      <description>&lt;p&gt;My computer sold its self to the devil and went crashing down the stairs last night, I was in the middle of writing a letter of Intent, but I guess my computer had other plans......so now I have a second hand computer and no software.... is there anyone out there who can provide me with a blank letter of intent or tell me the best source to find one on the Internetor ?.... I understand this is not a real estate blog more than a request....so if the blog police tell me that I can not ask for this.... then I am sorry....       <description>&lt;p&gt;&lt;strong&gt;Green Products&lt;/strong&gt;, &lt;strong&gt;I found this company and I found out that they have the best green flooring for any green home. Bamboo, cork, and linoleum are considered renewable alternatives to standard hardwood and vinyl flooring. But tests show that some of these environmentally friendly options could disappoint you. Many of these floors&amp;nbsp;don'thold up to the usual spills, scratches, dropped plates, and sunlight. After putting on decks and watching the weather take it toll on pressure-treated decks, causing wood to wrap, crack and spit and over time, change colors. I found a tropical hardwood that never needs to be pre-treated with chemicals. The hardwood has a natural resistance to mold, mildew, decay and insects. One of the big issues that I understand with this group is that there goal is forest preservation. There staff in South American works closely with the local government under US and South American government authorization, replanting three-fold as they cut to assure a renewable product. This is about that tunnel.&lt;br /&gt;This is a fascinating look at a tunnel that was built in an &quot;escape proof&quot; German POW Camp, a tunnel which allowed 76 Allied POWs to escape.       <title>Can you tell me why?</title>
      <description>&lt;p&gt;&lt;strong&gt;Can you tell me why, that the young people of our society, no longer look to their Elders for advise, like they did in the old days.&amp;nbsp; I am part Indian, and back in olden times, the Elders, were know as the wise ones,&lt;br /&gt;and they were respected for their wisdom, collected over their life time and from their elders and their experiences in life.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My Father always taught us, to seek advise from the experienced.&amp;nbsp; Sure, we have&lt;br /&gt;still made our mistakes, mainly because, we thought we were right, but too proud to ask&lt;br /&gt;questions, from those that have been there and done that. I believe that those of experience are the best teachers. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One business, I have been in for over&amp;nbsp;25 years, is Real Estate, and have been successful, but like many, businesses, you learn the hard way.&amp;nbsp; After many years,&amp;nbsp;&amp;nbsp; new Agents, wanted to join my Companies, to learn the business.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;Some&amp;nbsp;&lt;br /&gt;were very successful, but others wouldn't learn.&amp;nbsp; Some things I learned the hard way but I the learned most,&lt;br /&gt;by asking questions, from the old heads, that had been in business for many years, reading a lot of articles, and schooling..&amp;nbsp; So after being in that business, for many years, I just can't understand why&lt;br /&gt;young people, who want to be in business, wouldn't want to be Mentored to.&amp;nbsp; I don't think many wouldn't&lt;br /&gt;consult a Doctor, if they had some health problems.&amp;nbsp; Businesses hire consultants, so tell me why some&lt;br /&gt;individuals, are reluctant to seek advise, about any venture or any other concerns.&amp;nbsp; I think that to be successful in sales, you must be likeable, like people, a good listener, quality inventory, know&amp;nbsp; what &lt;br /&gt;your completion has to offer, work hard for your customer, and find as close as possible what the customers&lt;br /&gt;want, even if you have to sell one of your competitors properties.&amp;nbsp; A piece of the Pie, is better than no&lt;br /&gt;Pie at all. Qualify customers, as to what they can really afford, so you don't try to oversell, listen to their&lt;br /&gt;stories, but don't let theirs remind you of one to tell them.&amp;nbsp; To them, their stories are 10 times, more important, to them. Try to find the closest match to their needs and possible.&amp;nbsp; If not available today, keep&lt;br /&gt;looking, keep the customers informed and above all thank them for their business. On the first contact,&lt;br /&gt;before getting down to business, do your best, to get to be friends, with a little good humor and&amp;nbsp; Chit Chat.&lt;br /&gt;People love to do business with their friends. &lt;p&gt;Over the past many months I have been working with developers,&lt;br /&gt;designers, Springfield Employees, Boards and Commissioners, and&lt;br /&gt;Councilmembers in order to evaluate the submittal, review, and&lt;br /&gt;approval process of various Springfield Departments, Boards, and&lt;br /&gt;Commissions. Upon the completion of this review and analysis, a&lt;br /&gt;complete report will be given to the Office of the City Manager&lt;br /&gt;detailing areas, which need to be improved as well as the&lt;br /&gt;identification of functions that are presently working well.&lt;/p&gt;

Green Buildings are recognized as a better investment than non-green buildings. two recent studies show that green certified buildings out perform peers in occupancy rates, sale prices and lease rates. The average Leed certified building uses 32 percent less electricity and 36 percent less total engery than a standard new building. Water usage in Leed cerfified buildings is on the average 30 percent less than non-Leed buildings.&lt;/p&gt;

      <description>&lt;p&gt;On the brighter side, I see a bottom coming very quickly. It CAN'T get any more pessimistic than this. The collapse of markets worldwide, a worldwide depression, LOL. Every individual who is getting out should be out by Friday. Give it another 3-4 months after that for funds to sell off what they have to and we should have a solid bottom in by early Feb. By March 1, the world will turn&amp;nbsp;turns into a better place for all to enjoy the fruits of there investments again. Real Estate is not down and out, it is starting to pickup stream again, I feel good about the future of our country and the real estate markets ahead. So, turn off the TV's and recycle the&amp;nbsp;news papers and let's get back to doing business again and relect no oneeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeeee....&amp;nbsp;&lt;/p&gt;</description>

As a broker, we have the ability to analyze the options and fit the proper methods to obtaining a sustainable outcome. You will not lose your license(the biggest fear with the psyche of an real estate professional)trying to be innovative. Real Estate people lose their license over other issues, not being licensed in the first place, practicing outside their license restrictions, etc. Professional review boards do not have an enformcement action for creativity. &lt;/strong&gt;&lt;/p&gt;

Every developer has a deadline, time is the king for all projects, the development team can not afford to leave the Real Estate person off of the project until the end.       <description>&lt;p&gt;Last week I wrote up a contract for a young couple who was looking forward in buying there first home.....the offer was a few thousand less than the ask, now the issue, after discussing the offer with the seller, I was asked to write a counter for a dollar amount that would be approved by the seller, based on being blessed by the bank. Now, the real question is where is the seller? I can not find the seller,&amp;nbsp;she will not answer&amp;nbsp;her phone or return my (20) plus calls.&amp;nbsp;&amp;nbsp;&amp;nbsp;I have&amp;nbsp;faxed the seller the contract and still no reply.&amp;nbsp;She understands that there is only&amp;nbsp;few days left before the property goes into foreclosure. Does the seller take a few thousand dollar lost? or does the seller let the home go into foreclosure. What a mess. Question for all, what would you do?&lt;/p&gt;
&lt;p&gt;I feel sorry for the young couple with two smaller childen who deserve this beauiful home. I dont care about the commission at this point. I want this home for this loving mother and father. I want there dreams to come true.&lt;/p&gt;

For the week, interest rates on government and conventional loans fell by about 1/4 of a discount point.&lt;br /&gt;The producer price index Tuesday will be the most important event this week. Housing starts and leading economic indictors data will be carefully watched. Look for oil prices and the strength of the US dollar to continue to factor into trading.&lt;/strong&gt;&lt;/p&gt;
