Coppell, Texas currently has 203 Single family homes on the market as of May 23, 2011. The inventory of single family homes continues to inch upward just a bit from week to week, but homes are going under contract as well. Coppell was recently listed by the Dallas Morning News as one of only 6 cities in the metroplex where sales were increasing compared to the other cities in the metroplex.

On the single family home front, there are currently 203 single family homes for sale. These homes run the gamut from small homes (1032 square feet) to large estate properties (7,563 square feet). They have anywhere from 2 to six bedrooms and have lot sizes ranging from 0-lot lines to over 5 acre estates. There is truly something for everyone that is looking for a home in Coppell. Coppell has great "starter home" neighborhoods as well as executive level homes and estates on water front, creek, traditional, and multi-acre lots.

A majority of the homes for sale in Coppell are within the Coppell School district boundaries, there are a few pockets or homes in Coppell that are in either the Carrollton-Farmers Branch School district or the Lewisville School District. Make sure that if you have a specific desire for a particular school district that your Realtor knows the boundary lines for each of the districts. Just because you pick a home in the City of Coppell, does not mean your children will be going to the Coppell School District.

The average days on market for the current inventory of single family homes is right at 103 days at this time. Price ranges in Coppell for single family homes (current inventory) runs from $118,500 (single story 1032 square feet home) to $2,425,000 (a 7,429 square foot five bedroom estate on 5.5 acres). The overall average price per square foot for available single family homes in Coppell is $127.48.

There are currently 89 homes under contract in Coppell right now awaiting closing. These homes fall into three categories.Active contingent (homes under contract but have financing or other contingencies in place), Active Option (homes are under contract and are in their option periods), and Pending (homes have passed their option period and other contingencies and are awaiting final closing).

Active Contingent homes:

There are 18 single family homes in Coppell under contract at the present time under the Active Contingent classification. The average days on market for these homes before they went under contract was 74 days. Their average price per square foot for these Coppell homes was $115.77 per foot. There are currently 22 single homes under Active Option status in Coppell at this time. The average days on market for these 10 homes was 88 days. Their average asking rice per square foot was $114.48. They ranged in listing price from $173,900 to $899,900. The average asking price per foot for these homes was $114.48.

Pending homes:

There are currently 49 homes in Coppell that are listing in Pending status awaiting final closings. These 49 Coppell homes averaged just 64 days on market before they went under contract. They averaged around $121.39 per square foot.
