Buyer's agents are the biggest roadblock to closing a short sale. Buyers, if you've been writing offer after offer on those short sales without success, perhaps it's time to fire your agent. I'll probably get a lot of grief for saying this, but that's the way the cookie crumbles or the pooper-scooper scoops, pick your metaphor.

As a Realtor, I do open houses for clients and also other agents as a favor when they are stuck.
New York State requires us Realtors to give buyers the Agency Disclosure form to let them know that Realtors work for the seller, what a Buyer's Agent is and it also explains Dual Agency.
I am amazed at how many consumers do not understand what this all means. They automatically think they are signing a contract. It is NOT a contract.

When you decide you want to work with a Licensed Real Estate Agent, they are going to ask you to sign a Buyer's Broker Agreement. Now, don't let that document scare you. You can even bring it to your Real Estate Attorney to have them look it over before you sign it. But make sure that person only practices Real Estate Law or else another attorney will not understand like a Real Estate Attorney will.

When a real estate agent represents a seller, they have their best interests at heart. It's the law. There is no way that agent can represent the seller and a buyer that has no agent at the same time. It's called Dual Agency. That agent can help the buyer by steering them in the right direction about mortgages and such, but that is it.
