Princeville Resort Residential Community is one of the most beautiful on the North Shore of the Garden Island. Right now there are great deals on homes, land, and condos, but the #1 question seems to be "Are there any foreclosures". Below is a quick summary of homes, offered under $1,000,000, that are bank sales (REOs) or short sales : 4 homes out of the 29 available home listings in this price range.
Short Sale offerings:
•· 4959 Emmalani Drive 4 bedrooms, 4.5 baths on approx 10,875 sq ft offered at $767,500
Though these are great opportunities, I caution buyers not to discount "regular" home listings as they are often priced just as well, easier to negotiate, and are more likely to include many of the costs not covered or included in a bank sale or short sale.

In the past 2 weeks there have not been any new residential listings under $700,000. There was one closing: a house on Iolani in Princeville (bank sale) with 3 bedrooms, 2 baths, just over 2200 sq ft living space on approx 10,907 sq ft of land closed/sold unfurnished for $567,000. Pluses were mountain/golf course/waterfall views, minuses were that it was abutting Ka Haku Road and needed TLC.
This is the second closing under $600,000 for a home in Princeville in the past year. There are now 2 homes listed under $600,000 and one home in Escrow that was offered under $600,000 ~ though none of these three compare to your home in terms of condition or location within Princeville.
Also in the past two weeks, the Moae house offered at $675,000 was withdrawn from the market and there were three price reductions: the Haulani bank sale is now at $644,900, Ou Place (remodeled) is now at $697,000 and the Lei O Papa house is at $584,000 (they have been dropping $1000 per day for just over a week now).
