      <title>SmartPhones Rock!</title>
      <description>&lt;p&gt;No, I couldn't live without my computer either, but my iPhone does all that and fits in my pocket too!&lt;/p&gt;
&lt;p&gt;&amp;bull; Most obviously, I can make and take calls when I'm not in the office.&lt;/p&gt;
&lt;p&gt;&amp;bull; My calendar is on the phone, and it syncs to the office calendar - automatically.&lt;/p&gt;
&lt;p&gt;&amp;bull; The camera is excellent. Instead of taking notes when touring property, I snap 50 pictures.&lt;/p&gt;
&lt;p&gt;&amp;bull; I take pictures of documents, which are automatically turned into PDFs and filed for future reference.&lt;/p&gt;
&lt;p&gt;&amp;bull; I can forward contracts, brochures, emails, etc. straight from the phone. No more forgetting to send out info when I get back to the office.&lt;/p&gt;
&lt;p&gt;&amp;bull; I can log into the MLS from the phone...no more guessing about what that property was listed for.&lt;/p&gt;
&lt;p&gt;&amp;bull; I can look up property taxes, the size of a building, the acreage of a lot, the owner's name, the neighbor's name, the zoning, the amount of the mortgage, see if there are any liens on a property...all while standing in front of the property!&lt;/p&gt;
&lt;p&gt;&amp;bull; I can do all of these things WHILE STILL TALKING TO THE CLIENT ON THE PHONE, making me look even smarter.&lt;/p&gt;
&lt;p&gt;&amp;bull; I can do all of these things while sneaking in a couple hours on the ski slope, or rafting!&lt;/p&gt;
&lt;p&gt;&amp;bull; My calendar beeps at me when I need to be somewhere else.&lt;/p&gt;
&lt;p&gt;&amp;bull; My calculator, calendar, camera, to-do list, Scrabble game, address book, phone book, weatherman, GPS, map books, restaurant guide, airline reservation assistant, stereo, thousands of albums/CDs, and alarm clock have all been magically shrunk down, plugged in to one another, and crammed into the phone. Simply amazing.&lt;/p&gt;

      <title>The Little Firm That Could</title>

The firm we left, Real Estate of Jackson Hole, filed for bankruptcy in December 2008.&lt;/p&gt;
&lt;p&gt;2008 was a struggle, and 2009 wasn't any better. But all that hard work paid off, as our new company, Contour Investment Properties, &lt;a href="http://activerain.com/blogsview/2211141/david-topples-two-goliaths" target="_blank"&gt;captured 52% of the commercial transactions market share in Jackson Hole (Teton County, WY) in 2010&lt;/a&gt;.&lt;/p&gt;

      <title>Become a Realtor&#174;! Make Millions!</title>
      <description>&lt;p&gt;As a mountain resort town, &lt;strong&gt;Jackson Hole&lt;/strong&gt; has a high cost of living. It's expensive to live here, primarily because housing is (or was) so expensive, and because you can't actually grow food here. &lt;strong&gt;We do brew really good beer though.&lt;/strong&gt; But I digress.&lt;/p&gt;
&lt;p&gt;My last blog rambled a bit about &lt;a href="http://activerain.com/blogsview/2348048/realtors-and-dead-cats-what-does-your-market-look-like-" target="_blank"&gt;hitting cats with a dead Realtor&lt;/a&gt;&amp;reg; and about how easy that was here, because there are so many of us. But why are there so many? Is it something in the water?&lt;/p&gt;
&lt;p&gt;Word on the street is that it's an easy living. And with a median home price north of $1,200,000 in 2010 (less for condos and vacant lots), it's true that the average sale is going to make good money for that hard working Realtor.&lt;/p&gt;
&lt;p&gt;But &lt;strong&gt;how many sales are there in a year? And how many agents are there?&lt;/strong&gt; Hmmmm. Let's look.&lt;/p&gt;

&lt;p&gt;The number of licensed agents in Jackson Hole more than tripled from January 1996 to January 2008. The number of sales doubled over that time frame, which means that each agent was making fewer sales. Then....well, we know what happened then. The banking system collapsed, and real estate transactions stopped dead in the water.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Since 2008, there have been fewer sales each year in this market than there are agents!&lt;/strong&gt; Ouch.&lt;/p&gt;

&lt;p&gt;And when you consider that the 20/80 rule is at work here (20% of the agents making 80% of the deals), I expect we've still got quite a few agents who will exit the business in the next couple of years. That's tough.&lt;/p&gt;

      <title>Realtors&#174; and Dead Cats: What does your market look like?</title>
      <description>&lt;p&gt;&lt;strong&gt;I've been hearing how easy it is to hit a Realtor&amp;reg; by swinging a dead cat&lt;/strong&gt;, so I thought I'd do a little research. I couldn't find a source that tracked dead cats, so I focused on the number of Realtors instead. In Hawaii, there's a licensed Realtor for every 161 people, but in West Virginia you'd need to whack 648 people with that cat to be sure you hit a Realtor.&lt;/p&gt;
&lt;p&gt;I looked up the stats for my local market, Jackson Hole, WY, and WOW! Just over 400 licensed Realtors belong to the local board, and the year-round population here is just 20,000. That works out to be &lt;strong&gt;one Realtor per 50 people in Jackson Hole, WY&lt;/strong&gt;! It was even worse in 2008, when there were some 1,000 licensed agents, making the ratio an astounding 1 Realtor per 20 people. One in Twenty. Think about it. Now that's competition.&lt;/p&gt;
&lt;p&gt;Or is it? 60% of those agents have disappeared in the past two years, as the real estate market collapsed. How much business did they really do? How many were part timers, listing only family property, or getting a license because the business seemed so easy?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What does your market look like?&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/3/7/6/0/ar130756313606733.jpg" height="224" alt="Taking down the antler arch in Jackson Hole" width="300" style="margin: 4px; float: right;"&gt;&lt;strong&gt;How many antlers&lt;/strong&gt; does it take to make one of the Antler Arches on the Jackson Hole town square?&lt;/p&gt;
&lt;p&gt;The Town Square has an antler arch on each of its four corners, which have served as the backdrop for countless photographs taken by visitors to Jackson Hole. We get an estimated 3,000,000 visitors each year, and I'll bet that half of them stop for a photograph in front of the arches before they head over to the Cowboy Bar for another photo op on a saddle at the bar.&lt;/p&gt;
&lt;p&gt;The arches were built around 1950, and have slowly deteriorated. Over the past three years, two of the arches have been taken down and rebuilt with fresh antlers, and today, work crews were dismantling the third arch on the northeast corner of the square. The &lt;strong&gt;Rotary Club of Jackson Hole&lt;/strong&gt; has undertaken the herculean task of raising the money and collecting the antlers necessary for the work. Thank you Rotary!&lt;/p&gt;
&lt;p&gt;How many antlers does it take? Well, &lt;strong&gt;this arch will require 10,000 pounds of antlers. &lt;/strong&gt;Work will begin next week reassembling the arch, and don't worry, no elk were harmed in the process. Elk naturally shed their antlers early each winter. These antlers mostly came from the National Elk Refuge just to the north of Jackson.&lt;/p&gt;

      <title>Did you know that unpaid HOA dues can survive a foreclosure?</title>
      <description>&lt;p&gt;That's right, the foreclosure does not necessarily wipe out a lien for unpaid HOA dues. I didn't know that, and apparently, neither did Bank of America.&lt;/p&gt;
&lt;p&gt;Here's the story. I represent a buyer for a house in Melody Ranch, Jackson Hole, WY. The seller is&amp;nbsp; Bank of America, who acquired the house via foreclosure a few months ago. The previous homeowner quit paying their homeowner's association (HOA) dues months before the foreclosure, and the HOA placed a lien on the property for the unpaid dues. After the lien was filed, the bank foreclosed.&lt;/p&gt;
&lt;p&gt;My buyer put the property under contract, and the title company prepared the closing statement. The title commitment showed the HOA lien as an encumbrance, and the closing statement showed that the seller would have to pay the amount of the lien, just under $1000. Bank of America (Seller) protested the charge, saying that their foreclosure should have wiped out the HOA lien, since the Bank of America mortgage was a first lien, and predated the HOA lien. Seemed reasonable to me.&lt;/p&gt;
&lt;p&gt;BUT, buried in the Covenants, Conditions, and Restrictions (CCRs) for Melody Ranch was a paragraph that asserts that any lien placed by the HOA will be a superior lien to any mortgage lien placed on the property AFTER THE DATE OF THE CCRs. Who knew you could do that?&lt;/p&gt;
&lt;p&gt;So our closing was supposed to be last Friday, and the lawyers have been arguing about this for a week. The attorney for the homeowner's association is very confident the lien must be paid, and has been down this road before, so I believe him.&lt;/p&gt;
&lt;p&gt;It makes me wonder how many lenders read the CCRs before they make a loan, and if they would agree to make that loan if they knew their loan would be subordinate to the HOA dues.&lt;/p&gt;

      <title>Well, we almost had a closing today...</title>
      <description>&lt;p&gt;Except that the seller, a bank, decided at 4pm to contest the lien placed on the property by the homeowners association. The bank foreclosed on the property 5 months ago, and the lien has been on the property since foreclosure. Why did they wait until 4pm on the day of closing? Who knows. The title company says it's a valid lien, and the treasurer of the HOA confirmed the amount, again, today.&lt;/p&gt;
&lt;p&gt;Sigh.&lt;/p&gt;
&lt;p&gt;Perhaps we'll close on Monday. My buyer remained in good spirits. He is getting a GREAT deal on the house, so I suppose it comes with some hiccups...&lt;/p&gt;

Last Friday, this parcel had a lovely view of the Snake River. By Sunday, it was riverfront property, and since then, it's been heading downstream...&lt;/p&gt;
&lt;p&gt;What doesn't end up in the Snake is being hauled off by the Wyoming Department of Transportation. The heavy winter snowpack and wet spring caused this drainage to slide off the hillside, blocking Highway 89/26 between Hoback Junction and Alpine. The slide covers 300 feet of the highway, is 40 feet high, and extends over 2,000 feet from the top of the slide to the river. Highway engineers estimate it will take a week to clear it off the road, once the slide quits moving. At one point it was moving at a foot per minute, but as of today, it was down to a foot per hour.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So is it still real estate if it's moving?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;The second Saturday in May each year is the annual Town Clean Up, sponsored by the lunch Rotary Club. Jackson Hole is covered in snow from November to April, and when it finally melts, the roadsides have accumulated a lot of litter. Who still throws garbage out of their cars anyway??&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Rotary Club sponsors a cleanup day every May&lt;/strong&gt;. The day starts with coffee, juice and donuts on the Town Square, and then friends and businesses all set out for different areas of town and sections of the highway. Trash bags are donated, hundreds of people show up to participate. The work only takes 2-3 hours, and then everyone meets back at the Square for a huge free hamburger cookout, live music, and storytelling.&lt;/p&gt;
&lt;p&gt;Everything is donated, so all you need is a good attitude and some work gloves.&lt;/p&gt;
&lt;p&gt;Our best find today was a small bottle of nipple cream. How exactly do you lose a bottle of nipple cream on the side of a highway?&lt;/p&gt;

      <description>&lt;p&gt;It's been a pretty stressful couple of weeks, with lots of deadlines weighing on me. I haven't gotten to a yoga class or gotten any exercise all week, and I'm wearing thin.&lt;/p&gt;

      <title>365 Things To Do In Jackson Hole, WY: No. 1</title>

&lt;p&gt;For $5, you can get a Forest Service permit to cut down a 12' tree. With Jackson surrounded by literally millions of acres of National Forest, getting a Christmas tree is a family event here in snow country. This year, by early December, the snow was already too deep to go to our usual stomping grounds to look for a Christmas tree. We drove out to the turnoff, but the road easily had three feet of snow on it, so that was out.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, we headed out the back door and up the hill&lt;/strong&gt;. The dogs were helpful, as usual, and we found a perfect tree less than a quarter mile uphill from the house. Sweet!&lt;/p&gt;
&lt;p&gt;I think next year, we'll head straight back up this way, but I'm bringing my snowboard with me to make a couple of downhill runs while I'm at it.&lt;/p&gt;
&lt;p&gt;It's almost April now, and ski season ends next week, so I thought I better get a snow blog posted quick!&lt;/p&gt;

Sotheby's International Realty, with some &lt;strong&gt;119 licensed agents&lt;/strong&gt;,  loves to advertise their dominant market position, created, of course,  by virtue of the number of agents in the office. The second largest  firm, weighing in at around &lt;strong&gt;88 agents&lt;/strong&gt;, is Jackson Hole Real  Estate Associates, and their advertising emphasizes that they are the  largest locally owned real estate company. They both love to tout their  international affiliations.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contour Investment Properties has three agents in Jackson.&lt;/strong&gt; And it turns out, it's not how big you are, it's what you know and what you can do. And &lt;strong&gt;Contour Investment Properties knows commercial real estate.&lt;/strong&gt;&lt;/p&gt;

      <title>Jackson Hole: 115 West Broadway / Wort Plaza</title>
      <description>&lt;p&gt;&lt;img title="Roundup Building, soon to be Wort Plaza" src="http://activerain.com/image_store/uploads/7/5/1/3/4/ar129980210343157.jpg" height="222" alt="115 W Broadway, Jackson, WY" width="300" style="margin: 5px; float: right;"&gt;&lt;strong&gt;This historic Jackson Hole building&lt;/strong&gt;, formerly known as &lt;strong&gt;The Roundup&lt;/strong&gt;, was sold on February 11, and the new owner has wasted no time renovating the building. The interior has been completely gutted, and with a lucky break in the weather, the roof was completely torn off yesterday. Everyone hopes the clear weather holds, since the new roof trusses don't arrive til next week. If not, they'll be shoveling snow off of those hardwood floors!&lt;/p&gt;
&lt;p&gt;Tenant interest in the building has been strong, no doubt spurred on by two front page newspaper articles discussing the sale and renovation. This has been a single tenant building all of its life, but is being remodeled with six leaseable bays. In the first two weeks of listing the building for lease, we had offers for five of those bays, and we now have two offers for the last unit. It sure is nice to see that much demand and optimism from retailers!&lt;/p&gt;
&lt;p&gt;The owner plans to have the building back open for business by May 15, in time for Memorial Day weekend, which is the traditional kick off day for the summer tourist season here in Jackson, southern gateway to Yellowstone National Park.&lt;/p&gt;

      <description>&lt;p&gt;&lt;img title="The Roundup Building" src="http://activerain.com/image_store/uploads/5/8/6/3/7/ar129772477273685.jpg" height="297" alt="115 West Broadway, Jackson, WY" width="400" style="float: right; margin: 3px 5px;"&gt;It's the end of an era for this historic building in Jackson Hole, and the start of a new one. &lt;strong&gt;The Roundup building&lt;/strong&gt;, as it has come to be known, was originally built in 1947 as a small retail store. In 1980, the original 1,750 square foot building was enlarged to over 12,000 square feet. The original structure was retained, and a new building was added on to the back of the first building.&lt;/p&gt;
&lt;p&gt;One tenant occupied the building for the virtually all of its life: The Roundup. The Roundup sold cowboy boots and hats, and for the last 30 years, lots of postcards and tourist-oriented Western themed kitsch. Alas, all things come to an end. The Roundup's lease expired at the end of 2008, and the family that had owned the building all those years sold to an investor. The economy ground to a halt, and that investor decided not to pursue his plans of a remodel, instead reselling the building.&lt;/p&gt;
&lt;p&gt;That new owner takes title to the building tomorrow, and plans to restore the building. It will be renamed Wort Plaza, reflecting the grand historic Wort Hotel directly across the street. New tenants are negotiating terms in the space, which should be open for business this summer.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;And so a new era begins!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;I'm proud to have brokered the sale of this building twice, and am working closely with the new owner to fill it with new, upscale tenants. We look forward to showing off the newly revitalized building, and see it full of happy vacationers and local shoppers!&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;A common theme in Jackson Hole is the story of the person who came here it visit for a week or a summer, and who finds themself still here years later. Jackson has a magnetic pull on people's souls. Why?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;It's called &lt;a href="http://nevertooweaktowander.wordpress.com/" target="_blank"&gt;Never Too Weak to Wander&lt;/a&gt;, and it is a registered 501(c)(3) non-profit, which means your donations are tax deductible. The founder is &lt;a href="http://www.dinamishev.com/index.html" target="_blank"&gt;Dina Mischev&lt;/a&gt;, who was diagnosed with Multiple Sclerosis (MS) a few years ago, but who has hardly let that slow her down. In fact, she has used it as the motivation to do even more.&lt;/p&gt;
&lt;p&gt;Despite her diagnosis, in February 2009 Dina set the world record for the &lt;a href="http://www.unitedspinal.org/publications/action/2009/05/29/conquering-the-mountain/" target="_blank"&gt;most vertical feet skied uphill by a woman in 24 hours&lt;/a&gt;. Now, she's tackling something even more impressive: raising funds to help others with MS to see the world and not be bound by the limitations MS seeks to impose.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;That attitude, multiplied by an entire community, is what makes Jackson Hole so special. I invite you to come see for yourself.&lt;/strong&gt;&lt;/p&gt;

We snowshoed out to Taggart Lake in Grand Teton National Park, and made it home in time for fresh chocolate chip oatmeal cookies and a spectacular sunset over the Snake River.&lt;/strong&gt;&lt;/p&gt;

This building is located on the corner of Willow and East Hansen in east Jackson, but it started life as a schoolhouse on West Broadway where New York Subs (another Jackson Hole favorite!) is now located.&lt;/p&gt;
&lt;p&gt;After the schoolhouse was moved, the building was home to &lt;strong&gt;Wind River Herb Factory&lt;/strong&gt;, and then was the home to &lt;strong&gt;The Yoga Room&lt;/strong&gt;, operated by Margot Snowden. I took my first yoga class from Margot in this building in 2000, shortly after moving to Jackson from Dallas. Neesha Zollinger took over the yoga studio in 2005, renaming the business &lt;strong&gt;Akasha Yoga&lt;/strong&gt;. The building has a great vibe, which Neesha attributes to its having been used for education and healing for so many years.&lt;/p&gt;

Generations of visitors to Jackson Hole remember getting an ice cream shake at the famed soda bar in the building. Built in 1932, the building has a stacked stone foundation, a basement, and two floors above ground. The ground floor was home to the soda fountain and Jackson Drug, and the second floor had an apartment that was home to many generations of ski bums.&lt;/p&gt;
&lt;p&gt;When the druggists decided to retire in 2001, we brokered the lease of the building with a purchase option in the lease. The new tenants exercised the purchase option in 2005. They remodeled the building beautifully, adding structural supports, rewiring the interior, redoing the apartment upstairs, and upgrading the facade of the building. The soda fountain was taken out, and the building became home to the Davies Reid Gallery, showcasing fine rugs from Pakistan along with art and curios from around the world.&lt;/p&gt;
&lt;p&gt;In a sign of the times, the building was recently posted for foreclosure. The owners listed the building for $6,975,000 early this year, and the price has now dropped to $5,400,000.&lt;/p&gt;
