Say the “F” word three times to your clients… - 06/30/10 11:17 AM
I bet ya I get some looks on this one.  But it's true so true if you use the "F" word three times to your clients you'll be better off.  What is the "F" word?  Well I bet if you're like most adults visions of things jumped in your mind I know it would in mine.  So here is the infamous "F" word three times.   Feel, felt and found.  Yes Mr. or Mrs. Client I feel for your frustration, anxiety, or whatever, I have felt the same way and I have found that and you fill in the blank.  Your client … (3 comments)

Be the "amylase" of your agency... - 06/30/10 06:15 AM
Want to be the ‘go to' person of your agency?  Want to have your broker come to you and say we have this client that I believe only you can handle?  If so be the amylase of your agency and start working on it today.  Of course you might want to know the meaning of amylase and it is: an enzyme that helps change starch into sugar.  So be the ‘person' that changes those stiff (starch) and difficult persons into either buyers or sellers.  It's a great day to buy or sell a home.

Sometimes you need to be a ‘deprofundis’ with your client - 06/29/10 06:27 AM
Well cowboy and cowgirl rally with me on this one.  We all have been there and if not you will be.  When you meet this client and I have several times please take this blog and run with it.  Would you like to know the meaning before you go grabbing your dictionary?  Ok I'll tell you it means: an expression of deepest sorrow or misery.  Now you have had or still do those clients who had a bad experience with their last agent and needs to tell you the whole sad story.  Express a little deprofundis it will go a long … (3 comments)

Treat your ‘capricious’ clients with caution… - 06/28/10 06:34 AM
Are you not cautious with some clients over others?  We all know some clients need more attention than others.  We all have had those capricious clients who just drive us nuts in trying to understand why they do what they do.  The meaning of capricious is: tending to change abruptly and without apparent reason.  I have had and you understand ‘have had’ clients who have called me and cancelled the listing for no apparent reason.  How about you have you had any?  It’s a great day to buy or sell a home.

You are under the scrutiny of a ‘casuist’ whether you know it or not - 06/27/10 01:08 PM
For all you wordsmith out there figure this one out before you read the rest of the story.  We all are under this person(s) eye and it’s just not for agents.  Everyone everywhere cannot escape this no matter who you are or where you are.   The meaning of casuist you might ask, well thanks for asking it is: a person expert in casuistry.  So now the question might be what the heck is casuistry?  Well I’ll tell you that also it is: the application of general principles of ethics to specific problems of right and wrong in conduct.  So if you … (0 comments)

Live life on the edge of a giggle… - 06/27/10 07:47 AM
Ok I know there are thing in life that should be taken seriously and I’m not saying to abandon those things.  What I am saying if you always take things seriously than you are missing out on some fine things in life.  Have you ever laughed at yourself for some stupid thing you’ve done?  If not then why not cause I can assure you have done some stupid things in your life.  If you can’t admit it and laugh at the situation now than I truly feel sorry for you.  Live life on the edge of a giggle and enjoy it … (4 comments)

Be the change you want to see… - 06/27/10 07:38 AM
No I’m not telling you to go out and change the world or anything like that.  I’m not telling you to violate any Federal, State or agency rules.  What I am telling you is (with the permission of your broker) if you see something that can be streamlined do it.  If you can make the workload easier for the people in your office do it.  If you can make the process lighter for the other agents than do that.  Don’t just look at a problem and say to yourself “If it was done like this ------ than it would be easier.  … (3 comments)

Are you the ‘ampelopsis’ of your agency? - 06/26/10 08:48 AM
Man ole man do I like Webster the dictionary that is.  So tell me are you the ampelopsis of your agency?  The meaning according to Webster is a climbing vine.  We all have the agents who come into the office and right off the bat they are million dollar producers per month.  Then there are those who struggle to sell five hundred thousand per year and some not even that.  Personally I like to progress slower but sure in my steps.  It's a great day to buy or sell a home.

Today’s word for consideration is (abscission). - 06/26/10 08:21 AM
According to Webster one of the meanings is: a cutting off, as by surgery.  Now I need to relate that to real estate.  Do you have one of those agents, clients, friends who just drive you crazy?  Get rid of them by abscission not literally but figuratively (don't want any harm to anyone).  Free yourself and move on and say "next."  It's a great day to buy or sell a home.

Step out of your comfort zone… - 06/24/10 12:23 PM
Want to take your business to the next level then step out of your comfort zone.  Are you comfortable with where you business is now?  Do you want to take it higher and make more green stuff then go knock on doors, make the phone call, host an open house or whatever your hang up is try it.  You need to do something that takes you out of your comfort zone once to see if you can do it.  If not ask an agent who does what your not to help you.  Most agents will and it just may turn your … (2 comments)

You have to believe it is so before it is… - 06/23/10 07:48 AM
When you were young (I'm still that way at heart) and you went up against someone you knew was better at sports what did you do.  Did you tell yourself I'll never be as good as Sally, Bill or whoever if so then I bet you lost the contest?  How about in real estate when you know you're going against what you think is a better listing agent or buyer's agent.  As Nancy Grace would say BAREAKING NEWS!!!! You are just as good if not even better but screw your head on right and get that listing or make that sell.  … (3 comments)

So I'm wondering if you have read any of my blogs do you know where this is headed.  If so you can move on and have a wonderful day.  If not than what do you think the job you absolutely have to do is.  We I'll tell you it's something you need to do everyday consistently make it in this business.  It's easy and the return on your effort is insurmountable.  It's your attitude and commitment.  Leave your problems with your other, kids or whatever at the home and bring a I can attitude to the office.  Commit yourself to be … (6 comments)

Excellence is a habit… - 06/21/10 06:12 AM
We all think we are the best negotiator, listing agent, buyer's agent or the very best dual agent.  So tell me are you the best, do you strive for excellence in your work?  If so do you met your standards?  If you answered yes then skip the rest of this and continue on.  If not then why not.  If you want to be the best in your business then strive for excellence in your work habits.   I do mean all your work habits from the time you get up in the morning until you lay your little head down for the … (3 comments)

Do you when filling out a listing contract miss something?  How about a contract or a seller's disclosure or the host of other forms that we on a daily basis fill out.  If you said yes than you need an attitude adjustment.  That is you need to rethink your job and make the necessary adjustments so that the mistakes or the items you overlook are accounted for.  Strive for excellence and you'll get there.  It's a great day to buy or sell a home.

Believe in yourself and your product. - 06/17/10 06:51 AM
I believe you're the best agent in your office.  I know you believe in your industry and your product.  In this business you have to be the best if you're going to make it.  I know for myself I'm the best in my office and I  truly believe in myself and my abilities.  I'm not arrogant just stating fact.  Ask my broker she'll tell you and she does everyone in the office we're the best.  She makes us believe it because I believe she believes in what she's saying.  So believe in yourself and your product and services to become a … (6 comments)

Do you shop at one of the large supermarkets, clubs, chain stores or you local grocery store?  Do you buy fuel for your vehicle?  Do you go to the movie theatre or out to eat?  If so how many potential clients do you meet in a day?  If you have not approached them about the industry you're in, and asked if they knew of someone who might be interested in buying or selling a home then you're doing yourself an injustice.  Now how many potential clients do you meet in a day?  It's your decision and if you don't someone else … (6 comments)

The only place where success comes before work is in the dictionary… - 06/15/10 08:23 AM
Ever wonder how successful people get to where there at?   Well it's not by sitting on their duff waiting for the phone to ring, showing up with a listing presentation that is half put together or a contract lacking the elements of what the buyer asked for.  They get there by rolling up their sleeves and getting to WORK!! Imagine that people who are successful actually working...  So tell me are you successful?  For those of you getting into this business it's not meant for you but for those who have been around for awhile if you're not successful stop blaming … (7 comments)

Don’t offer less than your best… - 06/14/10 06:08 AM
I know I've written on this subject in the past but it keeps rearing its ugly head.  I feel compelled to write another article.  It's the same old story when you go to the doctor and not feeling well you want him or her to be on top of their game.  So why sometimes do you take a listing or talk to a buyer and not be on top of your game.  If you're not going to give it your best that day then stay at home.  The world will not stop revolving if you miss a day or two.  It's … (8 comments)

The hour has come time to hit the floor - 06/11/10 07:45 AM
Good morning world it's a beautiful day I'm ready willing and able.  I've done my homework, I know my market and nothing is going to deter me from my goals.  What are my goals you might ask and I'll tell you.  I plan on making one more contact, one more phone call, writing one more letter and the list goes on.  Why am I so driven?  It's because I want to be the best at what I do.  Be the best wake up with an attitude of I can instead of I can't.  It's a great day to buy or sell … (11 comments)

Don’t think of giving in… - 06/10/10 06:09 AM
I'm only a babe in the woods as far as the real estate business goes.  There have been times that I've just wanted to thrown in the towel and go home.  That's not how I'm built but I saw no way around it.  It was like I was pouring money down into an empty pit with no return.  To those of you who are out there thinking about throwing in the towel I suggest you give it a little more time.  There has been roller coaster rides before and ultimately the ride comes to a stop and things return to normal … (7 comments)

Don't delay call today… - 06/09/10 05:44 AM
Calling all agents.  This is the one and only time you will hear this from me (not really).  If you're in NW Arkansas around Benton & Washington Counties if you don't call that expired or FSBO today I will.  There is enough out there for all of us but we do live in HOG COUNTRY!!!  If you don't get up off your duff and make that call today you'll be to late cause I would have already made it.  That's why I get to work at 06:00 AM and make my first call at 08:01 AM.  It's a great day to … (4 comments)

Don’t take life seriously, you won’t come out alive. - 06/08/10 06:35 AM
Let's face it sooner or later you will succumb to what everyone in history has done.   To that end why go around like your life depended on it.  Sure we all have clients that need our attention.  There are things we would like to do before we are called upon.  However in the end the earth has revolved many times and will do so after you're gone.  Don't give up but don't worry about the small stuff it will work out.  It's a great day to buy or sell a home.

Pull up a chair and listen… - 06/07/10 06:13 AM
If your agency does not have anyone able or willing to help new agents out then you might want to get someone or volunteer yourself.  When I first started I would have saved myself a ton of money and worry if someone would have done that for me.  I'm not saying to take someone and hold their hand for 8 hours a day for weeks on end.  Just an hour or two every day for the first two weeks or so.  It just may keep an agent happy to be with your company.  It's a great day to buy or sell … (6 comments)

Same ole thing just a different day… - 06/04/10 05:30 AM
I heard agents use this phrase more times than I would like.  The thing is they sit around and wait for the phone to ring or don't do much at all in making contacts.  They wonder why their sales are down and they are not making any money.  With that attitude even a blind person can see why.  Come out with a new attitude and embrace the new day with a winning thought.  It's a great day to buy or sell a home.

From one unstable person to another… - 06/03/10 06:39 AM
Sometimes I wonder why I'm in this insane and crazy business.  Just think I have a retirement check coming in like clockwork.  But I'm a workaholic and if I wasn't doing this I would be doing something else just as insane.  When I do a job I'm the kind it's all or nothing and I'm too close to getting my other retirement check to let this go and just sit back and drink beer all day.  However there are times I think about it a lot. Am I unstable well the answer is of course but it takes all kinds.  It's … (5 comments)

Today forget your past failures… - 06/02/10 07:07 AM
No I'm not saying to not learn from them just don't dwell on the failures from your past experiences.  Just because someone called you on an error or you were reprimanded does not give you permission to hide within your shell.  Just learn from your past errors or failures and move on there is another world awaiting your arrival. It's a great day to buy or sell a home.
