price.&lt;/strong&gt; Your next objective should be to determine the best possible selling price for your house. Setting a fair asking price from the outset will generate the most activity from other real estate agents and buyers. You will need to take into account the condition of your home, what comparable homes in your neighborhood are selling for, and state of the overall market in your area. It&amp;#39;s often difficult to remain unbiased when putting a price on your home, so your real estate agent&amp;#39;s expertise is invaluable at this step. Your agent will know what comparable homes are selling for in your neighborhood and the average time those homes are sitting on the market. If you want a truly objective opinion about the price of your home, you could have an appraisal done. This typically costs a few hundred dollars. Remember: You&amp;#39;re always better off setting a fair market value price than setting your price too high. Studies show that homes priced higher than 3 percent of their market value take longer to sell. If your home sits on the market for too long, potential buyers may think there is something wrong with the property. Often, when this happens, the seller has to drop the price below market value to compete with newer, reasonably priced listings.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Prepare your home.&lt;/strong&gt; Most of us don&amp;#39;t keep our homes in &amp;quot;showroom&amp;quot; condition. We tend to overlook piles of boxes in the garage, broken porch lights, and doors or windows that stick. It&amp;#39;s time to break out of that owner&amp;#39;s mindset and get your house in tip-top shape. The condition of your home will affect how quickly it sells and the price the buyer is willing to offer. First impressions are the most important. Your real estate agent can help you take a fresh look at your home and suggest ways to stage it and make it more appealing to buyers. * A home with too much &amp;quot;personality&amp;quot; is harder to sell. Removing family photos, mementos and personalized d&amp;eacute;cor will help buyers visualize the home as theirs. * Make minor repairs and replacements. Small defects, such as a leaky faucet, a torn screen or a worn doormat, can ruin the buyer&amp;#39;s first impression. * Clutter is a big no-no when showing your home to potential buyers. Make sure you have removed all knick-knacks from your shelves and cleared all your bathroom and kitchen counters to make every area seem as spacious as possible.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Get the word out.&lt;/strong&gt; Now that you&amp;#39;re ready to sell, your real estate agent will set up a marketing strategy specifically for your home. There are many ways to get the word out, including: * The Internet * Yard signs * Open houses * Media advertising * Agent-to-agent referrals * Direct mail marketing campaigns In addition to listing your home on the MLS, your agent will use a combination of these tactics to bring the most qualified buyers to your home. Your agent should structure the marketing plan so that the first three to six weeks are the busiest.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Receive an offer.&lt;/strong&gt; When you receive a written offer from a potential buyer, your real estate agent will first find out whether or not the individual is prequalified or preapproved to buy your home. If so, then you and your agent will review the proposed contract, taking care to understand what is required of both parties to execute the transaction. The contract, though not limited to this list, should include the following: * Legal description of the property * Offer price * Down payment * Financing arrangements * List of fees and who will pay them * Deposit amount * Inspection rights and possible repair allowances * Method of conveying the title and who will handle the closing * Appliances and furnishings that will stay with the home * Settlement date * Contingencies At this point, you have three options: accept the contract as is, accept it with changes (a counteroffer), or reject it. Remember: Once both parties have signed a written offer, the document becomes legally binding. If you have any questions or concerns, be certain to address them with your real estate agent right away.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Negotiate to sell.&lt;/strong&gt; Most offers to purchase your home will require some negotiating to come to a win-win agreement. Your real estate agent is well versed on the intricacies of the contracts used in your area and will protect your best interest throughout the bargaining. Your agent also knows what each contract clause means, what you will net from the sale and what areas are easiest to negotiate. Some negotiable items: * Price * Financing * Closing costs * Repairs * Appliances and fixtures * Landscaping * Painting * Move-in date Once both parties have agreed on the terms of the sale, your agent will prepare a contract.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Prepare to close.&lt;/strong&gt; Once you accept an offer to sell your house, you will need to make a list of all the things you and your buyer must do before closing. The property may need to be formally appraised, surveyed, inspected or repaired. Your real estate agent can spearhead the effort and serve as your advocate when dealing with the buyer&amp;#39;s agent and service providers. Depending on the written contract, you may pay for all, some or none of these items. If each procedure returns acceptable results as defined by the contract, then the sale may continue. If there are problems with the home, the terms set forth in the contract will dictate your next step. You or the buyer may decide to walk away, open a new round of negotiations or proceed to closing. Important reminder: A few days before the closing, you will want to contact the entity that is closing the transaction and make sure the necessary documents will be ready to sign on the appropriate date. Also, begin to make arrangements for your upcoming move if you have not done so.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Close the deal.&lt;/strong&gt; &amp;quot;Closing&amp;quot; refers to the meeting where ownership of the property is legally transferred to the buyer. Your agent will be present during the closing to guide you through the process and make sure everything goes as planned. By being present during the closing, he or she can mediate any last-minute issues that may arise. In some states, an attorney is required and you may wish to have one present. After the closing, you should make a &amp;quot;to do&amp;quot; list for turning the property over to the new owners. Here is a checklist to get you started. * Cancel electricity, gas, lawn care, cable and other routine services. * If the new owner is retaining any of the services, change the name on the account. * Gather owner&amp;#39;s manuals and warranties for all conveying appliances.    </content>

But this website is only for those in Pennsylvania. I am very willing to talk to anyone about this too. You also have to have some plan of action to resume your regular payments.&lt;br /&gt;&lt;br /&gt;Ok so here&amp;#39;s basically how it works.&amp;nbsp; You miss &amp;#39;x&amp;#39; number of mortgage payments and the mortgage company has not only changed thier tone with you but their frequency of calls has increased as well.&lt;br /&gt;&lt;strong&gt;DON&amp;#39;T PANIC and DON&amp;#39;T IGNORE the MORTGAGE COMPANY&lt;/strong&gt;... &lt;em&gt;they won&amp;#39;t go away&lt;/em&gt;.&lt;br /&gt;&lt;br /&gt;Talk to the Mortgage company and tell them your situation.&amp;nbsp; Communication is KEY.&amp;nbsp; Ask them if they have sent out an &amp;#39;ACT 91&amp;#39; letter.&amp;nbsp; This is a letter that basically states that foreclosure preceedings have begun.&lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;Time to Act!&lt;br /&gt;&lt;/strong&gt;Ok, so you have your letter.&amp;nbsp; You log onto HEMAP.org You find a nearby agency and IMMEDIATELY schedule your &amp;#39;Face to Face&amp;#39; consultation.&amp;nbsp; This important because as I mentioned above, this will legally STOP the foreclosure process because your application will be under evaluation.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;So what now?&lt;/strong&gt;&lt;br /&gt;The application must be completed.&amp;nbsp; This can be done while you&amp;#39;re having your face to face meeting with the counselor.&amp;nbsp; You will need the following items! Be Prepared- and Don&amp;#39;t procrastinate- the evaluation period is only 90 days.&lt;br /&gt;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Letter of Circumstance&lt;/strong&gt;: This explains why you couldn&amp;#39;t make your payments and what you are doing to resume payments.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;3 years of income taxes&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Proof that what happened to you really happened&lt;/strong&gt;: ie you missed work because you were in the hospital so you include a hospital bill.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Deed to your house&lt;/strong&gt;: you need to prove you own it.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Proof of insurance on the house&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Tax info for the house&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Your Act 91 Letter&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;At Least 3 statements from the mortgage company&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;3 months worth of Bank info: &lt;/strong&gt;you should prove you&amp;#39;re broke too.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;3 months of Utility Bills/statements&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Last 3 paystubs from work&lt;/strong&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div align="center"&gt;&lt;strong&gt;Any kind of proof of alternate income&lt;/strong&gt;: You raked Mrs. Jones yard, she signed the invoice.&lt;br /&gt;&lt;/div&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p align="center"&gt;That&amp;#39;s pretty much it.
