tim bradley: Become a Realtor®! Make Millions! - 09/16/11 11:56 AM
As a mountain resort town, Jackson Hole has a high cost of living. It's expensive to live here, primarily because housing is (or was) so expensive, and because you can't actually grow food here. We do brew really good beer though. But I digress. My last blog rambled a bit about hitting cats with a dead Realtor® and about how easy that was here, because there are so many of us. But why are there so many? Is it something in the water? Word on the street is that it's an easy living. And with a median home price north of (46 comments)
tim bradley: 365 Things To Do In Jackson Hole, WY: No. 1 - 03/29/11 11:17 PM
Cut your own Christmas Tree! For $5, you can get a Forest Service permit to cut down a 12' tree. With Jackson surrounded by literally millions of acres of National Forest, getting a Christmas tree is a family event here in snow country. This year, by early December, the snow was already too deep to go to our usual stomping grounds to look for a Christmas tree. We drove out to the turnoff, but the road easily had three feet of snow on it, so that was out. So, we headed out the back door and up the hill. The dogs (14 comments)
tim bradley: Jackson Hole: 115 West Broadway / Wort Plaza - 03/10/11 07:14 PM
This historic Jackson Hole building, formerly known as The Roundup, was sold on February 11, and the new owner has wasted no time renovating the building. The interior has been completely gutted, and with a lucky break in the weather, the roof was completely torn off yesterday. Everyone hopes the clear weather holds, since the new roof trusses don't arrive til next week. If not, they'll be shoveling snow off of those hardwood floors! Tenant interest in the building has been strong, no doubt spurred on by two front page newspaper articles discussing the sale and renovation. This has been a (5 comments)
tim bradley: Jackson Hole: 150 E Hansen / Akasha Yoga - 12/08/09 06:08 PM
Here's another tidbit of Jackson real estate history. This building is located on the corner of Willow and East Hansen in east Jackson, but it started life as a schoolhouse on West Broadway where New York Subs (another Jackson Hole favorite!) is now located. After the schoolhouse was moved, the building was home to Wind River Herb Factory, and then was the home to The Yoga Room, operated by Margot Snowden. I took my first yoga class from Margot in this building in 2000, shortly after moving to Jackson from Dallas. Neesha Zollinger took over the yoga studio in 2005, renaming (15 comments)

tim bradley: It's Cool To Be Noticed - 01/06/09 03:29 PM
At our Rotary lunch meeting today, our guest speaker started out by saying "It's cool to be noticed." That struck me as such an innocent and revealing comment, and such a true one as well. The speaker was a high school girl being recognized for her hard work in overcoming a difficult family situation and doing well in school. For her hard work, 100 people stood and clapped, and gave her an award. Miss that feeling? Put in some hard work, and you'll be rewarded too. tim bradley: Jackson Hole to Extend Housing Moratorium - 12/15/08 11:51 AM
Teton County commissioners intend to extend a moratorium on new housing developments in the county. The moratorium was enacted in May 2008 and is set to expire at the end of December, but will now likely be renewed until July 1, 2009 or when the new Jackson Hole/Teton County Comprehensive Plan is updated, whichever is sooner. The debate over whether to allow/encourage new development or close the door on increased population has long been contentious in Jackson Hole. For now, at least, the county government is leaning towards limiting development. That will tend to boost housing prices even further, as there (0 comments)
tim bradley: Ring the Bell for Salvation Army - 12/14/08 12:21 PM
Here's another project idea for your Rotary club. Every year our club mans the Salvation Army buckets at Thanksgiving and Christmas. The Salvation Army provides the buckets and bells, and club members sign up for one hour shifts to ring the bell. We ring the bell on Saturday and Sunday afternoons/evenings on the most popular shopping weekend days of the holidays. This season especially, the Salvation Army needs the help and funds. Build goodwill and friendships, Get your club involved - ring the bell! (7 comments)
tim bradley: Build More or Close The Door? - 12/13/08 10:22 PM
The Town of Jackson and surrounding county (Teton) have been struggling with growth issues for years. The raw beauty and recreational opportunities of our valley continue to attract more and more people, where housing is limited by the geography and the fact that 97% of the land in the county is owned by federal, state, or local government. Demand for housing far exceeds supply, and prices long ago became unaffordable for those living paycheck to paycheck. The most common solutions proposed fall into two camps: Build More, and Close The Door. Build More strategies include increasing building heights, increasing allowed densities (6 comments)

tim bradley: Join Rotary - a win win proposition - 12/02/08 05:26 PM
This afternoon I was nominated to be the president-elect of our Rotary lunch club. Which got me thinking about all the benefits that Rotary brings me. Besides the satisfaction and good feeling that comes from participating in our many community/world benefit projects (trash pick up, fund raising for scholarships, polio eradication campaign, donating ambulances to villages in Mexico...), there is a very obvious professional benefit to me as well - networking. Each week, I get to spend an hour at lunch with fellow business owners in town, and we earn each other's respect by virtue of our dedication to the common (7 comments)
Took this from my back deck. Just liked the way the light and clouds made a halo over Snow King Mountain in Jackson, WY. The effect only lasted about 5 minutes and I've never seen it happen again. The streak on the right is a jet contrail. Picture taken in April 2004. (0 comments)

tim bradley: Jackson Hole Retail Market April 2007 - 04/23/07 03:55 PM
Jackson Hole Retail Market OverviewApril 2007, by Tim Bradley With a population of less than 9,000 people, there is no published or comprehensive source of data regarding retail occupancy, rental, or absorption rates in the Town of Jackson. Due to its small size, no appraisal or brokerage firms track the market. The Town’s planning and zoning department has not kept track of the amount of commercial square footage in Jackson, and does not distinguish between retail, office, and industrial buildings in their building permit records. As a result, there is a very limited amount of data available, and a traditional retail market (1 comments)
