Iphone 4 is Out Next Week...For All Realtors

Next Thursday, June 24th, 2010, the new Iphone 4 becomes available and once again I have to recommend this phone to all Realtors. There are several features that will be on the new phone and I will highlight a few here that I believe are essential to those of us working out in the field.

Video Calling....Apple calls this Face Time and it is basically the ability of two new Iphone 4's to talk to each other and to see each other or to see what one of the callers (like a Realtor) is looking at (like a live view of a home for sale)!!!!!This will initially only be available over Wi-Fi but soon it will work on the 3G network.

New High Resolution Display...Apple’s new “Retina Display” apparently has boosted pixels so high that your eye is unable to distinguish individual pixels. If nothing else, this is undoubtedly the sharpest, most high-res screen specs of any phone on the market today at 960 x 640 resolution on its sizey 3.5 inch screen. Photos and websites on this screen are going to be amazing!

New and Bigger Battery...Look for 7 hours of 3G talk time.
5 Megabyte Camera....up from 3 megabytes on the 3G model and 2 megabytes on the first one.
720P High Def Video Camera....also movies can be edited in phone (with $4.99 purchase of iMovie app) and emailed from the phone to your client!
Stainless Steel Body... with "unbreakable and scratch proof" glass on the front and back!
24% Thinner...compared to the previous model.
New and Cheaper Usage Plans...There is a $15 and a $25 data plan and no longer a $30 unlimited monthly plan, so if you don't surf too much you can actually save $15 each month from the previous phones.

Every Realtor Needs an Ipad!

This months introduction of the iPad has taken the ideas behind the iPhone and the compact efficiency of a netbook to create what promises to be an essential tool for anyone with their real estate license. Not only does the iPad have everything you could need right there at your fingertips, it also looks really cool.

All of the apps currently available on a real estate agents iPhone are also available on the iPad, and new apps are becoming available every day. One highly anticipated app will have state approved contracts for real estate transactions allowing you to use your iPad to pull up a contract, fill it out, and have that contract signed online. Fully executed contracts can be emailed to all interested parties from right there. Currently in SC we use zip forms, but there is no online way to sign these forms without printing and re-scanning.

The technology offered by the iPad is quite impressive, especially to potential clients. Touch screens and 3G wireless internet capability from almost anywhere is a fantastic way to knock your clients socks off with the wealth of information available to you with the gentle touch of a finger. Instead of scheduling meetings with clients that may require days to synchronize schedules for can be done on the spot with those clients that are also using the video chat technology. Every successful real estate agent and broker understands that time is money. Having the ability to have that online meeting right now instead of waiting days or weeks translates into faster closings and happier clients.

Something widely underused by many established real estate agents is video on their websites or social media sites. The newest agents that are just receiving their real estate license are going to be using all of the latest technology available to help them stand out in the crowd. Seasoned real estate agents are going to have to get on board as clients become more and more technology savvy. Many potential clients do a great deal of research on the real estate market, and well as the agents themselves, using the internet. If you cannot set yourself apart from the masses marketing yourself, clients will think you cannot effectively market their home.

The price point of the iPad is comparable to many standard laptops and surprisingly significantly less than other notepads with touch screen technology and Wi-Fi capabilities. Even at its introductory price of between $499.00 and $829.00, the iPad is competitively priced, and those prices are likely to go down even further by next year to between $199.00 and $299.00, roughly equal to the current price point of a netbook. Sometime in early May, 2010, the iPad with 3G will be available, and this will be one to have, as agents can't be tethered to facilities with Wi-Fi and need the 3G capability and freedom.

Homebuyer Tax Credit

First-Time Home Buyer Tax Credit Eligibility

Q. What are the basic eligibility requirements for a first-time home buyer?

To qualify for the first-time home buyer tax credit, you cannot have owned a home as your principal residence in the three years prior to closing.

Q. How much is the first-time home buyer tax credit?

The first-time home buyer tax credit is 10% of your purchase price up to $8,000.

Q. I bought a home once before, but sold it years ago. Do I still qualify as a first-time home buyer?

For the first-time home buyer tax credit, you qualify as a first-time home buyer so long as you have not owned a primary residence in the past three years prior to closing on your new property. So if you owned a home in the past, but sold it more than three years ago, you would qualify as a first-time home buyer.

Q. Can I qualify as a first-time home buyer if I rent my primary residence, but own an investment property or vacation home?

Yes, you could still qualify as a first-time home buyer. Even if you own property, you are still eligible if you have not used that property as your primary residence within the prior three years.

“Step-Up” or Long-Time Homeowner Tax Credit Eligibility

Q. Can I get a credit if I currently own a home?

To qualify as a long-time homeowner, you must have owned a home that you lived in as your personal residence for five consecutive years out of the previous eight years prior to closing.

Q. Can I get the tax credit if I lived in one home for four years, sold it, and then immediately bought and lived in another home for the last two years?

You would not qualify. In order to be eligible for the long-time homeowner tax credit, you must live in the same home for five consecutive years out of the last eight.

Q. Can I get the long-time homeowner credit if I otherwise qualify, even if I don’t sell my previous home?

Yes, the law does not require that you sell the home that you lived in for five consecutive years out of the last eight years. You can keep title to it. However, you have to make the qualifying home your principal residence, so you can’t live in the prior home.

Q. Can I get the credit if I owned one home for ten years, and my current home for three?

No, to get the long-time homeowner home buyer tax credit, you must have lived in your current residence for at least five consecutive years out of the last eight.

Q. Can I sell my current home, and buy a less expensive home, and qualify for the “step-up” tax credit?

Yes. The term “step up” is misleading, because nothing in the law requires that you have to “step up” in value. You do not have to buy a more expensive home. We try to use the term “long-time homeowner tax credit” to make it clear how the credit works.

Income Qualifications

Q. How much can I make and still qualify for the tax credit?

The tax credit is only available at certain income levels: up to $125,000 for single filers and $225,000 for joint filers. The income limits are the same for both first-time home buyers and long-time homeowners. If you make within $20,000 of those limits, you can still qualify for a partial tax credit. But if you make over $145,000 for single filers or $245,000 for joint filers, you are not eligible.

Q. How do I figure out my “modified adjusted gross income” or “MAGI”?

You really should talk to your accountant about it, but generally speaking, your MAGI is what we all colloquially think of as our “income” – wages, salaries, interest income, dividends, and capital gains. Your MAGI also includes certain foreign income, but very few people have that. Note that your MAGI will be reduced by certain deductions such as alimony, but not the ‘below the line” itemized deductions that are on Schedule A of your tax return. Since your MAGI is very close to the “adjusted gross income,” or “AGI,” you can check your last tax return to see what you make: the AGI is the last number on Form 1040or 1040A.

Q. How is the partial credit figured?

The partial tax credit is available for taxpayers whose income is within $20,000 of the income limits: so up to $145,000 for single filers and $245,000 for joint filers. If your income is within that “phase out range,” you get a partial credit based on how much of your income is within that range. For example, if your MAGI is $130,000 as a single filer, that means you’re $5,000 into that $20,000 range. That’s 25% of the range, leaving 75% still in the range. So you would get 75% of the tax credit you’re entitled to: $6,000 if you’re a first-time home buyer (75% of $8,000) or $4,875 if you’re a long-time homeowner (75% of $6,500).

Deadline Issues

Q. When do I have to be in contract?

In order to claim either first-time home buyer tax credit, or the long-time homeowner tax credit, you have to be in contract by April 30, 2010. This is a hard deadline, with no extensions.

Q. When do I have to be in closed?

In order to claim either first-time home buyer tax credit, or the long-time homeowner tax credit, you have to be closed by June 30, 2010. This is a hard deadline, with no extensions.

Q. What if my closing is delayed because of problems with appraisals, attorney delays, etc.?

It doesn’t matter. The IRS has been very exacting with the deadlines. If you don’t close by midnight June 30, 2010, you will not be able to claim the tax credit.

Q. What if I was already in contract at the time the law was passed in November?

It doesn’t matter when you went into contract, so long as you are in contract by April 30, 2010. So long as you otherwise qualify, and close by June 30, 2010, you will get the tax credit. Obviously, a number of people who got into contract without realizing they were going to be eligible for the tax credit are going to get a windfall.

Q. What if I was not eligible for a tax credit on the law prior to November 2009, and closed before the new law? Can I get a tax credit?

No, the law only applies to closings after November 6, 2009, and before June 30, 2010. If you closed on November 6, 2009 or earlier, and did not qualify for the tax credit at the time of your closing, you cannot get the new tax credit.

Buying with Someone Else

Q. If I am buying with someone else, and we both qualify, do we get two tax credits?

No, the tax credit is allocated according to the purchase, not the number of purchasers. So if two people who both qualify purchase a house together, they would split the applicable tax credit.

Q. What if I qualify for the credit, but my spouse does not?

In order to claim either the first-time home buyer tax credit, or the step-up home buyer tax credit, both spouses must be eligible. So if you are eligible, but your spouse is not eligible for whatever reason, neither of you can claim the tax credit.

Q. What if my income is within the limitations, but my spouse’s income is above the limitations?

In that case, unfortunately, neither of you qualify for the tax credit. Both of you must qualify.

Q. What if I previously owned a home in the past three years, but my spouse never owned a home?

In that case, unfortunately, neither of you qualify for either tax credit. You are ineligible for the first-time home buyer tax credit because you owned a home in the past three years, and she is ineligible for the long-time homeowner tax credit because she never owned a home before.

Q. What if my wife and I just got married after living in separate homes, and both qualify for the long-time homeowner tax credit for our prior homes.

Unfortunately, you don’t qualify. In order for a married couple to qualify for the “step-up” home buyer tax credit, both spouses must qualify by owning the SAME principal residence. You each owned separate principal residences, so even though you both might qualify separately, you don’t qualify together.

Common Man's Dictionary to Real Estate Advertising

1 car garage: Sure, you can drive your Ford Escort into the garage but there is no room to open the door.

Advertisement: A tool used by business to get money out of people that don't have it for something that they don't really need.

And much, much more: Truthfully, nothing else comes to mind. But, we can't tell you that.

Auditor: Person that arrives after battle to finish off the wounded.

Bank: Loan shark.

Beachfront property: No hurricane insurance available at any price.

Bedroom in basement: The basement has a 1' by 2' window you might be able to squeeze yourself through as an alternative to burning to death in a structure fire.

Bright and sunny: No window treatments or venetian blinds are included because previous owners simply nailed Pikachu blankets to the window frames.

BRILLIANT CONCEPT: Do you really need a two-story live oak tree in your 30-foot stained-glass sky dome?

Broker: What buying a house is going to make you.

Budget: Written proof that you can't afford the things you want.

Build sweat equity: The house is not habitable currently and unless you plan on working your hind end off to make it livable, it would be easier to bulldoze this place and live in a tent.

Cape Cod: Stylized after a 74 yr old lobster fisherman's garage.

Cash Flow: The movement your money makes as it disappears down the toilet.

Cathedral Ceiling: You will go broke trying to heat this place. It would be easier to set fire to the couch.

Charming: Small. See also, "Tiny". Snow White might fit, but five of the dwarfs would have to find their own place. See also "Cute," "Enchanting," and "Good Starter Home."

Close to all amenities: The backyard is a shopping mall parking lot.

Close to Schools: You will spend a generous portion of your morning and evening commute stuck behind buses in just about every street you attempt to take to avoid them.

Commuter's Dream: Located at the bottom of an off-ramp right beside a truck stop.

Completely Remodeled: Not only does this statement give the company attorney a stroke, it also usually means new kitchen counter tops and a vanity sink in the bathroom.

Complete remodeling in 1992: Hurricane Andrew...'nuff said.

COMPLETELY UPDATED: At the advise of the listing agent, the seller has decided to remove the metallic gold shag carpeting from the living room and replaced the avocado colored stove.

Contemporary: The house is at least 15 years old.

Country living: Too far from anywhere to drive to work...or to shop...or get to an emergency room in time to prevent bleeding out from a paper cut.

Country in the city: A grotesquely overpriced large lot with a 2 bedroom house built before World War I that used to be on 100 acres that have been split off and sold to a Home Depot and a car dealership. Yes, there is a Starbucks in the parking lot.

Cozy: Not a single room could fit a full sized bed. And, the toilet doubles as a kitchen counter when you close the lid.

DARING DESIGN: It's a warehouse.

Desirable neighborhood: This "charming" house is extravagantly overpriced thanks to being located next to a neighborhood where the snobs live.

Doll-house: Tiny place filled with ugly knick-knacks.

Easy Care Yard: Acres of Red or White rock used to systematically cover actual useful space.

Easy freeway access: Located right on the noisiest arterial street closest to the freeway.

Easy to heat: See “cozy”.

Efficiently designed kitchen: The kitchen is too small to fit two people at the same time and everything you need to reach is simply done so by turning around. The down side is that in order to open the stove, you have to step into the living room.

Everything's Been Updated: Sure, they updated all the things inside the house...but the house itself has been condemned.

Executive neighborhood: Everyone's last name in this area is Jones. And yes...you are required to keep up with them.

Extra Storage: Four coat hooks nailed on the back of the front door.

Gated Community: There is a reason it is gated...Every seen 'District 9'???

Great Starter Home: House has 4 rooms. Two of which are additions.

Handyman Special: Forget It! You don't have the skill required to make this home livable.

HI-TECH/CONTEMPORARY: Lots of steel shelving with little holes. You know...the kind your dad used to store tools on in the basement. There is also a lot of glass in places most people wouldn't put it.

Wont last long!: This home hasnt sold in 374 days after two price reductions and the sellers have finally given up hope on making any money on this sale so they dropped the price another $20K.

Immaculate: Remove your shoes. Chances are the carpet is white along with the walls, furniture, cabinets, appliances, and the family pet.

In-city living: The house comes with a deadbolt lock on all windows, a bar across the door capable of stopping a battering ram...and a moat. Being outside in this neighborhood after dark will probably require an armed escort.

Institutional Investor: A active housing investor from 2006 who is now locked up in a mental institute.

Just available: The previous owner just died on the premises. That is the only way anyone would want to sell a home in this market unless they are trying to save a foreclosure. Hope you don’t believe in ghosts.

Large family room: The basement can hold a couch and a chair...which is more than can be said for the living room. Just try to keep the kids from eating the exposed insulation.

Lots of storage space: The basement is too small to be called a family room.

Low maintenance lot: No yard. The kids will have to play in the street. Or, maybe in the shopping mall parking lot.

Luxury Living: It has a Jacuzzi tub. It's leaning against the wall of the garage. But, at least it has one.

Market Correction: The day after you buy a house.

MUCH POTENTIAL: Steer clear unless you have a lot of money and actually believe your blind dates really did have nice personalities. See "Ready to Rehab," and "Fixer Upper."

Must see inside: Yeah...that's cause the outside is ugly.

MUST SEE TO BELIEVE: An absolutely accurate statement. It is hard to drive that kind of pain home through the eye without actually using a sharp instrument and a forceful thrust.

Market Correction: The term your broker/agent uses for a market crash while telling you that your house is worth 37% of what you paid for it.

Meticulously maintained in the original condition: The avocado-colored appliances are 50 years old. Minimum.

Modern: It doesn't have a dirt floor and it is insulated with something other than beaver pelts and flour sacks.

Motivated sellers: Subtract 15% from the asking price and see if they counter.

Natural setting: Forget about planting anything because the deer will eat everything in your yard but the sagebrush and knapweed.

Near transportation: an Amtrak train goes through the backyard roughly every 15 minutes, day and night.

Neighborhood Watch: Your next door neighbor has binoculars trained on your house. Your movements are tracked and reported to the police any time you have company.

Newly remodeled kitchen: The 50-year old cabinetry and faucets have been replaced with cheap modern equivalents.

Nice Condition: Apparently "nice" means different things to different people. See also: "Lipstick on a pig".

Nighttime Security: The street lights located on all corners of the home completely eliminate darkness 24 hours a day. Sleep is impossible.

No need to preview: Yeah, because if you did, you wouldn't show it!

Old charmer: Herbert from Family Guy lives next door.

ONE-OF-A-KIND: Ugly as sin. The neighbors hope the place burns down so their property value goes up.

Park-like setting: There is a tree located somewhere on this block.

Partial mountain view: You can see the tip of (insert name of local mountain) if you climb the roof and stand on a chair.

Pet friendly neighborhood: Various forms of organic matter are constantly deposited in your front lawn despite the fact that you don't own any pets.

Plenty of Parking: The stadium across the street has ACRES of parking spaces available.

Practicing Water Conservation: Yeah, the lawn is died. No one watered it. Ever. (Thank you Steve and Heather Ostrom!)

Prestigious: Expensive. Probably not worth it, either.

Prime Location: We have already had better offers from more qualified people than you...don't ask.

Quaint: Buy a wall paper steamer so you can get that crap off the wall without having to gut the entire place.

Ready to move in: The interior has been painted with one coat of cheap paint and the shag carpeting has been raked and shampooed.

Ready to remodel: This place is about to collapse; you will have to invest twice the asking price in remodel before you can move in. Seen the movie "The Money Pit"??

Recreation room with wet bar: Basement has been sheet-rocked, painted and has a faucet.

Reduced To Move: See also: "Walmart Rollback"

Rent With Option to Buy: We know you wont be able to qualify for crap...But, if you can make steady payments, it works for us.

Safe Neighborhood: Regardless of your attempts at privacy, your neighbors will continue to attempt to peer through the slits in your Venetian blinds. See also: "Neighborhood Watch"

Seasonal creek: There is a 4 foot wide, 6 inch deep muddy ditch that runs across the property...And it only fills up after a good rain or during spring thaw.

Secluded setting: The only thing further away from civilization is a polar ice cap. Grizzly Adams once lived here.

Show and Sell: In other words, the listing agent will be doing no marketing and the stubborn seller doesn't want it staged.

Shows Well: The seller actually cleans the place up before you bring your buyers over.

Sophisticated: Plain. White walls with zebra print rug and furnishings. A large piece of abstract art is in the dining room and a canvas the size of a Chevy hangs on the wall covered in what appears to be pantyhose, tin foil, and computer diskettes.

Spacious: We knocked out a wall and expanded the living room into the garage.

Sprawling ranch: Inefficient floor plan that appears to have been designed by a drunk monkey.

Storybook: This house is old and the roof is not flat. See also: "Little House On The Prairie"

Stunning house: The house is not ugly...the interior, on the other hand...

Sunny corner lot: There are no trees anywhere near this property located on the corner of the two busiest streets in town.

Sunken Tub: The tub isn't sunken...it fell through the floor. The remaining structure is only capable of holding water or a body. Not both.

Territorial view: Great view of your neighbor’s bedroom window and "private" hot tub with the glass roof. If you lean hard against the glass and look hard to the left, you can see a broken down Pontiac in the alley.

Three season sun room: Putting screen up around your front porch does not make it a "sun room".

TLC: Tear down, Level and Condemn!! (This after a Realtor told me her country property needed just a little TLC...Upon visiting, I promptly fell through the front porch up to my knees!)

Townhouse: A 3 story walk-up on the north side that is sandwiched between two others that look exactly the same. Not only can you hear your neighbors fight, but you hear when they play music, watch TV, use the bathroom, or blink.

Tudor: A quaint two bedroom where both bedrooms are now in the attic which is not insulated.

UNIQUE CITY HOME: Used to be a warehouse.

1 car garage: Sure, you can drive your Ford Escort into the garage but there is no room to open the door.

Advertisement: A tool used by business to get money out of people that don't have it for something that they don't really need.

And much, much more: Truthfully, nothing else comes to mind. But, we can't tell you that.

Auditor: Person that arrives after battle to finish off the wounded.

Bank: Loan shark.

Beachfront property: No hurricane insurance available at any price.

Bedroom in basement: The basement has a 1' by 2' window you might be able to squeeze yourself through as an alternative to burning to death in a structure fire.

Bright and sunny: No window treatments or venetian blinds are included because previous owners simply nailed Pikachu blankets to the window frames.

BRILLIANT CONCEPT: Do you really need a two-story live oak tree in your 30-foot stained-glass sky dome?

Broker: What buying a house is going to make you.

Budget: Written proof that you can't afford the things you want.

Build sweat equity: The house is not habitable currently and unless you plan on working your hind end off to make it livable, it would be easier to bulldoze this place and live in a tent.

Cozy: Not a single room could fit a full sized bed. And, the toilet doubles as a kitchen counter when you close the lid.

Desirable neighborhood: This "charming" house is extravagantly overpriced thanks to being located next to a neighborhood where the snobs live.

Doll-house: Tiny place filled with ugly knick-knacks.

Easy Care Yard: Acres of Red or White rock used to systematically cover actual useful space.

Easy freeway access: Located right on the noisiest arterial street closest to the freeway.

Easy to heat: See “cozy”.

Efficiently designed kitchen: The kitchen is too small to fit two people at the same time and everything you need to reach is simply done so by turning around. The down side is that in order to open the stove, you have to step into the living room.

Everything's Been Updated: Sure, they updated all the things inside the house...but the house itself has been condemned.

Executive neighborhood: Everyone's last name in this area is Jones. And yes...you are required to keep up with them.

Extra Storage: Four coat hooks nailed on the back of the front door.

Gated Community: There is a reason it is gated...Every seen 'District 9'???

Great Starter Home: House has 4 rooms. Two of which are additions.

Handyman Special: Forget It! You don't have the skill required to make this home livable.

HI-TECH/CONTEMPORARY: Lots of steel shelving with little holes. You know...the kind your dad used to store tools on in the basement. There is also a lot of glass in places most people wouldn't put it.

Wont last long!: This home hasnt sold in 374 days after two price reductions and the sellers have finally given up hope on making any money on this sale so they dropped the price another $20K.

Immaculate: Remove your shoes. Chances are the carpet is white along with the walls, furniture, cabinets, appliances, and the family pet.

In-city living: The house comes with a deadbolt lock on all windows, a bar across the door capable of stopping a battering ram...and a moat. Being outside in this neighborhood after dark will probably require an armed escort.

Institutional Investor: A active housing investor from 2006 who is now locked up in a mental institute.

Just available: The previous owner just died on the premises. That is the only way anyone would want to sell a home in this market unless they are trying to save a foreclosure. Hope you don’t believe in ghosts.

Large family room: The basement can hold a couch and a chair...which is more than can be said for the living room. Just try to keep the kids from eating the exposed insulation.

Lots of storage space: The basement is too small to be called a family room.

Low maintenance lot: No yard. The kids will have to play in the street. Or, maybe in the shopping mall parking lot.

Luxury Living: It has a Jacuzzi tub. It's leaning against the wall of the garage. But, at least it has one.

Plenty of Parking: The stadium across the street has ACRES of parking spaces available.

Practicing Water Conservation: Yeah, the lawn is died. No one watered it. Ever. (Thank you Steve and Heather Ostrom!)

Prestigious: Expensive. Probably not worth it, either.

Prime Location: We have already had better offers from more qualified people than you...don't ask.

Quaint: Buy a wall paper steamer so you can get that crap off the wall without having to gut the entire place.

Ready to move in: The interior has been painted with one coat of cheap paint and the shag carpeting has been raked and shampooed.

Ready to remodel: This place is about to collapse; you will have to invest twice the asking price in remodel before you can move in. Seen the movie "The Money Pit"??

Seasonal creek: There is a 4 foot wide, 6 inch deep muddy ditch that runs across the property...And it only fills up after a good rain or during spring thaw.

Secluded setting: The only thing further away from civilization is a polar ice cap. Grizzly Adams once lived here.

Show and Sell: In other words, the listing agent will be doing no marketing and the stubborn seller doesn't want it staged.

Shows Well: The seller actually cleans the place up before you bring your buyers over.

Sophisticated: Plain. White walls with zebra print rug and furnishings. A large piece of abstract art is in the dining room and a canvas the size of a Chevy hangs on the wall covered in what appears to be pantyhose, tin foil, and computer diskettes.

Territorial view: Great view of your neighbor’s bedroom window and "private" hot tub with the glass roof. If you lean hard against the glass and look hard to the left, you can see a broken down Pontiac in the alley.

Three season sun room: Putting screen up around your front porch does not make it a "sun room".

TLC: Tear down, Level and Condemn!! (This after a Realtor told me her country property needed just a little TLC...Upon visiting, I promptly fell through the front porch up to my knees!)

Townhouse: A 3 story walk-up on the north side that is sandwiched between two others that look exactly the same. Not only can you hear your neighbors fight, but you hear when they play music, watch TV, use the bathroom, or blink.

Tudor: A quaint two bedroom where both bedrooms are now in the attic which is not insulated.

UNIQUE CITY HOME: Used to be a warehouse.

A Small Thing To Help Turn Customers Into Clients

There are many things that we as Real Estate agents can do to help our customers, and hopefully to turn them into long term Clients. One thing that I found very helpful is that I wrote some HTML pages on my website that help customers and clients when they are in Aiken from out of town with their accommodations and dining needs. The screen shot of my website (www.jackrothhomes.com) below from my IPhone shows 10 of the 26 restaurants in Downtown Aiken. If you "click" the phone number on the IPhone it calls the restaurant, if you "click" the website, it goes to the website and you can see the restaurants menus!

The same holds true for the Accommodations tab on my website, you can click the phone number to make reservations or click the website for pricing and room availabilities.

Making strangers feel comfortable is what it is all about in the Real Estate World and any small thing that we can do to help them while they are visiting is appreciated.

44 Equestrian Developments In Aiken, S.C.!

It is hard to believe it but Aiken, SC currently has 44 equestrian developments and more are on the way! Aiken is truly a city with a love for horses without any comparison that I know of, particularly in the South. These neighborhoods range in size from 200 acres to 4000 acres.

The lot sizes vary from 2 acres up to over 20 acres and the prices vary from $8,000 per acre up to $40,000 per acre. Some of the properties have dedicated green space that encompasses riding trails for horses and carriages in the woods, along rivers and creeks and some are even around lakes.

Many of these communities have amenities for show jumping, cross country, dressage and steeplechase.

Six of these developments have regulation size polo fields, three of them have covered arenas large enough for indoor polo and some even have swimming pools, clubhouses, golf courses, community barns, fitness centers and tennis courts.

Three have exercise tracks for horses ranging in lengths from ½ mile up to a full mile complete with starting gates!

So if you love horses and are looking for a great city to live in, Aiken is the place to be!

High Gas Prices Could Help Realtors!

With the sudden increase in gas prices, it seems that there is a way for Realtors to take advantage of this situation. Nine out of 10 home buyers supposedly use a real estate agent in the search process, but use of the Internet to search for a home has risen dramatically over time, increasing from only 2 percent of buyers in 1995 to 77 percent in 2005 and 74 percent in 2004. If approximately 80% of all people seeking real estate went on-line in 2006, then the number now should be approaching 90%, particularly with these outrageous gas prices.

A person searching for real estate might see an ad for a place in the paper or learn about it from a real estate agent. That might spur an online search to learn more about it, and quite possibly save a trip across town when the searcher finds the house or apartment isn't for him. Or the online search might reveal a similar place nearby, but offered at a lower price. With the internet offering the opportunity of remote inspection of properties, one would expect the internet to help reduce search costs by eliminating places that otherwise would require physical inspection. Therefore, one would expect that real estate buyers would rely heavily upon online information and, possibly, use it to substitute for traditional means of finding out about a place to live, such as a newspaper or a real estate agent.

The best way to circumvent this is to make sure that your website prescence is current, accurate, easy to manuever and easy to understand. Put as much information as possible on your website and keep all links minimal. If you don't have a personal website, start the process, the time is now!

Heidi White and Phillip Dutton, each with farms in Aiken, SC have been selected to represent the United States in Hong Kong for the 2008 Olympics next month.

Heidi and Northern Spy, known around the barn as "Farley," heard today (July 13, 2008) that they are leaving for England tomorrow. Heidi had this to say about her selection to the Beijing Olympics. "Farley is a phenomenal horse and I am just the luckiest person," she said.

Phillip Dutton, a native Australian and Connaught, The Irish Sport Horse gelding, owned by Bruce Duchossois of Aiken were also chosen to be on the team.

Of the many tools that Real Estate agents have at their disposal, none is more valuable than the mobile cell phone. These devices have gotten to be even more valuable lately with the advent of the smartphones, Blackberry's, Treo's and IPhones. I would like to recommend the Apple IPhone and the soon to be released (July 11^th) 3G IPhone. I will outline what I consider the top ten reasons to purchase one of these devices and how I believe that it can make us all more productive agents.

10) If you are not currently an A T & T user, the new IPhone 3G will only cost you $199 plus tax etc., considerably less than the previous price of $399.

9) The Iphone uses Safari to surf the internet and it is very handy to have your entire database of contacts accessible anywhere...we use Top Producer and it works fine.

8) You can access your local Government website to see tax records and plats at any property that you are showing (provided that you have cell coverage).

2) The 2 meg camera takes beautiful pictures which you can email anywhere at the touch of a button.

1) The built-in mapping program is now even better with GPS. You can have the phone locate you on a Google map, search for an address of a property, and it will map out a turn by turn list of list of directions from wherever you are at any location.

Once again, a lot of technology for $199. If everyone on your team has one, then you can all talk to each other for free using mobile to mobile minutes!

Three Runs Plantation first Hunter Pace Event to Benefit Orphan Nurse Mare Foals was held April 3, 2010 and was a huge success. The event was organized by Why Worry Hounds and Aiken Hounds collectively and by Three Runs resident Gina Greer.

Aiken Driving Club Visits Three Runs Plantation

The Aiken Driving Club visited Three Run Plantation for a pleasure drive yesterday, April 16, 2010. There were over 30 carriages and over 65 members and friends of the club, Everyone had a great time, and of course the Aiken weather was perfect.

The ride was organized by Richard and Linda Leitner with the Driving Club, and a safe and relaxing day was enjoyed by all participants.

A four-in-hand of miniature horses put on quite a show!

The picnic pavilion came in "handy" for lunch after the carriage rides...

The horses (and ponies) enjoying a refreshing bath...
