The market is still indicating a downwards trend in Dublin California. There are currently 4 single family residences for sale under $400,000. They are all 3 bedrooms 2 bathroom homes ranging from $339,000 up to $374,900, 3 of the homes are REO's and one is a short sale. There are 36 townhomes and condos in Dublin under $400,000 ranging from $140,000 to $398,694. It's a great time to buy with interest rates down at an all time low.

My seller and I tried to short sell his home from September 2006 through January 2007. He was in default and we did receive offers that were rejected and of course foreclosed. When we originally listed the property we aimed at trying to get a little under what he paid for to satisfy the first and second lenders. The last offer we received was for $540,000 and the banks refused.
Just a few days ago my seller received a 1099 from his lender in the amount of approximatley $515,000. He has been panicking as you could imagine to have to pay taxes … (27 comments)

short sale: The aftermath of the US Home Auction - 02/23/08 08:21 PM
What a great experience I just had at attending my first auction. I had no idea that many people would show up to an auction. It was very loud, there were problems with the microphone and sound a few times, but overall I saw some people make some great deals and some that just didn't make since. I would highly advice any Realtors, Loan Agents that want to grab some extra business by attending the auction. by the way my clients and I sat in the front row by the very loud speakes and I beleive I'm deaf for now...

short sale: Short Sale approved in Santa Cruz California - 02/05/08 01:19 PM
I have a short sale in Santa Cruz that was approved by the second lender in December, and they are willing to accept $1000 and eat the rest of the lost. The first lender which is saxon mortgage would not approve the same purchase price because they feel the first bpo that was done is accurate even though the second bpo was an interior bpo which I beleive was more accurate. To make a long story short I the investors behind saxon mortgage approved the price of $480,000 even though there are current listings and sold comparables at $450k and less. … (4 comments)
