This one is geared for the newer BPO agent that hasn't yet experienced the bottom-feeding-investor-buyer.  I ran across this article on BiggerPockets written by an investor who trys to influence the BPO in his favor.  Please be aware of the different tactics used out there.  Go read the post and the comments ... It really is amazing to watch the thought process.

So I did some quick research and found that according to RealtyTrac the Notice of Default filings (NODs) in Palmdale and Lancaster has been rising steadily since January. Yes, the elephant is now going to whack the ignorant upside the head!

Yes, as reported by the AV Press today, home sales in the Antelope Valley (Palmdale / Lancaster, CA) are way WAY up from last year ... here's the numbers released by the Greater Antelope Valley Association of REALTORS:
773 homes sold in March 2009 (282 in March 2008) 2111 Homes sold Jan 2009-Mar 2009 (654 sold Jan-Mar 2008) Average sales price $129,390 in March 2009 (DOWN 46% from March 2008) Average sales price $140,401 Jan-Mar 2009 (DOWN 44% from Jan-March 2008) About 2500-3000 active listings (DOWN from about 5500 Q4 2008) So what does this mean? Being an REO agent here in the Palmdale / Lancaster area I hear and see a lot of things many typical resale agents don't.  Every day.  Some days, just when you think you've heard everything, you realize that you can't fix stupid.
I have been noticing that many banks are finally getting it ... don't overprice your assets.  List low, receive multiple offers.  At least here in the Antelope Valley.  We are about the lowest-priced market in Los Angeles County.  Even at the height of the market a buyer wouldn't find a better value for their dollar. I promised a blog about the second clarification request last week in my post If You Don't Want My Opinion Don't Pay me For It! Well, here it is ...
After the marathon with Mr QC on the last one I was ticked.  You don't get paid enough for these things in the first place and when you waste another couple hours arguing about your opinion you might as well pay them.

An alternative title could be ... "BPO?  We don't want your stinkin' BPO!"
I've been doing for-fee BPOs only since about March.  I've done quite a few since my service area covers Palmdale, Lancaster, Santa Clarita, and the San Fernando Valley.  I haven't had one "Clarification Request" in probably 100 or so of these things.  Until today.  Today I got two!
