Someone on my facebook posted a link to a live stream of the Decorah Eagles nest. There are 3 eggs getting ready to hatch. One already has a hole at the top. The mommy and daddy eagles switch positions throughout the day. When that happens, you can see the eggs and the one that has the hole, you can see the baby moving around.

As you can see from the chart, short sales started booming in 2009. More short sale homes in Lindenhurst NY closed in 2009. Meaning, 33 were listed then and 24 closed. Not a bad ratio.
But, with more job losses since then, the banks are flooded with short sale files on their desks and that is why I haven't seen a short sale home close in less than 90 days.
In 2010, 55 homes were listed as short sales in Lindenhurst NY and 30 closed. 30 is better than nothing.

I have buyers I'm working with in different price points. The buyers that are prequalified up to $300K are finding that the homes they are seeing need a good amount of work. These homes are out-dated and just need cosmetic work. No gutting. There are a ton of these homes on the market (buyer's market).Then I have buyers that are prequalified above $350K. It's a buyer's market. That means there are so many homes on the market that buyers do have choices.
I am finding that good, solid homes in the low to mid $300's are selling. My buyers are realizing the same thing.
We made 2 offers on 2 different homes and there were already 2 accepted offers on them. But, one home was very overpriced so I told the listing agent to bring our offer to the seller.
Their counter was so little that my buyers walked based on my advice.
