Hello All, I am sure all you know Zillow very well. Some Agents love it and some dont. I really have no opinion other than they are a tool. ;) Anyway, I got a call on my cell phone this afternoon from a buyer who wanted to know about a property that I had listed. I of course thanked her for the call and asked her the address. She told me the address was 2424 Falcon in Round Rock. I paused for a few seconds. 2424 Falcon? I never had anything listed on Falcon. Google's new search engine code named "caffeine" is reportedly ignoring website owner's robots.txt. These files control which pages Google is allowed to publish in their search directory. Many websites have private data on pages that are not linked to any other page, internal price lists, customer lists, etc. This information is being indexed and served in the Caffeine search results. I see a class action lawsuits coming. Microsoft re-trained the world how to right click, can they now re-train the world to "bing" instead of "google". I think they can. The grand Boulevard of the Round Rock Ranch Subdivision is called Round Rock Ranch Blvd. Both ends of Round Rock Ranch Blvd connect with Gattis School Road about a half a mile apart. Round Rock Ranch Blvd is horse-shoe shaped with many off shoots where homes are nestled in quiet cul-de-sacs. At both Ends of Round Rock Ranch Blvd are gated communities. Both of these gated communities are known as The Enclave. Although the Enclave's are a portion of the Round Rock Ranch Subdivision, they have their own HOA board. The homeowners of The Enclave pay dues to both the Enclave and the Round

The MLS has a new feature in the REALIST portion. It has a mini CMA feature that has a disclaimer that was built to help you fight the appraisal district for your clients. WHEN YOU SUBMIT A CMA to the appraisal district, they USE YOUR CMA to establish the next years VALUES for the homes you used as COMPS. Texas is a NON DISCLOSURE state, and when you submit the information in a CMA form to the APPRAISAL district, you have then DISCLOSED the sales prices, and they USE THEM. This new feature in the tax records prohibits them from using
