On October 12, 2011, Rep Susan Davis (D-CA) introduced a bill named the "Short-Sale Transparency Act of 2011" (HR-3164).  This bill, if passed into law, would require Fannie and Freddie to "promptly" disclose the lowest price they would Polling Boxagree to on a short-sale once a short-sale application has been denied.  You can read the complete text, as well as track the status, of the (surprisingly short) bill here.  

I, for one, think this is a step in the right direction.  Better yet, why not require them to declare their minimum price up front so the transaction can close the first time?  What do you guys think?

As I am in the process of building a new brokerage, I've been reading a lot of other agent and brokerage websites and marketing material to see how the competition is branding themselves.  This has actually been a hobby of mine for awhile, but as I am trying to put my thoughts onto paper it has been more intense as of late.  

The thing that sticks out to me is that after you strip away the different logos and corporate colors, the common thread that every agent and brokerage has is that they are number one at something.  Funny thing is, the last I checked, there can only be one number one for each particular category.  This goes for a brokerage as well as an individual agent.  Here's the problem ... If everyone says they're the best <whatever>, how does a potential buyer or seller pick someone to call?  Are today's buyers and sellers really attracted to an agent with their face plastered all over hell-and-gone with self-serving "I'm the greatest" slogans and photos of their dogs/boat/fancy car?  I'm a pretty average guy and those ads turn me off, so I assume I'm not the only one.

On the flip side, when an agent advertises that they "go the extra mile" or guarantee "100% Satisfaction" so they can be the client's "agent for life" how does that play?  If everyone is going the extra mile, doesn't that make the "extra mile" a minimum level of service?  If your selling point to a potential client is weekly status reports, what does that say for the industry?  Wouldn't you - as a buyer or seller of anything - EXPECT a regular status update?  What I'm trying to say here, I suppose, is when we advertise what should be a basic level of service as a unique selling proposition (USP), what does that say about you?  About your industry?

Is all the talk about branding that has been flying around the interwebs lately BS?  Take a look at yourself.  Take a look at your brokerage.  Try to put yourself in the shoes of a potential client and really be honest with yourself.  What makes you or your company truly stand out from the crowd?  What makes you or your company unique?  Do you have an answer?  Really?  Would YOU buy or sell a home from yourself?  From your company?  If so, WHY?  If not, WHY NOT?

Figure out what your USP is and build your brand around that.  When you are truly unique you have no competition.

So I was out previewing homes for a client that is looking for a fixer-upper to buy in the Lake Los Angeles area of the Antelope Valley. I had my video camera with me and though to myself: “Self, you’ve been talking about doing some stuff with video this year and there’s no time like the present!”

So I recorded a video walk-through of some of the REO / Bank-owned houses for sale that I toured and have put them up here for your viewing pleasure. The videos are a bit rough, but the point comes across. I’m going to try to play with this idea some and do some video walk-throughs of other areas here in the Antelope Valley. A day for Palmdale, another for Lancaster, and so on.

I’ve been working with a buyer that has been focused on bank-owned / REO properties here in the Palmdale / Lancaster area but with the REO inventory so low here in the Antelope Valley, I expanded the search to include short-sales as well. This evening, I received this question from them in an e-mail:

“…So what I was wondering is how much lower the bank will typically go on a short sale? Or how likely it is that they will go down at all? Because I know short sales are a lot more complicated and I don’t really want to get involved in the whole process if there isn’t even a possibility that they’ll go low enough that we could give them something actually in our price range. …”

Looking for places to watch Fourth of July fireworks in the Antelope Valley area? Well, to celebrate Independence Day 2010 you’ll have two chances!

To kick off the weekend, you can spend a wonderful evening in the park with the 2101 season opening of Palmdale’s Starlight Concert Series … Come on out to Marie Kerr Park located at Rancho Vista Blvd and 30th St West and for the easy-on-the-wallet fee of $5.00/ticket (children under 12 are free!) you will enjoy the music of the multi-platinum country/pop group LONESTAR!Following the show will be Palmdale’s fireworks spectacular! The show begins at 8pm on JULY 3RD, 2010.

Yes, you read that right … Palmdale’s 2010 fireworks show is going to be on July 3rd, NOT July 4th.

Didn’t get enough fireworks?  On July 4th, 2010 the City of Lancaster will have a fantastic display at the Antelope Valley Fairgrounds.  The grandstands open at 8pm and admission to the fireworks show is FREE!

Happy Independence Day and enjoy the Antelope Valley fireworks shows!

Trust, but verify ... Do your own research!

It seems as though there are fewer and fewer places that one can get news that is accurate. Even what were the most reputable sources seem to have fired their fact-checking departments. The worst part of this is that, since the advent of social media, everyone is quick to spread information and before long the lies or misinformation is everywhere and it’s hard to find the truth.

Earlier this week, my wife was talking to a friend of her’s that is trying to get a short-sale approved on her home here in Palmdale. The agent she is working with (not us, but a family member of her’s) told my wife’s friend that the State of California had passed a law (SB 1178) protecting the homeowner doing a short-sale from their bank obtaining a deficiency judgment for the shorted amount if they had refinanced their mortgage.

Hey! Great news for homeowners doing a short-sale in California, right? Well, maybe if the law had ACTUALLY passed and been SIGNED INTO LAW it would be. But it hasn’t. And even if it had, it doesn’t protect the homeowner from anything more than the amount that was owed on the original purchase-money mortgage and NOT on any equity that was cashed out during the refinance!
