Choose a reliable news sources like CNBC Realty Check, The Wall Street Journal or www.SmartMoney.com to ensure that you are gain opinions from industry professionals from an institution point of view. These news agencies cover the topic daily and welcome contributors with opposing views followed by practical recommendations for the consumer. &lt;/p&gt;&lt;p&gt;2. Practice the daily formula of 5+5+5 to win the day. Make 5 outbound phone calls to your client base, write 5 personal notes to your clients or referral partners and send out 5 emails that are marketing oriented. My advice is to start your day with positive personal development and forget about watching the morning news; you will approach your day with a much more proactive &amp;quot;can do&amp;quot; attitude.&lt;/p&gt;&lt;p&gt;&amp;nbsp;I want to share with you three golden nuggets that I picked up from one of the premiere real estate sales trainers in the country. Consider this, the person that shared these three key ideas recently lost his home, cars and most of personal pocessions in the San Diego wildfires yet&amp;nbsp;he has&amp;nbsp;ability to stay focused on the big picture&amp;nbsp;- amazing. I hope that you will find these tips helpful in your pursuit of excellence in a challenging market.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;#1. Perspective&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;To place our market environment into proper perspective you must know the numbers; your personal historical production numbers, the historical numbers for your immediate market and the historical numbers for the broader national market. If you have been a real estate agent for less than eight years, you only know how to function in a growing real estate market, let me say that again; if you have been a real estate agent for less than eight years, you only know how to function in a growing real estate market.&lt;/p&gt;&lt;p&gt;The 2007 real estate numbers will come in as the &lt;strong&gt;4&lt;sup&gt;th&lt;/sup&gt; best market based number of transactions closed since 1952&lt;/strong&gt;, it may not feel like it but those are the facts. Here are the numbers based on sales closed by year: 1988 3.5 million; 1991 3.1 million (-10% lowest in 20 years); 1998 4.2 million (start of the boom); 2002 4.6 million; 2004 5.7 million, 2005 7.1 million (speculative buying begins as 40% are non-owner occupied transactions); 2006 6.4 million; 2007 5.5 million estimated.&lt;/p&gt;&lt;p&gt;Consider these facts in the wake of the overly hyped media view of foreclosures: 1.) In the US 30% of all homes are free and clear of mortgage debt. 2.) &lt;strong&gt;The total US mortgage market is 9.9 trillion Dollars of which 75 billion is sub-prime debt or .0075% of the total market&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;Having the proper perspective will allow you to avoid being stricken with &amp;quot;market apathy,&amp;quot; in your business and allow you to thrive as many of your competitors flounder. By having the proper perspective your&amp;nbsp;buyers and sellers will view you as the expert and as someone capable of offering viable solutions to satisfy their objectives. &lt;strong&gt;If you have not developed the proper perspective it will be impossible to translate perspective to your clients&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;So what do you need to know about your market?&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Number of active listings 2006 compared to 2007 (month to month)&lt;/li&gt;&lt;li&gt;Average listed price 2006 compared to 2007&amp;nbsp; (month by month)&lt;/li&gt;&lt;li&gt;Average sales price 2006 compared to 2007 (month by month)&lt;/li&gt;&lt;li&gt;Average sales price 2006 compared to 2007 (calculate listed to sale price ratio)&lt;/li&gt;&lt;li&gt;Average 30 year Freddie Mac interest rate 2006 compared to 2007 (present month)&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;Once you have the market numbers, &lt;u&gt;develop your personal numbers&lt;/u&gt; and commit them to memory. If you know your numbers you can control your emotions.&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Average sales price&lt;/li&gt;&lt;li&gt;Average commission (both dollar amount and percentage)&lt;/li&gt;&lt;li&gt;Average monthly expenses&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;Having the proper perspective will allow you to settle your client&amp;#39;s fears with facts allowing them to gain perspective as a buyer or seller. I knew that this problem would extend beyond the &lt;strong&gt;sub-prime&lt;/strong&gt; market and that it would bring about a fundamental change in the way Realtors must act to protect their &lt;u&gt;buyers and sellers&lt;/u&gt;. The following is a sampling of recent closures and guideline announcements from major national lenders including many of the largest in the industry during the most difficult days of the meltdown.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;RFC&lt;/u&gt;&lt;/strong&gt; changed their Jumbo A, Expanded Criteria, and Payment Option pricing adjustments. &lt;strong&gt;&lt;u&gt;WAMU&lt;/u&gt;&lt;/strong&gt;&lt;strong&gt;&lt;u&gt; &lt;/u&gt;&lt;/strong&gt;ceased doing any low-doc transactions whatsoever with FICO&amp;#39;s less than 680 and LTV&amp;#39;s greater than 65%. &lt;strong&gt;&lt;u&gt;MortgageIT&lt;/u&gt;&lt;/strong&gt;discontinued their No Ratio, No Doc, and SISA loans for several of their products. &lt;strong&gt;&lt;u&gt;Greenpoint&lt;/u&gt;&lt;/strong&gt; stopped taking locks entirely on their Alt-A Fixed and ARM products. &lt;u&gt;&lt;strong&gt;Wells Fargo&lt;/strong&gt;&lt;/u&gt; worsened their Jumbo prices by 1 point. &lt;strong&gt;&lt;u&gt;Countrywide&lt;/u&gt;&lt;/strong&gt; changed their guidelines and pricing adjustments for their Expanded and Jumbo product lines. &lt;strong&gt;&lt;u&gt;Indymac&lt;/u&gt;&lt;/strong&gt; closed their bulk (conduit) desk. &lt;strong&gt;&lt;u&gt;Taylor Bean&lt;/u&gt;&lt;/strong&gt; and &lt;strong&gt;&lt;u&gt;CSFB&lt;/u&gt;&lt;/strong&gt; are no longer doing 2&lt;sup&gt;nd&lt;/sup&gt; mortgages. Taylor also scaled back their first lien, Alt-A Fixed, Hybrid ARM and Option ARM programs. &lt;strong&gt;&lt;u&gt;Astoria&lt;/u&gt;&lt;/strong&gt;Bank tightened their guidelines and engaged in a mid-day price change on their ARM&amp;#39;s for the worse, in spite of a nice improvement in A-paper product. &lt;strong&gt;&lt;u&gt;CitiMortgage&lt;/u&gt;&lt;/strong&gt; changed their pricing adjustments for non-agency ARM loans, and also changed the pricing structure for SIVA, NINA, and several other types of loans. &amp;nbsp; More news.... &amp;nbsp; &lt;strong&gt;&lt;u&gt;Option One: &lt;/u&gt;&lt;/strong&gt;185 account executives around the country.&amp;nbsp; All Option One loans have to close by the 17th of this month and fund no later then August 31st.&amp;nbsp;&amp;nbsp; Missing these deadlines will result in your loans being denied or changed for the worse.&amp;nbsp; If you have any loans in the pipeline now, please get them closed ASAP. &lt;strong&gt;&lt;u&gt;NovaStar:&amp;nbsp; &lt;/u&gt;&lt;/strong&gt;Suspended funding on Friday - expected to issue a statement tomorrow. &lt;strong&gt;&lt;u&gt;Aegis&lt;/u&gt;&lt;/strong&gt;:&amp;nbsp; Stopped funding - expected to issue a statement soon. &lt;strong&gt;&lt;u&gt;National City Mortgage&lt;/u&gt;&lt;/strong&gt;:&amp;nbsp; Suspended all second lien applications.&amp;nbsp; This company has been one of the nation&amp;#39;s leaders in home equity loans - big problem. &lt;strong&gt;&lt;u&gt;Countrywide:&amp;nbsp; &lt;/u&gt;&lt;/strong&gt;Significantly cut back Reduced, Super Streamline, No Ratio, NINA doc types &lt;strong&gt;&lt;u&gt;Wells Fargo:&amp;nbsp; &lt;/u&gt;&lt;/strong&gt;Announced elimination of&amp;nbsp;Stated/Stated second liens today.&lt;/p&gt;&lt;p&gt;&lt;img title=&quot;C Little&quot; src=&quot;http://activerain.com/image_store/uploads/9/8/9/2/1/ar11865104712989.jpg&quot; height=&quot;82&quot; align=&quot;left&quot; alt=&quot;C Little&quot; width=&quot;110&quot; /&gt;The good news is that although the sky is VERY cloudy, you can notify &amp;quot;chicken little&amp;quot; that it is not falling. In fact in time there are clearer days ahead for borrowers seeking sound financial guidance from their mortgage advisers and for Realtors seeking a more stable and reliable environment for their sellers and buyers. There was massive buying from a large percentage of Realtors and lenders to simply get the deal funded with little thought to the long term consequence of lax lending standards and relatively easy access to 100% financing to those with moderate credit scores and modest cash reserves. Lesson learned. Ok, with that being said what can a savvy, professional Realtor do to protect their client? Here are the recommendations I am sharing with my Realtor partners:&lt;/p&gt;&lt;p&gt;1. Partner with a competent mortgage professional that monitors daily market&amp;nbsp;changes and is aware (they should be coming to you and warning you, not learning this news from you) of the fallout in the market and the changes to underwriting policies and program guidelines.&lt;/p&gt;&lt;p&gt;2. If you are the listing agent, require that your lending partner be allowed to speak with the buyer&amp;#39;s lender (the buyer will have to provide permission) in order to validate the pre-approval letter. Although the lender cannot share privileged information with a third party without expressed written permission from the borrower, they can generally provide support for the borrowers ability to&amp;nbsp;qualify based on program guidelines&amp;nbsp;as represented. If the buyer&amp;#39;s lender misstates program guidelines or raises any-other red flag, your trusted lender can work to resolve the issue from day one vs saving your&amp;nbsp;transaction when it crashes the day before closing.&lt;/p&gt;&lt;p&gt;3. Do not be too easily swayed by the news about the industry in the popular press. The situation in the capital markets is indeed very serious; however, I have noticed that the popular media would lead you to believe there is no money to lend and that the dream of homeownership is no longer obtainable. Not true! A well informed mortgage consultant armed with the resources offered by &lt;strong&gt;FNMA, Freddie Mac, FHA, &lt;/strong&gt;&lt;strong&gt;VA&lt;/strong&gt; among others can navigate the choppy waters and find programs that work for well qualified borrowers.&lt;/p&gt;&lt;p&gt;4. Learn to trust your lender and support his or her&amp;nbsp;recommendations when advising your clients. Work together and recognize that not every individual with the desire to own a home is eligible to do so immediately. Put together a financial coaching program in association with your lending partner to help those who do not qualify today, but are willing to work with you to correct credit problems or save money for a down-payment on a future purchase. By speaking with the buyer&amp;#39;s lender, I am able to understand the range of the buyer&amp;#39;s employment, credit scores, cash reserves, source of down-payment and other factors that will contribute to a successful loan approval, closing and distribution of commission checks.&lt;/p&gt;&lt;p&gt;The reality is that the listing &lt;strong&gt;Realtor&lt;/strong&gt; has a duty to both the seller and themselves to scrutinize a pre-qualification or pre-approval letter to ensure that the seller is not harmed&amp;nbsp;when depending on what may turn out to be meaningless words on fancy paper. Technology in the mortgage industry has evolved to the point where most loan programs are underwritten instantly utilizing an automated underwriting engine such as &lt;strong&gt;FNMA Desk Top Underwriter&lt;/strong&gt; or &lt;strong&gt;Freddie Mac Loan Prospector&lt;/strong&gt;. Many Alt-A and Sub-Prime lenders use similar models to pre-underwrite files as well. As a result, a competent loan officer should have the ability to reasonably guarantee the success of the great majority of loan request. Few citizens would argue against the value of a sound public school system and the resulting benefit to the community. I would ask this question; if you had&amp;nbsp;a child attending &lt;strong&gt;Douglas County Schools&lt;/strong&gt; would you feel that an annual&amp;nbsp;payment of&amp;nbsp;$1,091.82 was a sound investment to have them receive a high quality education? If you had no children, would you value the indirect benefits and accept that half of your annual property tax liability was supporting the school system in your community?&lt;/p&gt;&lt;p&gt;In &lt;strong&gt;Colorado&lt;/strong&gt; water is a very important issue and the cost associated with the supply of adequate water resources is reflected in this tax payer&amp;#39;s summary. The &lt;strong&gt;Stonegate Village Metro District&lt;/strong&gt; was allocated $643.63 from this tax year, which is only a portion of the total charges assessed to the homeowner as they will pay an additional monthly charge to the &lt;strong&gt;Stonegate Village Metro District&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;Public education, water resources, government administration, police and fire protection are all cornerstones of any vibrant community. Through property tax assessments local governments can allocate adequate resources to ensure that communities continue to thrive and that citizens can safely enjoy a high quality of life.&lt;/p&gt;&lt;p&gt;I would venture that a small percentage of homeowners have taken the time to review the distribution of their property tax dollars taking into account the value of the services received when determining how they feel about their annual tax payments. For the year, the average vacancy rate in the seven-county region declined from 8.2% in 2005 to 7% in 2006. &lt;/em&gt;The study also reported that&lt;em&gt; the last time the annual vacancy rate was lower than 7% was in 2001 when the metro region posted a 6.4% rate, and in the last five years about 25,000 rental units have been added to the market. The average monthly apartment rent also decreased from third &lt;/em&gt;&lt;em&gt;quarter to fourth&lt;/em&gt;&lt;em&gt; quarter. For renters who can qualify, now is the time to take advantage of low interest rates, increased inventory, seller incentives and a variety of assistance programs by purchasing a home now.&lt;/p&gt;&lt;p&gt;During our consultations we emphasis the benefit of equity appreciation and the monthly cash flow benefits of owning a home as a result of interest and property tax deductions. The county is comprised of more than 120,000 parcels, which are subject to a statutory reassessment of value by comparable sales for the period July 1, 2004 to June 30,&lt;sup&gt; &lt;/sup&gt;2006.&amp;nbsp; Due to the large number of parcels to be accessed, the county assessor&amp;#39;s office implemented mass appraisals using computer modeling to determine value for each parcel as of June 30, 2006.&lt;/p&gt;&lt;p&gt;On May 1&lt;sup&gt;st&lt;/sup&gt; the &lt;strong&gt;Douglas County Assessor&lt;/strong&gt; mailed a &lt;strong&gt;2007 Real Property Notice of Valuation&lt;/strong&gt; to all property owners in the county. I had the opportunity to review a client&amp;#39;s statement, which provided six comparable sales deemed to be a sample of market activity, but not the basis for determining the value of her home. After reviewing the comparables I found that I could agree with three and strongly disagreed with three, so she has decided to protest her new assessment.&lt;/p&gt;&lt;p&gt;Based on the notice, her valuation has been increased from the 2006 valuation of $294,927 to $313,699; an increase of $18,722 or 6.35% in a flat market. On the surface is looks like a substantial increase given the present market environment for the area. I researched sales comparable during the review period and determined the true value to be $299,000 to $303,000, which is supported be an independent appraisal that was conducted in April of 2004.&lt;/p&gt;&lt;p&gt;Much to the credit of &lt;strong&gt;Douglas County Assessor&lt;/strong&gt; &lt;strong&gt;Teri Cox&lt;/strong&gt; and her staff, the protest process in &lt;strong&gt;Douglas&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;County&lt;/strong&gt; is streamlined and can be done in one of three ways; in person, online at &lt;a href=&quot;http://www.douglascounty.co.us/assessor&quot;&gt;www.douglascounty.co.us/assessor&lt;/a&gt;, or by fax. For convenience the county has also established two satellite centers open two days during the week in &lt;strong&gt;Parker&lt;/strong&gt; and &lt;strong&gt;Lone Tree&lt;/strong&gt;. I have shown them in hunter / jumper events and I have been a fan of horse racing for as long as I can remember.       <title>My Reality TV Debut is Suddenly Here!</title>
      <description>&lt;p&gt;You might recall a blog I posted&amp;nbsp;back in February concerning my venture into the realm of reality television - here&amp;nbsp;is the link:&amp;nbsp;&lt;a href=&quot;http://activerain.com/blogsview/43023/My-Reality-TV-Experience&quot; rel=&quot;bookmark&quot;&gt;My Reality TV Experience&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;&lt;p&gt;At the time it was expected that the episode we had just finished taping would air in late&amp;nbsp;Spring 2007.&amp;nbsp;Today I received an unexpected phone call from &lt;strong&gt;HGTV&lt;/strong&gt; &lt;a href=&quot;http://www.hgtv.com/&quot;&gt;http://www.hgtv.com/&lt;/a&gt; informing me that they have moved our episode to the season premiere of the hit series&amp;nbsp;&amp;quot;&lt;strong&gt;My First Place&lt;/strong&gt;,&amp;quot; which will air this &lt;strong&gt;Sunday April 29th at 10:30 PM EST&lt;/strong&gt;. Please catch it if you can and let me know what you think. &lt;br /&gt;&lt;br /&gt;I have yet to see the episode, so it will be interesting to see how the story unfolds. The family we worked will stole our hearts and I think it will represent how we embrace our clients in every transaction.&lt;/p&gt;&lt;p&gt;The program follows a young family as they attempt to qualify for financing and then seek to purchase their first home; their story will win your hearts and there are a few great surprises at the end.&lt;/p&gt;&lt;p&gt;My objective for being involved in this project was to illustrate how a young family with the desire to own a home coupled with a willingness to work in conjunction with professionals committed to their success can succeed in making their dream a reality. It was an honor to have an opportunity to work with &lt;strong&gt;HGTV&lt;/strong&gt; and the production staff at High Noon Entertainment.&lt;/p&gt;&lt;p&gt;&lt;u&gt;I would love the support and feedback&lt;/u&gt; from as many industry professionals and consumers that have an opportunity to view the show. I think it has real value, not because I am involved, but rather due to the story that is told and the work of the &lt;strong&gt;HGTV&lt;/strong&gt; and High Noon staff who put the show together.&lt;/p&gt;</description>

      <title>It is time...past time to Re-Evaluate ARM Mortgages</title>

One of the my greatest joys when working with a client is the initial loan consultation to determine the client&amp;#39;s goals and objectives which causes them to think more long term about the type of mortgage program they select.&lt;/p&gt;&lt;p&gt;In past years we placed a lot of emphasis on the homeowners&amp;#39; time horizon for the property as a way of evaluating &lt;strong&gt;ARM mortgage &lt;/strong&gt;programs. The payoff was significant at that time as the &lt;strong&gt;ARM mortgage&lt;/strong&gt; rate was often 1-2% below that of a fixed rate mortgage; so the thought was &amp;quot;why pay a higher rate in order to buy a longer fixed term that you will not need.&amp;quot; This approach made perfect sense back then, but that logic no longer applies in today rate environment.&lt;/p&gt;&lt;p&gt;As a result of the Federal Reserve inching up short term rates &lt;strong&gt;ARM&lt;/strong&gt; &lt;strong&gt;mortgages&lt;/strong&gt; are no longer the bargain they once were and there have been a few occasions when&amp;nbsp; &lt;strong&gt;ARM mortgage&lt;/strong&gt; rates have actually been higher than 30 year fixed rates, so why not enjoy the security of a fixed rate without sacrificing a low annual interest rate. News of the current &lt;strong&gt;ARM mortgage&lt;/strong&gt; reality has begun to filter down to the consumer and the number of calls we receive and questions we answer concerning &lt;strong&gt;ARM mortgages&lt;/strong&gt; has fallen dramatically.&lt;/p&gt;&lt;p&gt;There are a few exceptions as many of our investor clients like the advantage of payment flexibility offered by the Pay Option &lt;strong&gt;ARM mortgage&lt;/strong&gt; or a one year &lt;strong&gt;ARM mortgage&lt;/strong&gt; for a short term position on a property. When clients are considering a home equity line of credit or a loan to fix and flip a property &lt;strong&gt;ARM mortgage&lt;/strong&gt; are most often utilized.&lt;/p&gt;&lt;p&gt;The best way to determine the loan that is right for a borrower is to enter into a meaningful conversation with a mortgage professional that takes a planning approach when advising their clients.&lt;u&gt; Both the short term objectives and long term goals must be clearly understood and the highest priorities should dictate the final selection of a mortgage program&lt;/u&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Here is third party validation from Bankrate.com, which is one of the most highly respected new sources in the mortgage industry. &lt;/strong&gt;&lt;strong&gt;&lt;a href=&quot;http://www.bankrate.com/nltrack/news/mtga/Apr1207_mortgage_analysisa1.asp&quot;&gt;http://www.bankrate.com/nltrack/news/mtga/Apr1207_mortgage_analysisa1.asp&lt;/a&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Consumers spurn ARMs&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;For months, the Realtors have been encouraging buyers to get fixed-rate mortgages because of concerns about payment shock when ARM rates are reset. &lt;strong&gt;The NAR&amp;#39;s chief economist, David Lereah, beat that drum this week:&lt;/strong&gt; &amp;quot;Simply stated, a loan with the lowest monthly payment probably isn&amp;#39;t in your best interests -- borrowers need to understand worst-case scenarios,&amp;quot; he said in a news release. Last week, 18.7 percent of mortgage applicants asked for an adjustable-rate mortgage. Consumers haven&amp;#39;t spurned ARMs like this since July of 2003.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;quot;Some days, a 3/1 ARM will be priced worse than a fixed rate,&amp;quot; especially when you take discount points into account, says Jim Sahnger, a mortgage consultant with &lt;/em&gt;&lt;em&gt;Palm Beach&lt;/em&gt;&lt;em&gt; Financial Network in &lt;/em&gt;&lt;em&gt;Stuart&lt;/em&gt;&lt;em&gt;, &lt;/em&gt;&lt;em&gt;Fla.&lt;/em&gt;&lt;em&gt; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;For people getting conforming mortgages (loans for less than $417,000), the differences between ARM rates and fixed rates are so small that there&amp;#39;s not much incentive to go with the ARM, Sahnger says. That&amp;#39;s especially true for borrowers who expect to stay in the house for more than three to five years.
