Just a reminder to All. Be careful when companies are soliciting to sell you a service or product such as pens with logos or SEO companies promising #1 position on Google. Make sure before you purchase a service or product that you get references before you spend your money. I know of a few agents that have lost between $2000 and $3000 on SEO companies that are now out of business or using a different name. Be careful out there.

20 Tips for Selling Your Home

As a homeowner, you can play an important part in the timely sale of your property. When you take the following steps, you'll help your RE/MAX Gold Sales Associate sell your home faster, at the best possible price.

1. Make the Most of that First Impression
A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. So does a freshly painted - or at least freshly scrubbed - front door. If it's autumn, rake the leaves. If it's winter, shovel the walkways. The fewer obstacles between prospects and the true appeal of your home, the better.
2. Invest a Few Hours for Future Dividends
Here's your chance to clean up in real estate. Clean up in the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. Fresh wallpaper adds charm and value to your property. Prospects would rather see how great your home really looks than hear how great it could look, "with a little work."
3. Check Faucets and Bulbs
Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don't let little problems detract from what's right with your home.
4. Don't Shut Out a Sale
If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect's mind. Don't try to explain away sticky situations when you can easily plane them away. A little effort on your part can smooth the way toward a closing.
5. Think Safety
Homeowners learn to live with all kinds of self-set booby traps: roller skates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for uninitiated visitors.
6. Make Room for Space
Remember, potential buyers are looking for more than just comfortable living space. They're looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.
7. Consider Your Closets
The better organized a closet, the larger it appears. Now's the time to box up those unwanted clothes and donate them to charity.
8. Make Your Bathrooms Sparkle
Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.
9. Create Dream Bedrooms
Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must.
10. Open up in the Daytime

Any recommendations on Hybrid Cars?

I am considering buying a hybrid and was wondering if anyone has one. With gas prices at record highs and with no end in sight, the Hybrid is starting to appeal to me. I drove to Reno, NV. this weekend to a AAU basketball tournament and one ot the coaches had a Hybrid. He started to talk about how much he loves his new Honda Civic Hybrid. The car gets about 51 mpg and has a 12 gallon tank. Well we drove about 200 miles one way and he had only used about a quarter of a tank. Now I on the other hand had use up three quarters of a tank. I needed to fill up again if I was planning on getting back home. I spent $70 to fill my tank each time. He only use a little over half a tank that is great. Any thoughts and/or recommendations? I am looking at a Lexus 400h.

Buyer Broker Agreements

When is the appropriate time to ask for the buyer to commit with a Buyer Broker Agreement? When you meet the client for the first time? When you have gotten the client pre-qualified for a loan? Or maybe when you have shown them several properties.

Why is it that some agents do not use the agreements? And should you always use them?

I am tired of hearing agents refer to buyers as liars. I love working with buyers more so than sellers.

I always use a buyer broker agreement. If the prospect does not want to commit to me, I move on.

I just have a question for agents that do not use the agreement but yet complain about the buyer.

Would you take a listing without a listing agreement? I do not think so. Why would it be different with a buyer?

For lenders to verify this information, though, they're going to need to look at your financial records. It is also important to remember that you should include records for each person who will applying for the loan. So before you even visit the bank, make sure you'll be able to provide copies of these important documents:

Paycheck Stubs

Lenders are interested in the average income. Not only will they want to see this month's paycheck, but also how much you've been making for the past two years. Steady employment is also more attractive to a lender.
Bank Statements

In order to qualify you for a loan, most lenders will also ask you for your bank statements. Ideally, they'd like to see a steady history of savings.
Tax Records

It's always a good idea to save copies of your tax returns, especially if you're self-employed.
Credit Report
