Lindenhurst NY Short Sales - Three Little Words That Pack A Punch - 10/23/11 10:10 AM

Lindenhurst NY Short Sales - Three Little Words That Pack A Punch
Communication, communication, communication. I can't stress enough how important communication is from the listing agent to the buyer's agent. From the buyer's agent to their buyers. From the buyers to their attorney.
Lack of or no communication will kill a Lindenhurst NY short sale deal. The buyers will run like the wind and find another home to purchase. It's that simple and who can blame them?
I can't tell you how many times I hear an agent saying that their buyers walked from a Lindenhurst NY short sale … (4 comments)

Topeka Kansas Sacrificing Battered Women To Save Money - 10/12/11 04:44 PM
Sacrificing Battered Women To Save Money
It has taken many, many years for battered women to be taken seriously. Women have died and continue to die because of domestic violence. Years ago, the police would do nothing about it.
Now, Topeka, Kansas wants to not prosecute domestic violence cases in order to save money. Isn't that beyond shameful?
As of this writing, they have repealed it. Why was it even brought up to begin with? Something like this is a travesty. Battered women are demeaned as it is. Why make it worse by thinking about not prosecuting domestic violence cases?

Direct Postcard Mailing Works! - 10/12/11 10:40 AM
Direct Postcard Mailing Works!
Direct postcard mailings do work only if you are consistent. I got the following listing because of it:

The listing was a 1 bedroom coop unit in West Babylon NY. Sold it in 72 days. If I didn't send postcard mailings there every other month, this homeowner wouldn't have known I existed even though I used to live there and moved out 4 years ago. He had no idea I was in real estate until he received one of my postcard mailings. And, he also hired me to help him buy a new home.
It costs … (8 comments)

This Little Guy Cooperated For The Photo Shoot!
Last week I was working from home and kept hearing "animal" noises outside. I went onto my deck with my camera and listened to where the sound was coming from. I put the camera on digital zoom and found this squirrel just sitting in the tree making his voice known. Not sure why he was making sounds. He wasn't eating and his tail was up against his body which means he didn't feel in danger. I looked up what their different sounds mean: Common Sounds Squirrels Make
By looking at that list, he … (5 comments)

Wordless Wednesday - We Do Have Beautiful Sunsets on Long Island

I took these photos from the front of my home last week. It's rare to see sunsets like this. I've always admired how beautiful sunsets are in other parts of the country. Our sunsets and surises on Long Island are more beautiful to see on the Eastern end of Long Island where the land is more low lying and of course from the beach.
So much for wordless wednesday!

New Construction Homes For Sale in Nassau County - 10/11/11 11:00 AM
New Construction Homes For Sale in Nassau County

When buying a new construction home in Nassau County, you still need to do a home inspection. Just because it's new doesn't mean it's perfect. No home is perfect. Builders generally use sub-contractors for drywall, electric, heating and cooling, carpentry, etc. A home inspection could pick up flaws that were made during the construction.

But, some builders across Long Island have excellent reputations for the quality of the homes they build. Getting a home inspection is up to you.

Long Island Distressed Properties - The Invisible Seller - 10/05/11 04:49 PM
Long Island Distressed Properties - The Invisible Seller
When you buy an REO/distressed property, there is still a seller involved. It is not the person that defaulted on the mortgage. It is the bank/Asset Manager.
When you make an offer on a Long Island distressed property, that offer goes to the Asset Manager via the listing agent. Then it goes to their Manager. If your offer is accepted, you do the home inspection. If the inspection report is acceptable to you, you move forward and sign the contract. Then you start the mortgage process as normal. Here is where buyers … (5 comments)

As always, there were a ton of food vendors. I ate so much junk but isn't that the fun part of the Oktoberfest?!?!? Gotta love those funnel cakes!
We also had raffles for people to win Mums. We deliver them to the winners and I have 7 to deliver today. Woohoo! All in all we had a great time!

Lindenhurst NY Distressed Properties - Giving Buyers More Choices
Back in June 2011, I met with a new first time home buyer. He was looking to purchase a coop in West Babylon. We looked at a few and made an offer on one but it already had an accepted offer. Onward and forward.
At our first meeting, I presented information about foreclosures in Lindenhurst NY and West Babylon just in case a coop would not work out. I'm glad I did. We saw a few and most needed work. He wasn't afraid to do work as long as the house … (1 comments)
