Just back from the trenches after a few days of trying to find the perfect house for my buyers, I've got to speak my mind! We spend so much time trying to gain access to homes that it made me wonder if the sellers who are trying to sell these homes had any idea of how difficult it was on our end!
Let me state, my clients are motivated, qualified and soon to be homeless. This was not a fire drill for them, they came prepared to buy with a checkbook in hand.

Ask to review the MLS Listing sheet as soon as it is available. Check your agent's work. That means don't just look for mistakes but look for what is missing. We love to know lot sizes and whether or not you have a basement, fireplace or other desirable goodies. Your agent most likely will appreciate your added suggestions, I know my buyers will also.
Brochures in the box are very helpful, particularly when we find a neighborhood we love and we want to know if we can afford your home. Yes, I can call or use my iPhone to access MetroList, but jumping out of the car is not only quicker it gives us some exercise!
Please don't play "Let's Make a Deal" with the showing time. I so wish I could honor your privacy and show up within a small window of time, but I have little control over clients who go either too slow or too fast and also decide to look at several unscheduled homes along the way. I promise to do the best I can. Remember the wise saying that goes like this, "Make it easy to business with me and I will do business with you."
Don't lock the storm door when the lock box in on the interior door. Houdini I'm not.
Shovel your walk. Park your pooch. Hide the kitty. We love them, but we want to be safe.
Some real estate showing services are awesome and others well we wondered if they exist. Be a secret shopper and try to set a showing on your home. If you have a problem, you can just imagine we are too. With the amount of homes on the market it is easy to skip over yours if the service isn't up to par.
Now that I've gotten that off my chest there are quite a few things we appreciated...
Bottled water is always a hit. Often times we hadn't had a drop to drink in hours.
We love the aroma of fresh baked cake/cookies. Sometimes dishes were even left out for us. Not required of course but duly noted. Thank you!
Full brochure boxes and all the disclosures are very important and helpful. Everyone likes to read about what they are buying.
Clean homes.
Parked dogs, kitties and shoe covers.
We enjoyed viewing the home's photo albums from the variety of seasons.
Utility bills are oh so critical when crunching the numbers.

Clearwater Beach Real Estate is excited to be one step closer to having our first ever five star beachfront condo resort - The Sandpearl Resort is located at the corner of Mandalay Avenue and Baymont Street. For the first time in 25 years the Tampa Bay area has an new Resort Hotel on the beach and they've set out to deliver the ultimate resort destination.
The Sandpearl Resort was built where the old Clearwater Beach Hotel stood since 1917. The good news is that the history of the Clearwater Beach Hotel didn't end when it closed down 2 years ago.
The old hotel's bar was salvaged, restored and placed on in the Sandpearl's beachside tavern.
Our family was having dinner at one of our favorite beach restaurants, Bobby Heilman's Beachcomber,the other day and afterwards knowing Sandpearl was getting ready to open we took some new shots of the Sandpearl from the front and from the beachside.
It gives you a feel for why this resort will have such appeal. It has world class beaches and amazing sunsets.
What a great Gulf view - especially at sunset. They are still finishing the condos but the hotel is open and ready for visitors - just in time for Labor Day.
We've enjoyed seeing the Sandpearl go up since it is located just 2 short blocks from our office on Baymont Street. Sandpearl is located next to the Mandalay Beach Club luxury condo development. Both developed by JMC Developers.
The Sandpearl Resort (made up of the Hotel and Condo-Hotel) and Sandpearl Residences (the 116 Clearwater Beach Condos) are in a great location within walking distance of Pier 60 and their nightly activities, as well as, fishing from the functional pier. It is only about a mile's walk to Caladesi - which many believe will be named Best Beach in the United States next year. It has been recognized as a top beach for several years running now and is only accessible by foot from North Clearwater Beach or by boat.

You have probably heard it is hard to get a Clearwater home loan with all of the problems with sub-prime mortgages, and the tightening of lending rules, so here is an update on home mortgages this summer.
Yes, you can get a home mortgage in the Tampa Bay area now, but it is important to understand what is going on in the home mortgage market, and to know that rates may vary widely.
Basically, the problem with home mortgages in Clearwater and around the country this year is that there is a liquidity crisis for some mortgage companies, and I am afraid antidepressants won't work with this one...LOL. Some mortgage companies have gone out of business and many others are hurting.
Tampa Mortgage Liquidity Market Report
To understand the mortgage liquidity crisis, it is important to understand how the home mortgage system works, so here is a brief overview:
When you buy a home, the bank (or mortgage company) loans you the money. The bank then sells your mortgage to an investor like Fannie Mae or Freddie Mac, in the secondary mortgage market. In the case of these two investors, they buy mortgages under $417,000 (conforming mortgages). The money your bank gets from the investor is then used to provide a mortgage to another family buying a home. Simple cycle, right?
Okay, now for the next step. The investor who bought your mortgage from the bank, in the secondary market, didn't just buy your mortgage, but probably bought 5,000 to 10,000 mortgages at once. These investors package the thousands of mortgage together and resell the package to other investors who are looking for stable investments with solid returns (bonds).
So, if these investors are looking for stable returns on their investment, then what happens if the foreclosure rate goes up? You guessed it, the investors stop buying this type of investment and the mortgage system grinds to a halt, and the bank doesn't have any money to lend to home buyers.
At this point, we are not seeing a major overall shortage of money in the system, but there are companies who have written some bad loans in the past and they are having problems selling their mortgages. This means they do not have as much money to loan to new home buyers. You can tell who they are by the interest rates they are charging. For example, just compare mortgages from at least three companies when you shop, and you might see an almost 1% difference between the rates ( e.g., 6.2% to 7.2%).
In summary, there are lenders who are lending money for home mortgages and have great rates because they have been consistent producers and have low foreclosures rates, so if you are looking for a stable company with good rates, then call an experienced, honest professional like Leah Ross at AmeriFirst. Clearwater Beach Luxury Homes - The Good, the Bad and the On-Going Battle
The Good- For years snow birds and others could rent their Clearwater Beach neighborhood homes out for usually a week at a time when they weren't using them, particularly on North Clearwater Beach in the Mandalay and Carlouel subdivisions.
Beach Investment Homes - Then and Now
For example, in the late 1990s a 1950's 2 bedroom 2 bath 1600 concrete block ranch beach home was going for around $120,000 - imagine 7 years later in 2004, that same home sold for $400,000 and then in 2006 it was going for over $600,000.
It is easy to see why when Clearwater Beach home prices started rising it became more attractive for real estate investors to purchase these affordable houses and rent them to help cover their costs. Short term rentals brought the most money per day.
Life was good and investors benefitted from quickly rising property values. (Remember this rent also helped cover their escalating property taxes and insurance costs)
Now while that sounds great, realize that annual property taxes are only capped in Florida one one full time homestead residence so property taxes rose for investors and snow birds from $2,000 a year in 1996 to @$8000 a year in 2006.
In this same period we've seen beach homeowners and flood insurance skyrocket as well. So if you owned a vacation home or investment property on Clearwater Beach 10 years ago the monthly taxes and insurance on that home was about $400/month. Now 10 years later the taxes and insurance alone are over $1000/month and that's before you pay any principal and interest on these homes.
Pro for Short Term Clearwater Beach Rental Homes
These 3 and 4 bedroom homes were often great alternatives for large families looking to vacation together in Clearwater Beach and offered a good option to limited hotel or condo options for families back then.
The Bad - Clearwater Party Homes and Parking Problems
Some full-time beach home owners had bad experiences with renters coming in and "partying" in their quiet, upscale residential neighborhoods. Understandably, who wants people partying until all hours next door when you have to go to work in the morning. The other concern was parking of additional cars in an area with limited extra parking.
I can personally tell you that in the 10 years we lived on North Clearwater Beach we never experienced this ourselves and we had a home next door and one across the street that was frequently used for short term rentals.
Many full time home owners and residents, led by the Clearwater Beach Association (CBA) took their complaints to the City Council. When they raised the issue the City realized that Clearwater's Codes back then were not clear in banning these short term rentals. The battle began...
The Legal Battle: Luxury Homeowners vs City of Clearwater
Round 1: When the City of Clearwater began it's re-development Master Plan a few years ago they decided to take steps to permanently close the loop hole and ban short term rentals in residential neighborhoods. When this happened 31 home owners, many of which were investors files a lawsuit challenging the new codes and requesting "grandfathering status" as allowed by the City. Many felt they had purchase property under the old rules and to change the rules midstream caused them severe financial hardship and a significant loss in their real estate property values.
Round 2: This battle went on for over 2 years and in April of this year, Judge Nellie Khouzam ruled in favor of these 31 property owners and allowed their properties to be grandfathered to allow them to do short term rentals as long as they continued to operate in that capacity.
Round 3: This week the Clearwater City Council voted unanimously to appeal the judges decision. At this time there is no date set for a trial but the battle continues - stay tuned for Round 4.

As of August 27, 2007 there are currently 337 Gulf front Condos and Homes for Sale in the 33767 zip code which covers Clearwater Beach to Sand Key.
The prices range from a high of $6,750,000 for a waterfront Luxury Home down to $269,000 for a 1/1 beach front Condo at the Regatta Beach Club located on North Clearwater Beach. The current cost of having this renown beach at your back door is $300/sq ft to $800/sq ft.
What's sold lately on Clearwater Beach & Sand Key's Beach front?
3 Condos are currently Active with Contracts. 1 unit in the Cabana Club Condo on Sand Key, 1 condo unit in the Regatta Beach Club on North Clearwater Beach and 1 unit in Bella Rosa on Sand Key. Prices ranged from just under $600,000 to $1,400,000.
There are currently 16 beach front condos Pending to be sold which include 14 on Clearwater Beach, 12 at Chateaus on White whose asking prices ranged from $1.3 million dollars to $1.85 million dollars; 1 at the Clearwater Point Condos for $325,000 and 1 at Nine Cambria Condo for just under $700,000.
2 condos are pending sales on Sand Key and their asking prices were $499,000 and $599,900 respectively. 1 at Sand Key Condo South and the other at Clearwater Sand Key Condos.

We are seeing the time it takes to sell a Gulf front - Beach front - Ocean Front Condos coming down some. People often ask us is now a good time to buy. We've gone from a high sellers market one year ago to a strong buyers market but beach property is a unique item and demand stays strong.

1) Just like you learned in Scouts - Leave no Trace behind - if you brought it with you take it out or throw it away; 2) Use the Public Restrooms - this helps keep our water quality good and clean; 3) Stay on the trails and off the sand dunes - the sea grass and ground cover on the dunes is an important part of preventing erosion of our beaches. Clearwater provides many pubic beach access places for this reason; 4) Use the showers and wash off before entering the beaches - again keeping our water quality high; 5) Respect the wildlife and habitat - everything has a purpose and supports part of the beaches life eco-cycle; 6) We have many dog friendly beaches in Pinellas County - remember to do your part and pick up after your pet and keep our beaches sanitary; 7) Participate in different ways like our periodic Beach Clean Up days and more. He evaluates more than 650 beaches throughout the United States and judges them based on 50 critieria that fall into 4 main categories:
Physical Factors such as softness of the sand, waves - number and size;
Biological Factors such as color and water condition;
Presence of wildlife;
Human Use and Impacts such as lifeguards, great views and traffic."

It's a family owned establishment and it's been around for years. It is located right on the sugar white sands of North Clearwater Beach.
It is located across from the Clearwater Beach Recreation Center, Pool and Tennis courts. There is also a public boat dock where on a first come first serve basis you can tie up and enjoy this beachside grill.

They always have live music on the deck and great casual seafood and specialty drinks - my favorite is the Grouper Sandwich.
Looking for a great place to watch our lovely Sunsets - this is prime Clearwater Beach real estate. And when the sun goes down - the fun still continues at the Palm Pavilion with music and dancing and even an occasional walk on the beach.
Enjoy the large wrap-around outside bar along their Key West style building gives lots of room for everyone to mingle and dance.
