&lt;p&gt;With the surge in the number of foreclosures throughout North Carolina, I am often contacted regarding a homeowner's options in saving their home and/or credit from disaster. Believe it or not, folks, the foreclosure dilemma not only affects modest, starter based homes, but homes in the million dollar price ranges as well. Despite what is being printed in local newspapers throughout the state, the number of foreclosures throughout the Carolinas has increased significantly and&amp;nbsp;both our homeowners and neighborhoods are suffering. No one is immune to the effects caused. Everyone is affected. However, there is help available to remedy the situation and many mortgage companies, community-based programs and&amp;nbsp;real estate professionals&amp;nbsp;are actively working together to help alleviate foreclosures.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now, many homeowners seeking relief often times do not understand the benefits and tradeoffs of undergoing the Short Sale process. This is especially due to the fact that there are as many different types of Short Sale qualification processes and guidelines&amp;nbsp;as there are banks.&amp;nbsp;These&amp;nbsp;guidelines depend upon a number of factors such as the type of the loan undergoing the short sale approval process,&amp;nbsp;the loan's servicer--meaning who monitors and collects the loan payments&amp;nbsp;on behalf of the mortgage company/investor, the organization/program financially backing the loan, the specific mortgagor's Pre-foreclosure/Short Sale requirements and the length of time the loan has been in default.&lt;/p&gt;
&lt;p&gt;Throw in&amp;nbsp; misinformation spreading rampantly, scam artists targeting those homeowners in default, and some (surely not all as the majority of the companies want to help and do help) mortgage companies unwilling or uncooperatively discouraging homeowners to just give up and turn in the keys---- It's no wonder homeowners become so frustrated and decide to give up. My response to this: Don't give up. Get help and get help NOW. Educate yourself on the basic steps you must take to avoid foreclosure.&lt;/p&gt;
&lt;p&gt;Homeowners can further educate themselves and get quick, reliable help by first making their lender aware of their financial hardship and immediately contacting a seasoned,&amp;nbsp;Realtor who specializes in Short Sales and Preforeclosures within their area. The mortgage company can provide you with options to help you save your home. Likewise, a specialized Realtor will be able to intervene on your behalf,&amp;nbsp;advise you of your options based upon their experience with your specific type of loan, the short sale program that will apply and their experiences and past success with dealing directly with your mortgage company. Experience and Success Rates is Key. It is a MUST and Yes, It Does Matter!&lt;/p&gt;
&lt;p align="center"&gt;Below, I've listed 7 Reasons to Consider a Short Sale&lt;/p&gt;
&lt;ol type="1"&gt;
&lt;li&gt;The homeowner has suffered a financial hardship which does not appear will get better within the next&amp;nbsp;six months to a year.&lt;/li&gt;
&lt;li&gt;The homeowner or their spouse/partner has suffered a medical condition that prohibits him/her from working or obtaining financial support to save their home.&lt;/li&gt;
&lt;li&gt;The homeowner has agreed to sell their home to avoid foreclosure, but cannot make the necessary repairs to bring the home up to par to command a price equal to or greater than what is currently owed on their mortgage balance.&lt;/li&gt;
&lt;li&gt;The homeowner became over-extended financially and as a result, is in a financial bind that prohibits them to continue to make payments on their home. For example, this may be a result of a job layoff, divorce, job termination, or overall increase in everyday living expenses.&lt;/li&gt;
&lt;li&gt;The homeowner has suffered an extenuating family situation that resulted in the family's overall budget to decrease significantly.       <title>What Can I Do To Improve The Value of My Home?</title>
      <description>&lt;p&gt;As a real estate professional, I&amp;#39;m often asked by homeowners, &amp;quot;What can I do to improve the value of my home?&amp;quot; Often, this question is asked by the homeowner in anticipation of getting the home prepared for sell in today&amp;#39;s competitive market. Most prospective sellers are aware of the&amp;nbsp;challenges they will endure in listing their home. However, they want to&amp;nbsp;accomplish there goal as quickly and as affordable as possible. &lt;/p&gt;&lt;p&gt;Here are some tips that can give your home a boost in today&amp;#39;s market:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&amp;nbsp;Organize, Organize, Organize! Meaning, remove all clutter and excess furniture from the home.&lt;/li&gt;&lt;li&gt;Consider adding a fresh, neutral coat of paint to the home&amp;#39;s interior. Paint all trimming too.&lt;/li&gt;&lt;li&gt;Replace all worn flooring. If it does not look new and inviting, replace it. Buyers will notice every blemish. Also, it&amp;#39;s best to do this before listing. When buyers see a worn floor, it is automatically registered in their mind as a negative. Negative results = a reduction in the offer price.&lt;/li&gt;&lt;li&gt;Pressure wash the home&amp;#39;s exterior---including decks, sidewalks, and driveways.&lt;/li&gt;&lt;li&gt;Keep the home clean at all times. &lt;/li&gt;&lt;li&gt;Add aromatic plug-ins throughout the home to add a fresh, appealing smell.&lt;/li&gt;&lt;li&gt;When your home is ready to list and show, keep the home&amp;#39;s temperature inviting to the buyers. For example, if it&amp;#39;s 90 degrees outside, make the home cool and refreshing inside. That will surely keep prospective buyers around longer.&lt;/li&gt;&lt;li&gt;Replace worn and torn window treatments and blinds.&lt;/li&gt;&lt;li&gt;Throw out&amp;nbsp;anything you do not need. Break down this task by assigning a different day to inspect and remove unwanted items from each room. You can donate your unwanted items to your local donation center, homeless shelter, school or on-line at freecycle.com. &lt;/li&gt;&lt;li&gt;Organize all closets---including linen closets and the kitchen pantry. This allows the buyer to see the actual storage space available in these areas. Closet space&amp;nbsp;does matter and can make a tremendous difference in a buyer&amp;nbsp;purchasing&amp;nbsp;your home or selecting another home.&lt;/li&gt;&lt;li&gt;&amp;nbsp;Keep the yard nicely manicured and landscaped. A fresh bed of flowers and a nice cut lawn makes a world of a difference. Also,&amp;nbsp;a wreath added to the door can change the entire look of the home&amp;#39;s entrance, making it more inviting. &lt;/li&gt;&lt;li&gt;Get&amp;nbsp;all pets groomed and create a small, secure&amp;nbsp;area in your home for your pet to&amp;nbsp;retreat to when the home is being shown. &amp;nbsp;Many buyers and agents are turned off by unsecured pets in the home. &lt;/li&gt;&lt;li&gt;Make sure all linens on the bed are clean and neat.&lt;/li&gt;&lt;li&gt;Organize the kitchen and remove all items from the counter space and hardware from the top of the cabinets.&lt;/li&gt;&lt;li&gt;Make sure all windows are clean and not in need of repair. &lt;/li&gt;&lt;li&gt;Organize furniture throughout the home to accentuate the home&amp;#39;s appeal.       <title>What's Better Than A Foreclosure Deal?</title>
      <description>&lt;p&gt;So, you&amp;#39;re a prospective buyer looking to gain a piece of the Charlotte, NC real estate pie. You&amp;#39;ve done quite a bit of research, viewed homes on the Internet and even watched&amp;nbsp;a few&amp;nbsp;real estate shows on TV. You&amp;#39;ve spoken to a loan officer, gotten pre-approved and your on your way to&amp;nbsp;obtaining a piece of the American Dream. Your goal: To get a home according to your specifications, within your budget and hopefully for as less as possible. &lt;/p&gt;&lt;p&gt;At this point, your considering a foreclosed home, especially if the home has great potential and will save you tremendously. Simply put, a pre-foreclosure is a home that is in jeopardy of foreclosure due to the current homeowner&amp;#39;s inability to maintain the mortgage. Often times, the homeowner experiencing the financial hardship will seek the assistance of a real estate professional (preferably one that specializes in pre-foreclosures and short sales) to persuade the bank to accept a short sale (sale of the home for less than what the borrower owes on the mortgage)&amp;nbsp; in order to save the client from foreclosure and further damage to their credit. The agent then lists the home according to the banks protocols&amp;nbsp;and proceeds with the necessary processes to gain the bank&amp;#39;s acceptance of the short sale. &lt;/p&gt;&lt;p&gt;FACTS of PRE-FORECLOSURES:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&amp;nbsp;Pre-Foreclosed homes are sold at a great price, often times comparable to a foreclosed property, with some being sold even less!&lt;/li&gt;&lt;li&gt;The average Pre-Foreclosures in 2007 consisted of homes in very decent shape with minor repairs. Believe it or not, there were&amp;nbsp;some homes less than a year old&amp;nbsp;available!&amp;nbsp;&lt;/li&gt;&lt;li&gt;Home Warranties are available at substantial savings, which will further protect the buyer against heating, cooling, plumbing and electrical problems that can occur.&lt;/li&gt;&lt;li&gt;The typical pre-foreclosure purchase takes anywhere on average&amp;nbsp;from 30-60 days for the bank&amp;#39;s final&amp;nbsp;approval of the short sale once the offer is submitted.&amp;nbsp;This is because the bank has a set of protocols it must follow, with a series of checks and balances to insure that the home and/or the homeowner&amp;nbsp;actually qualifies for&amp;nbsp;the short sale. However, the savings are generally worth the wait!&lt;/li&gt;&lt;li&gt;Banks really want to prevent a foreclosure sale, as a short sale typically saves them tremendously and legally they Can Not sell the home themselves!&lt;/li&gt;&lt;li&gt;When submitting an offer, it is very important that you submit a fair price. Banks will not be bullied and will not accept a low ball offer. Remember, they have appraisals, BPOs and other price comparisons performed by specialists to provide them with additional insight on the homes saleability. &lt;/li&gt;&lt;li&gt;Often times the listed price is a suggested price the listing agent believes, according to their research, that&amp;nbsp;the bank will accept. A few banks will provide the listing agent with&amp;nbsp;an acceptable list price, most will not.&amp;nbsp;&amp;nbsp;&lt;/li&gt;&lt;li&gt;It is best to look for an experienced agent who is familiar with or willing to learn&amp;nbsp;what to expect&amp;nbsp;from the listing agent the process to represent your best interests as the buyer. &lt;/li&gt;&lt;li&gt;There are a variety of short sale protocols, with different mortgage types having different protocols. For example, an FHA-financed home seeking short sale approval is very different with stipulations not associated with a conventional-based financed home seeking a short sale approval.&lt;/li&gt;&lt;li&gt;Short Sales are typically sold &amp;quot;AS IS&amp;quot; with the lender nor the current homeowner offering any repairs on the home. From escalating gas prices, increasing grocery costs, to sky-rocketing healthcare expenses, managing the family budget to meet the basic needs has become the number one challenge with many households. Toss in a job loss, unexpected medical condition, or a significant increase in mortgage payment into the situation pool and you have a crisis!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The overall results of such conditions are horrific-with an enormous surge in homeowners facing the perils of foreclosure. Faithful renters are losing their place of residence overnight because the landlord failed to pay the mortgage and notify them of the situation. &amp;nbsp;Let&amp;#39;s not forget about the mortgage companies that have closed their doors as a result, or those that are cutting jobs and selling their assets as quickly as possible to improve their stock portfolio.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;As a Pre-Foreclosure Specialist, I&amp;#39;ve witnessed a surge in the number of homeowners seeking help to avoid foreclosure. At the same time, I&amp;#39;ve also observed a high number of scams, so-called companies &amp;amp; non licensed individuals taking advantage of these homeowners. I can&amp;#39;t express enough how many times my office have received calls from victimized homeowners who were tricked by scams resulting in the loss of their home---often times having the deed to their home signed right underneath their radar---over to the company/individual who was so called trying to &amp;quot;help&amp;quot; in the first place. Folk&amp;#39;s this is real &amp;amp; it&amp;#39;s scary. There are people on every corner in every city trying to scam their way into acquiring homes! Sadly, more and more homeowners are falling victim to these predators.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;So, what do you do if you are a homeowner facing foreclosure?&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, the first thing to do is to make contact with your mortgage company. Explain to them your situation and ask if there are any alternative programs they have available to help you keep your home. Many mortgage companies have such programs and will mail you the paperwork to get started. However, you must &amp;quot;ask.&amp;quot; &amp;nbsp;Moreover, if you have a FHA-secured loan, there are definitely programs established to help you keep your home. This initial contact with the mortgage company is a very important step. Keep a detailed written record of who you spoke with, the time/date, department, and the details of the conversation. I would also follow up with a certified written letter explaining your situation in writing and your request for assistance. This way you have documentation that the letter was received and the mortgage company is aware of your condition.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;You don&amp;#39;t know how many times I&amp;#39;ve counseled clients facing foreclosure who have avoided this step entirely. Sometimes it&amp;#39;s because of fear, but very often it&amp;#39;s because of pride. Trust me, when your number one financial asset and family livelihood is threatened, pride is simply not an option. Wait too long and you will not qualify for the programs that were available to help you keep your home. As hard as it may seem, &amp;quot;Mortgage Companies Do Not Want Your Home.&amp;quot; They don&amp;#39;t. It&amp;#39;s too time consuming and highly expensive-especially to have it just sitting and not making money in their portfolio. In fact, the law prohibits mortgage companies from selling off properties themselves. They must hire a Real Estate Professional who specializes in real estate owned properties (REOs) to sell the home for them. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Secondly, I would contact a Realtor&amp;reg; who specializes in helping homeowners through Pre-Foreclosure Counseling and Short Sales. This is especially necessary as you want to assure yourself and your family that you are working with someone who is licensed--- a real estate professional who knows about the pre-foreclosure process, can provide the best consultation, has documented experience with short sales, documentation and referral database of clients saved from both foreclosure and selling their home and has a record of completed short sale transactions. Seeking this information is essential as saving your home from foreclosure is a time-based process.       <title>Thanks, But No Thanks: I Don't Need A Buyer's Agent!</title>

However, when one&amp;#39;s choice leads to harsh mistakes, regret, and financial shock as a result of stubborn ignorance-it certainly makes one wonder.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;For those of you, who have never experienced such resistant comments, let me provide you with a prime example of the &amp;quot;Pains&amp;quot; associated with this choice by telling you a short story...&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You see, not only do I sell homes for clients; I also represent clients in the purchase of homes as well. In fact, I pride myself on the experience I have &amp;amp; continue to gain as well as &amp;nbsp;the &amp;quot;ABR&amp;quot; designation I&amp;#39;ve earned to exemplify my dedication to this profession.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, not too long ago I received a phone call from a potential client who had decided that he wanted to purchase a home. He was referred to me by one of my clients I&amp;#39;ve served and was really excited about buying another home here in Charlotte, NC. After a conversation with this gentleman we decided to meet at my office for an orientation &amp;amp; to begin the home buying process.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Now, a week later on the day of the appointment, I received a phone call---one hour later than the actual appointment time from the prospective buyer. &amp;quot;Sorry, Jaclyn, but I decided to purchase a new home and therefore do not need you to represent me.&amp;quot; Well, of course my response went something like I was glad he decided to purchase a new home, however, there are several reasons why he should have a Buyer&amp;#39;s Agent. Especially, since he would receive superior service, complete representation to promote his best interests, and all at no cost to him---All from a knowledgeable agent who just happens to be a native of Charlotte!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, needless to say, this gentleman could not and would not comprehend the fact that it would be in his best interest to utilize my services. So, we ended the conversation on good terms and I continued to keep my name and statistics in front of him via drip E-mail, postcards etc.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, What do you know! I received a phone call from him last week. Yes, he did move forward in buying the new home. Yes, he&amp;#39;d made the move to Charlotte into his new home and No, he never used a Realtor to represent him with his new purchase.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What&amp;#39;s the problem? Let&amp;#39;s just say he is not enjoying his new home as planned. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;He dislikes the area, can not bear the commute in traffic to and from work, and his neighbors decided that it would be a &amp;quot;sin&amp;quot; to cut their lawn. What makes matters worse, he is having trouble selling his home----as he was the FSBO of a 1 week old listing. He has thrown in the towel and decided to call an expert. He decided to call me. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;This guy was really in trouble. After analyzing his home---I had to be the bearer of bad news. His lovely home he spent $207,000 for is only worth $169,000! That&amp;#39;s right. You see, the neighborhood is still very new. Selling his home would mean not only would he compete with other comparable homes within his area, he would also compete with the builder who built his home and continues to build within his neighborhood. And, as savvy agents, we know builders do not want to keep inventory homes on the books too long. Especially when Quarter Report Time rolls around and their status is revealed. They offer many incentives to unload the homes. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Additionally, because he chose every upgrade (structurally &amp;amp; non-structurally) possible, he priced himself out of the home by roughly $38,000! This means that he would need to take a $38,000 loss if he wants to sell his home! Moreover, he chose a &amp;quot;specially priced&amp;quot; lot to build his home. This &amp;quot;lot&amp;quot; is so special-if you take ten steps out the back door, you would be falling off a cliff!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;You see he has become a recipient of loss as a result of choice. Stubbornness. Plain ignorance! &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;His options are limited. He does not want to rent his home as this is now his primary residence. He can not afford the financial loss associated with selling his home.       <title>The Foreclosure Epidemic: Part I (Subprime Mortgage Companies Vanishing &amp; The Foreclosure Correlation)</title>

Of A Mini-Series: Subprime Mortgage Companies Vanishing &amp;amp; The Foreclosure Correlation&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;strong&gt;by Jaclyn Erwin, Realtor&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Charlotte NC Real Estate&lt;/strong&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;Well, the news is out. Wall Street fell sharply yesterday, March 13&lt;sup&gt;th&lt;/sup&gt;. &amp;nbsp;Another Sub-Prime Mortgage company announced yesterday that it is closing down and has no money, and must relinquish its debt. The only option for this company: Bankruptcy. This company is not the first to make such an announcement, and certainly won&amp;#39;t be the last. With the vast surge of foreclosures happening throughout the country, many mortgage companies are going out of business.&lt;/p&gt;&lt;p&gt;In fact, 36 mortgage companies/divisions (subprime &amp;amp; non-subprime) have closed shop since Quarter 4 of 2006! Why? Because many homes they extended loans for are being foreclosed. When the majority of loans a mortgage company has defaults, its impossible for the mortgage company to survive.&lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;strong&gt;&amp;quot;Share&lt;/strong&gt;&lt;/em&gt;&lt;em&gt;&lt;strong&gt;s of NovaStar Financial, which makes loans to people with weak credit, fell almost 43 percent on Wednesday after the company announced a surprise loss of $14.4 million for the fourth quarter and told investors that it might not make enough money to pay dividends for the next four years.&amp;quot; - The International Herald Tribune, Published Feb. 22, 2007&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;&lt;p&gt;For those of you who are unfamiliar with the subprime mortgage division, let me give you just a brief description. Subprime mortgages are basically home loans that subprime lenders extend to individuals who are credit challenged And who therefore, do not qualify for the more common &amp;quot;prime&amp;quot; loan programs. This means, these borrowers may have blemished credit due to a number of reasons such as divorce, prior late payments, charge-offs, etc. Now, these subprime loans allow borrowers who would otherwise be denied a mortgage, the opportunity to homeownership---but, at a hefty price.&lt;/p&gt;&lt;p&gt;You see, subprime loans are costly and also carry risks. They are costly because the lender charges a higher interest rate. Just like when one purchases a car, the higher the interest rate, the higher the payments. Additionally, the terms of the mortgage loan can be flexible (such is the case with ARM-based loans)-changing throughout the course of the loan and resulting in higher loan payments as rates change.&lt;/p&gt;&lt;p&gt;Now, As a Realtor/Broker, I&amp;#39;ve seen these loans offered to borrowers. For some, these borrowers are fully aware of the risks associated with them, and they initially accept the loan with the goal to later improve their credit status and exchange their subprime loan for a much more suitable loan with a fixed interest rate. &amp;nbsp;After all, these same borrowers can greatly improve their credit by paying their mortgage on time. The longer they maintain their perfect payment history, the more their credit will improve. It works for those who are disciplined and dedicated. However, for most individuals, it doesn&amp;#39;t.&lt;/p&gt;&lt;p&gt;In the end, those who can not afford to maintain their mortgage face foreclosure. This is the case, however with all loans-- subprime or not: If the borrower can not maintain their mortgage, they face foreclosure. As a pre-foreclosure specialist, I&amp;#39;ve witnessed a significant surge in Charlotte pre-foreclosures with All types of loans contributing to the increase.&lt;/p&gt;&lt;p&gt;With this, my case is not to argue or point out which loans cause foreclosure. Based on my experience, foreclosure occurs in all mortgage arenas. In All price ranges. Some more than others, no doubt. But it occurs. Period.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;When the economy reflects job loss, downsizing, shipping those computer jobs overseas that many spent years in college to specialize, a lack of significant employment in a field or specialty, etc: people lose jobs. When people lose jobs, money is scarce. Trust me. I&amp;#39;ve seen couples without a blemish on their mortgage payment history over 15 years face foreclosure. Folks it happens. Savings can not repair All hardships &amp;amp; circumstances. You see, the latest trend in today&amp;#39;s custom homes is the design of two master suites. That&amp;#39;s right, Two Master Suites. Now, there are a number of reasons why this trend has resurfaced. In all,&amp;nbsp;these &amp;quot;reasons&amp;quot; have lead to this&amp;nbsp;trend becoming one of the most popular requests throughout the country.&lt;/p&gt;&lt;p&gt;For starters, people are living longer. With this, many baby boomers are faced with the decision whether or not to care for their parents as their parents age and are no longer able to take care of themselves, or to rely on the care of other professionals.&amp;nbsp;For many, the ability to move love ones into the home and provide and nurture them is a no brainer. &lt;/p&gt;&lt;p&gt;Additionally, many families are also re-incorporating the extended family traditional customs. This is where additional members such as an aunt, uncle, grandparent etc. are also living with the family as a permanent, prominent home member. &lt;/p&gt;&lt;p&gt;Equally so, there are many combined families throughout the country. This is where two families are combined and raised by both non-married adults. For example, two sisters may choose to live and raise their children together. This enables them to provide a stronger level of support to their children where, if they were living alone, could not be as easy.       <title>Give Your Website A Check-Up!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I am almost sure that every real estate professional is aware of a &amp;quot;Website.&amp;quot; However, I find even in today&amp;#39;s challenging times that there are quite a few agents who do not understand the power of a website. Websites, folks, should generate money! Allen F. Hainge, Founder of CyberStars and Active Rainer states in his CyberStars newsletter that your website should generate at least $10,000 annually. That&amp;#39;s right folks, $10,000. J&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Sure, many of us have a website. No question about that. But, how many of us actually make our website(s) work for us so that it generates business? I must admit, when I first entered into this wonderful profession, I thought that the mere idea of just &amp;quot;having&amp;quot; a website was a huge leap of success. Well not quite. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;In doing some research of my own, I&amp;#39;ve embraced the power of the website! Though making a website perfect is an on-going task, there are some simple things to consider...&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Real Estate Agents Should Have A Website That.....&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Is Consumer Friendly. This simply means that the website places more emphasizes on providing relevant information to the prospective client. Not just in terms of real estate, but about other interesting topics. For example, your website would be very beneficial in providing information regarding the cities you serve, entertainment, schools, dining opportunities, family resources within the city, and links to those activities etc.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Should be updated regularly. This does not mean change your entire website. J But, what about adding your blogs, updating your newsletter on your site etc. In short, your website should not be the same as it was 3 years ago. Something should be different. &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Should enable prospects to search and view homes for sale in your area. &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Should be easy to understand in terms of navigating throughout the pages and easy to read. I know, this does require some work. What may be easy for me may not be easy for my prospects. Again, it takes time to make the site perfect.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Keep the prospective clients coming back for more. We are constantly being told that blogs--as well as newsletters are great for this. But also: the more content you add that is consumer friendly, the better. I have seen some sites that seem to offer everything you ask for or want to know regarding the specific area! &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Have the ability to capture prospective clients. Meaning, does your website provide an opportunity for interested consumers to sign up for a consultation? &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Provide your contact information. I know, I know---this is a no brainer. Well, there are many, many sites out there in Cyberspace that do not have a contact number for prospective clients to call. I don&amp;#39;t know about you, but when I&amp;#39;m interested in a product or service-even though I may be willing to explore, I eventually want to call and talk with a live person. J&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Colleagues,&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I&amp;#39;m sure there is more to add to this list.       <title>Pump Up Your Database!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Pump Up Your DataBase!&lt;/p&gt;&lt;p&gt;By: Jaclyn Erwin, ABR, Realtor&lt;/p&gt;&lt;p&gt;Charlotte, NC Real Estate&amp;nbsp;&lt;/p&gt;&lt;p&gt;Okay, so you realize the power of a database. You know that in order to increase your business and successfully meet your 2007 Goals, a strong database is essential. Well, maybe you&amp;#39;re wondering, &amp;quot;What can I do to efficiently collect the information I need to feed my database on a regular basis?&amp;quot;&lt;/p&gt;&lt;p&gt;Well, one easy way to do so is through the use of a Client Data Form. This form can be created easily using templates such as MS Word, Works etc. On the form, you want to asks your clients or potential clients pertinent information such as their full name, address, email addresses, mobile, work &amp;amp; home numbers, Instant messenger info etc. This form should be completed as soon as possible. I usually have my clients to complete the form at their initial buyer orientation or listing appointment. For distant clients, you can ask them this information over the phone, fax the phone to them, or email it to them. &lt;/p&gt;&lt;p&gt;Other great information to ask includes the names of their children and/or pets. How about asking them their wedding anniversary, favorite color, hobbies, and birthdays? Doing so will provide unique opportunities to provide personal, annual contact throughout the years. What great way to show a client you care by sending them a birthday card every year. For some, this may be the only birthday wish they receive. The fact that you, their real estate professional never forget is Awesome! &lt;/p&gt;&lt;p&gt;Once you have this information via your Client Data Form. Place it into your database ASAP. You don&amp;#39;t necessarily need a high tech database for now. MS Outlook, which is free with the MS Office package, is great for creating a nice database for your practice. As your practice and needs grow, you can easily load info from MS Outlook into a new database program, if need be. MS Outlook 2007 will allow capabilities to upload data onto an online system (So I&amp;#39;ve heard). &lt;/p&gt;&lt;p&gt;For important dates such as birthdays and anniversaries, include a yearly reminder for each client within your database of choice. This will enable you to remember each of your client&amp;#39;s important dates and send personal touch info such as a birthday card. Keep in mind, personal touch cards are also great for children and pets too. &lt;/p&gt;&lt;p&gt;You can also place your Client Data Form on your website.       <title>Can You Spot Mortgage Fraud When It Occurs?</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Can You Spot Mortgage Fraud When It Occurs?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;By: Jaclyn Erwin, ABR, Realtor&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Charlotte, NC Real Estate&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What&amp;#39;s the Number One white-collar crime in the country?&lt;em&gt;&amp;nbsp;Mortgage Fraud&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;To respond to this, the FBI is cracking down---implementing practices to unravel those who participate and slapping them with whopping imprisonment sentences and fines. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;You can become a victim and not know it!&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;For consumers, it can be extremely difficult to recognize such fraudulent acts if you are not familiar with the real estate and mortgage industry. This is a great example why it is a great idea to have a Realtor to represent you. Think you might not become a victim? Think Again. Just because you have purchased a home before, does not mean fraudulent acts can not slip underneath your radar. Thinking about purchasing a new home? Well, it is crucial that you have a real estate agent represent you as new homes are very easy to undergo mortgage fraud.&lt;/p&gt;&lt;p&gt;Sadly, mortgage fraud schemes are developing so rapidly, real estate professionals must stay abreast with the latest schemes to avoid their practice and clients falling prey. &lt;/p&gt;&lt;p&gt;There are various types of mortgage fraud, with more being added to the list! In fact, mortgage fraud can be&amp;nbsp;extremely difficult for the average consumer to recognize, as today&amp;#39;s criminals have formed &amp;quot;teams&amp;quot; to help facilitate the fraudulent transactions. This means, the builder or seller, title company ,mortgage broker, appraiser, real estate agent etc. all work together to scheme.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;An Example of Mortgage Fraud Is:&lt;/p&gt;&lt;p&gt;1. Illegal Home Flipping &lt;/p&gt;&lt;p&gt;Illegal home flipping begins when a&amp;nbsp;buyer purchases a home for considerably more than the home is worth.&amp;nbsp;How? Well, this process requires the help of a team---a number of professionals who agree to conspire to commit fraud. For example, the home is appraised by the appraiser (who is aware of the scheme) for way more than the home is worth. The loan is given by the cooperating mortgage broker for the higher appraised&amp;nbsp;amount, however, the builder or seller makes an agreement with the buyer&amp;nbsp;to sell the home for the original asking price. From this, the seller gets paid, and at closing, (where there is a participating attorney who happens to never address such red flags) the seller, who pockets a huge amount of money at closing agrees to give it back to--Get This---&amp;nbsp;the buyer and the mortgage broker. The seller sells his home for the price he originally wanted, and the buyer and mortgage broker share the money given at closing. &lt;/p&gt;&lt;p&gt;Such actions are devastating in the housing market. Why?&lt;/p&gt;&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; It&amp;nbsp;ruins neighborhoods. Homes soon permeate communities where they were sold at thousands (many times hundreds of thousands) more than the correct appraised value. So, a house purchased for $300,000 could be&amp;nbsp;in a subdivision where the &amp;quot;true&amp;quot; appraised value is only $200,000! Who prospective buyer will purchase this home? Especially if they have a Realtor to represent them. &lt;/p&gt;&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Homes such as these usually result in foreclosure.&lt;/p&gt;&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Creditability is lost with&amp;nbsp;home market&amp;nbsp;professionals (mortgage brokers, closing attorneys, real estate agents, appraisers etc.) as more and more cases surface. &lt;/p&gt;&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Mortgage companies suffer, and as a result, increase their fees across the board to prospective buyers. &lt;/p&gt;&lt;p&gt;Better yet, these &amp;quot;teams&amp;quot; have gotten slicker&amp;nbsp;in concealing certain information from non-participating members of their alliance. Many use terminology to buyers to make them believe it&amp;#39;s legal. After all, the buyer trusts them because they are viewed as professionals in their line of business. Equally worse, many seminars across the country are teaching these tactics to use in their get-rich-quick schemes!&lt;/p&gt;&lt;p&gt;Folks, this can happen and Is happening in your state. I pictured me in a crowded room of&amp;nbsp;other professionals, begging them to take my card and in return, pay attention to me long enough to actually &amp;quot;listen&amp;quot; and not just hear what I was saying before a timer went off to indicate us to &amp;quot;switch&amp;quot; to the next victim. However, this&amp;nbsp;is&amp;nbsp;not the true&amp;nbsp;networking scenario. &lt;/p&gt;&lt;p&gt;Folks, networking is quite easy. In fact, it is so easy we all should be doing it everyday, even when we are &amp;quot;off&amp;quot; work. For example, Do you have a favorite hobby? Sure you do. Many of us have quite a few hobbies. Let me share my hobby: I am a Marine Aquarist. What? This means that I keep saltwater fish (the pretty fish from the movie, Nemo) in a huge aquarium. I not only house the fish, I also grow the coral, produce and/or grow my fishes&amp;#39; food and keep inhabitants such as shrimp, starfish, crabs, etc. Now, I belong to several fish hobby organizations and online forums, including &lt;a href="http://www.reefcentral.com/"&gt;http://www.reefcentral.com/&lt;/a&gt;, where there are well over 145,000 of us who simply love this hobby. Yes, 145,000! Okay, so what&amp;#39;s the point or the connection? &lt;/p&gt;&lt;p&gt;Well, this means I have access to a whopping 144,999 members who know that I am a Realtor. It is displayed when they speak with me online in&amp;nbsp;the club&amp;#39;s&amp;nbsp;forums, threads&amp;nbsp;and when they view my profile. In fact, I&amp;#39;ve had emails asking me what areas I service, can I represent them, etc. Further, I recently joined a local organization for my hobby where we meet&amp;nbsp;at least monthly. Not only do I&amp;nbsp;get to&amp;nbsp;work in my hobby, but I get to work&amp;nbsp;on my business too. I wear my name badge to&amp;nbsp;the meetings! This helps a lot considering that new members join&amp;nbsp;every month and there are always others to meet!&amp;nbsp;I don&amp;#39;t know about you, but&amp;nbsp;if I needed a service from a professional and&amp;nbsp;I knew someone who was in that profession&amp;nbsp;And share the same wonderful hobby as mine---I&amp;#39;m going to try&amp;nbsp;him or her&amp;nbsp;first.&lt;/p&gt;&lt;p&gt;Another way to network easily is&amp;nbsp;to communicate with those you already conduct business with. I&amp;#39;m not talking about past or current clients. Sure, you don&amp;#39;t want to forget them. What about those you are paying your hard earned money to anyway. Such as your&amp;nbsp;personal attorney, insurance agent, hair stylist, personal trainer,&amp;nbsp;mechanic, pet groomer, doctor, dentist, manicurist, lawn caretaker, etc. Maybe you have &amp;quot;mentioned&amp;quot; to them your line of profession, but have you guaranteed to yourself that you have embedded the concept in their head so when they need or are asked for a referral in your business---they suggest your name First? &lt;/p&gt;&lt;p&gt;There&amp;#39;s a way to do this to. Yes, it is painless. Create a Drip Email Campaign. In this drip email campaign send monthly newsletters to them. Do this every month. Send your &amp;quot;just Listed&amp;quot; &amp;amp; &amp;quot;Just Sold&amp;quot; postcards via drip email too. Send other information as well, if you like, but make it meaningful. &lt;/p&gt;&lt;p&gt;You&amp;#39;re thinking you don&amp;#39;t know how? Well, I got solutions for that too. &lt;/p&gt;&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Hire a Virtual Assistant to Do This. They usually can charge either a flat fee or an hourly rate. They are skilled in accommodating you with these things and can do this much quicker than we probably could do together. Also, they know the wonderful programs to use and they are highly familiar with what works. Once a system for your drip email is established, it works almost effortlessly!&lt;/p&gt;&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; For those of you who are not quite ready to give up control or you are a Do-it-your self type of person---or even so, on a budget, there is another way to get Drip emails. There&amp;nbsp;are fabulous programs that you can use to create Drip Emails. Many of these programs can be found by doing a simple search on the web. Equally so, some programs are already available to you and you may not be aware of it. &amp;nbsp;Does your current website offer or include Drip-email service? Do you currently have programs such as Top Producer 7i, Point 2 Agent website (Premium and/or Professional)? If so, Drip Email is available. Foreclosure rates are at an All-Time High throughout the country. Unfortunately, North Carolina is not immune to these conditions. In fact, the foreclosure rate within North Carolina has significantly increased, earning NC. the 26th highest state in foreclosures. The RealtyTrac report&amp;nbsp;reflected that 120,334 properties nationwide entered some stage of foreclosure during the month of November. The leading counties in and around the Charlotte, NC. area consist of:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Mecklenburg&lt;/li&gt;&lt;li&gt;Cabarrus&lt;/li&gt;&lt;li&gt;Iredell&lt;/li&gt;&lt;li&gt;Gaston&amp;nbsp;&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;Mecklenburg county, leads the pack with well over 7, 100 foreclosures in 2006. With 365 days in the year, that equates to 19.9 homes that were foreclosed per day in 2006. But did you know&amp;nbsp;that this is one of the&amp;nbsp;top, most overlooked advertising tools that&amp;nbsp;Realtors fail to implement. However, he made his decision based upon a face to face discussion he had with a live, real estate professional in a relaxed atmosphere.       <title>Foreclosure Rate Soars: Realtors Can Help!</title>
      <description>&lt;p&gt;Every week, I learn of another family who is in grave danger of losing their homes to the perils of foreclosure. For many reasons, homeowners are falling victim to foreclosure. Nationwide. Sadly, the foreclosure rates are at an all time high across the country. No state is immuned.&lt;/p&gt;&lt;p&gt;Just a few years ago, the country was boasting an enormous surge in new homeownership, representative of both young and&amp;nbsp;old--All cultures---filled with diversity.&amp;nbsp;Finally, it looked as if society had finally realized how to capture a piece of the &amp;quot;American Dream.&amp;quot; &amp;nbsp;However, much to our dismay, times have changed and as a result We (Yes, I did say &amp;quot;We&amp;quot;) are all suffering from the results.&lt;/p&gt;&lt;p&gt;As real estate professionals we all know how the effects of foreclosure can trickle down to all homeowners. Current homeowners may be affected via a decrease in value and appeal of their homes in high foreclosed neighborhoods. Vacant homes can, without a doubt, lead to theft and other forms of crime. To make matters worse, foreclosures are happening everywhere, in all price ranges, and maybe next door to you. &lt;/p&gt;&lt;p&gt;However, there is hope. Realtors can help. The primary way we can help is through proper client awareness and education. All prospective buyers that you serve should receive an initial orientation. That&amp;#39;s right, an Orientation. This is especially true for new, first time home buyers. Real Estate agents can employ a number of resources to aid in this client education process. I personally&amp;nbsp;educate my clients on many aspects of homeownership including&amp;nbsp;other&amp;nbsp;home expenses to consider&amp;nbsp;when deciding on maximum&amp;nbsp;cost a client is&amp;nbsp;willing to spend on a home. This can include educating them on the current area&amp;#39;s tax rate, the tax rate for the home(s) of interest, the average utility payments for the homes of interest, as well as the average maintenance expenses on the home to consider. I even know of some agents who specialize in &amp;quot;Green or Energy Efficiency&amp;quot; homes and home characteristics---all to help clients save money in the long run and maximize their results.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Additionally, when I recommend lenders, I select from those&amp;nbsp;who I know will further educate my clients on additional financial products and/or factors to consider when purchasing a home. For example, I had one lender introduce one of my clients to a loan product geared towards promoting energy efficient homes! Many lenders, as well as&amp;nbsp;homeonwership programs (NACA, Nehemiah, ect.) &amp;nbsp;also offer First-Time buyer workshops to help educate clients on homeownership and ways to maintain and keep their home. These are great programs! Almost all of them are free and they provide a Win-Win-Win situation. The client wins because they are taught best homeowner practices, the lender wins because the program&amp;#39;s success brings more aspiring homeowners into the program and the real estate agent wins because their client receives top notch service and education. And best of all, the homeowner&amp;nbsp;has adjusted&amp;nbsp;much better&amp;nbsp;because they are better prepared for homeownership. &lt;/p&gt;&lt;p&gt;Now, I know that people face circumstances beyond their control such as a job loss, illness, divorce etc. However, I am aware of programs that can help them too. I stress this to every one of my clients --Before they purchase. So, just in case they experience a hardship, they know who to call. ME!&amp;nbsp;&lt;/p&gt;&lt;p&gt;As a Pre-Foreclosure Specialist, I can help assist them by getting the current lenders to work out a payment plan to get them on the right&amp;nbsp;track or&amp;nbsp;defer payments until a specified time. I can also negotitate a short sale&amp;nbsp;agreement to sell the client&amp;#39;s home at an agreed upon price so that the homeowner avoids foreclosure entirely and their debt with the bank is&amp;nbsp;paid in full! &amp;nbsp;Is this a lot of work? YES! Does it require patience and time? Yes! However, the benefits of saving a client from foreclosure are more rewarding.       <title>Real Estate Agents, Good Deeds Do Payoff: Salute to Wesley: The Subway Hero</title>
      <description>&lt;p&gt;In Today&amp;#39;s Society,&lt;/p&gt;&lt;p&gt;It&amp;#39;s hard for many to envision the &amp;quot;good&amp;quot; in mankind. Often times, we hear of violent crimes, trickery, and plain-old cruelty going on in the world.&amp;nbsp;However, there&amp;#39;s always some one, some human, some&amp;nbsp;angel that reminds us of how important it is to be kind, caring, helpful&amp;nbsp;and to&amp;nbsp;serve others. These &amp;quot;angels&amp;quot; show us that we as individuals can&amp;nbsp;utilize these good principles to greatly impact our world and turn what seems as a tragedy into a blessing!&amp;nbsp;Afterall, these are some of the same principles that the National Association of Realtors ask us to employ&amp;nbsp;throughout our daily activities of serving our clients and our community. &lt;/p&gt;&lt;p&gt;Folks, today&amp;#39;s angel is&amp;nbsp; Mr. Wesley Autrey . You see, to sum it up, this gentleman---while in the subway, noticed a young, teenage boy fall right into the path of a subway train as a result of a seizure. With quick thinking and an unselfish bone in his body, Wesley GoodByed his&amp;nbsp;two children---pushing them in the hands of a bystander and went to the aid of the victim. Within moments, Wesley realized that he did not have time to remove the teenager from the train&amp;#39;s rails nor&amp;nbsp;could he simply let the young male suffer from the perils of a subway train. Instead, Wesley reacted quickly. He stretched out his long arms and wrapped them around the teenager&amp;#39;s body, lifted him up slightly to lock his feet around the boy&amp;#39;s legs&amp;nbsp;and threw himself over him---covering his body just in time for the subway train to pass over their bodies. Miraculously, the young male was saved from death and is now recovering in a hospital! &lt;/p&gt;&lt;p&gt;I&amp;#39;m sure we can all agree, Wesley risked a lot. His children, family---even his own life. However, what he gained wasn&amp;#39;t even imaginable some 24 hours ago. He got to hear the cries of joy from a happy father thankful that his son was saved. He felt an enormous sense of pride, and completeness. Wesley, without a doubt, felt whole again---a feeling that many humans today can&amp;#39;t seem to acquire. Besides this, Wesley was rewarded monetarily. Donald Trump, gave him $10,000 when he heard the news. Scholarships were distributed to his children, TV stations are requesting his presence...and the list goes on. I&amp;#39;m sure he didn&amp;#39;t do a good deed to reap these spotlight/financial benefits. He certainly did not have time to think and plan---weighing the pros vs. cons of doing so. However, he has reminded us all that we can be Heros daily to someone who is less fortunate. Whether it&amp;#39;s extending kind words, providing free consultations/advice, donating our time, funding a charity...The rewards will surely pay off in ways that we can&amp;#39;t even imagine. So today, Mr. Wesley Autrey , I Salute You &amp;amp; Thank You for Reminding Me That There Are Angels Within This World!       <title>Real Estate Agents Can Learn Something From James Brown</title>
      <description>&lt;p&gt;Today, while taking a break from the daily tasks of this business I happen to catch the news&amp;#39; highlights ---showing the fans&amp;#39; tribute to the famous singer, James Brown. On Christmas Day, James Brown passed away. How ironic, he was a very dramatic entertainer. He entered the world of music&amp;nbsp;dramtically, and departed the same.&amp;nbsp;The fans came from everywhere, all parts of the world to pay their respects to the singer before he is laid to rest. Presented in a chariot ushered by horses, the body of Mr. James Brown was greeted by thousands of fans! They were mimicking his dances, moves, and the way he sang.&lt;/p&gt;&lt;p&gt;So, what&amp;#39;s my point. My point is there are those who remembered him when he first debuted on stage at the time--- I believe was in the 1960&amp;#39;s. Like love at first sight, James&amp;#39; style, his talent, and of course his branded look and gestures drew fans from all parts of the world--representing all cultures, ages, and beliefs. The man was an awesome entertainer. Artists pay millions to incorporate or &amp;quot;sample&amp;quot; his music into their recordings. Likewise, for those of us who learned about him throughout our childhood years never forgot. In essence, like James Brown, we as real estate professionals can witness and embrace this same level of success and public awareness. By properly branding ourselves, our teams, and providing ultimate service that the public wants, &amp;nbsp;we can master this same effect. So much so, that when the public see a particular logo, hear a particular phrase, or glance at our photo, they should no instantly who we are and what we represent. Overtime, the benefits will pay off and the public will be their to embrace us via accolades and referrals!&lt;/p&gt;</description>
