jacksonville fl homes: Buyers, PUH-LEASE pull out cash for purchases...at least until you close! - 06/23/10 01:53 PM
Buyers, PUH-LEASE pull out cash for purchases...at least until you close!
Back on June 1, I posted an announcement (a warning, really) to buyers who are preparing for closing. The rules have changed! Fannie Mae rolled out it's "Loan Quality Initiative" and it's having widespread impact. While many of the rules are not entirely new, the enforcementof them is. Fannie Mae, in an attempt to get repaid, is forcing strict mandatory underwriting guidelines. Buyers need to be extremely cautious of their financial and spending habits during the home purchasing process, especially from the time of initial loan application to the day … (1 comments)

jacksonville fl homes: Jacksonville FL Home Sales Increase--Is that really a recovery? - 06/22/10 11:22 AM

Is the Jacksonville FL home market really recovering? Recently the Florida Times-Union published its quarterly real estate report over the Father's Day weekend. The paragraph of the article suggested that "recovery" was underway. As a local Jacksonville Realtor and home owner, I'm not so sure...

While the number of sales in the Jacksonville FL real estate market is on the rise, up by 14% over last year, the numbers only account for half of the recovery equation. Recovery is not one-sided, measuring favorable environments for buyers; True recovery must account for the seller side of the equation as well.

jacksonville fl homes: Unique Find: Waterfront Jacksonville FL Foreclosure Home - 06/16/10 10:04 PM
Unique Find: Waterfront Jacksonville FL Foreclosure Home
Every now and then a truly unique foreclosure will pop up in Jacksonville, FL. This once is on a huge, waterfront lot with a deep water boat dock. Some of the renovations are already underway. The detached garage appears to have been used as an office--prewired for network and fully air conditioned with its own unit. It has a full bath and multiple entrances. There is a separate detached shed for storage.
The home itself is situated on the back of the lot and has gorgeous waterfront and tree views. Will be posting more … (0 comments)

jacksonville fl homes: Settle in and Get Comfortable...Real Estate Market Outlook for Jacksonville FL - 06/08/10 01:59 PM
Settle in and Get Comfortable...Real Estate Market Outlook for Jacksonville FL

That's been our advice to real estate consumers in the Greater Jacksonville FL area that we serve.
One of the first things we were taught about the real estate market is that change happens SLOWLY... That's why you will hear something missing in economists' predictions: the V-shaped rebound. It's common thought that markets dive and bounce back, often at the same rate of speed. We think of it as a "what-goes-up-must-come-down" philosophy, in reverse. But this is proving not to be so with the real estate market. And the … (1 comments)

jacksonville fl homes: OMG, Ten Days Old!! - 06/03/10 11:15 PM
I saw something incredible yesterday. At first I thought it was a typo. I'm not sure upon which side of the double-edged sword I fall, the homeowners grieving over property values in Fernandina Beach, FL or the investors ready to pounce on the opportunity to own investment property in sunny Florida!
A deal like this in North Hampton does not usually last much longer than 10 days!

But no one would have expected a Fernandina Beach home with more than 3,000 sqft on the LAKE and the GOLF COURSE for the low $200,000's! (And this is just the view from … (5 comments)

jacksonville fl homes: FL Condo for Sale in Fernandina Beach - 05/30/10 06:54 PM
Thinking about buying a condo in Florida?
For $179,900 and a low monthly condo fee of $295/month, you could have all this:
Two-bedroom, two-bath 1,149 sqft and a full two-car garage! Private community pool, Cabana, picnic area, tennis courts! Lush tropical paradise less than a mile from the beach! If you've ever thought of moving to the Greater Jacksonville FL area, I urge you to consider Amelia Island's prestigious south end in Fernadina Beach. Just a few minutes to historic downtown Fernandina and a short 30-40 minute commute to the city of Jacksonville. Everything is within reach, but the day-to-day lifeĀ is … (1 comments)

jacksonville fl homes: Sunny Florida Day for Open House in Fernandina Beach, FL! - 05/29/10 06:55 PM
If you're wondering what life is like in Florida right now, take a look at this! It could not be a more perfect Florida day!

Today we're on the south end of Amelia Island in Fernandina Beach, FL holding an open house for our listing in The Colony Condo community. This lush, tropical paradise is full of towering palm, sago, banana, and other trees. You won't find this kind of greenery in other condo communities!
This unit, 4812 St. Marc Court, has the best location (we think) inside the whole community. It's far enough toward the back that you don't have to worry about First Coast Highway traffic or … (1 comments)
