Is It Attitude, Name Recognition, Or Both? Things have finally calmed down after switching brokerages. At least the moving in part has. A few months before switching, I do remember not being myself. After knocking on hundreds of doors, a few thousand phone calls, holding open houses for other agents, getting out there and meeting people, going through 4000 business cards in 5 months, all with little results. That can make anyone not happy. I never brought those feelings to the table when I was with anyone. No one ever knew I wasn't happy except for my husband. So here

HOA Rules: Know What They Are Before Buying A Condo, Townhouse or Co-Op HOA means Homeowners Association. There are rules put in place to keep the condo or townhome development consistent like the outside of each home are the same color vinyl siding, the outside of the front doors have to be the same color, etc. I find this not to be a big deal. Where I live there are 12 townhomes so things are more relaxed here. My development is 14 years old so repainting the outside front door with the original color is impossible. Painting it close to

First Time Home Buyers - What Do You Mean My Job Is Done? I am currently working with a wonderful couple who are first time home buyers. They were approved for an FHA mortgage and wanted to purchase a condo in the Ronkonkoma area of Long Island where they are more affordable. But, a 40 minute commute at minimum to both their jobs and that is just one way! Then I got the bright idea of maybe they can afford a co-op since they are cheaper and there are a lot of co-op developments that are closer to their jobs.

I had the pleasure meeting a newly married couple this past Thursday night for a little over two hours. Didn't feel like two hours though because it went fast! And it's probably because we connected right away and they were super nice to say the least! And they were so adorable together :) They are first time home buyers. Not sure what they want. Single-family home? Condo? Co-op? Foreclosure? I advised them to get pre-approved for a mortgage first so they know what their price range will be and we can take it from there. As I was perusing my local MLS online last night trying to find condos and co-ops so I can knock on doors and say hello, I came across a two-family home in the midst of all these condos and coops. I had to look at the listing three times because I was in such disbelief that a HOUSE listing was in the middle of all these condos and co-ops. It was obviously misplaced which shouldn't happen. He listed his home in July! So, by MLS rules, I cannot, as a Realtor, try to get him to list his home with

Coops On Long Island Are Still Affordable I owned a co-op for 7 years. I was newly divorced and didn't want the whole large property thing. That would mean spending less time with my then 7 year old son and more time mowing, weeding, and shoveling snow, which is not exactly one of my favorite past-times to begin with. With co-ops, you own shares, not the unit and property.Co-ops do well on Long Island because empty-nesters also want to do less maintenance.
