advice for buyers sellers and investors: 8 Tips for Home Sellers in a "Soggy" Market - 10/08/11 11:07 AM

Asheville Real Estate Journal
“A real estate professional who can get your property on Page One of Google via Active Rain and other social network marketing media is imperative!”

I’m looking at current rates of home sales across the USA—  in particular how long it’s taking to sell off the inventory of single family homes in a Buyers’ market. For most regions of the country, the numbers are high. This presents a solid challenge to Listing Brokers and Sellers alike for when homes hang out on the market too long— for more than a half-year— the buy-sell market … (27 comments)

What eco-friendly trends in real estate are Investors watching these days? Here are my Top 5 picks for 2010.
"Cradle to Cradle" Design - fully reclaiming or re-using products end "cradle to grave" cycle of manufactured products.Example:  In Detroit, The Ford River Rouge Complexredevelopment  is an example of this concept, and is a direct result of FoMoCo consultation with William McDonough, who with his partner originated the concept. Reported Michigan Land Use, "The entrance to the Rouge complex is turning into a 1.5-mile-long green boulevard with 22 acres of wetlands, trees, and shrubs. FYI- DURABILITY:: Green-built homes are constructed to last for more than a hundred years.
(Here's a photo I took of "tree houses" each beautifully constructed and on a small footprint.  No wonder these days more and more I'm hearing...'green is Beautiful!' )

advice for buyers sellers and investors: Greater Asheville, NC Area Multi-Family & Eco-Friendly Market Report, Summer 2008 - 06/22/08 11:02 AM
Asheville, NC is home to the University of North Carolina/Asheville (UNCA ) It's a welcoming campus with paths beneath tree-lined streets  leading to the various buildings. Off-campus housing is a big plus for many students.  Some are first-time home buyers, but others possibly have convinced 1031 investors/ parents of the wisdom of investing in income-producing multi-family properties in this solid Asheville market.
Here in Asheville, we define multi-family properties as 4-plex, Tri-plex  and Duplexes. Here's  a typical description: "Tri-plex on great street in central location. Close to UNCA and downtown. Views of Sunset Mountain and Grove Park. Has excellent rental history … (3 comments)

advice for buyers sellers and investors: Cohousing, A Trend-in-the-Making? - 05/17/08 07:40 AM
I ‘m wondering if, like me, you are seeing a growing interest in cohousing ? Is this an idea whose day has come? Possibly even a trend-in-the-making? I'm heading out this morning to do some "hands-on" research.
I'm going to look at one eco-developer's concept for an ecovillage with cohousing potentials, not far from Asheville.  Here's what I know so far: An ecovillage may be in an urban or rural area and is not defined by its location, but rather by concept.
I've been told that  this one  (still in progress) will be defined by another standard: the very caring eco-developer's love of … (12 comments)

advice for buyers sellers and investors: Utter FENESTRATION! - 05/13/08 12:55 PM
Fenestration.
Are you experiencing  fenestration in your daily life? You may not know it, but I bet you are, that is unless you live in a yurt above the meadows in Asheville. Or simply have your head in the clouds.

Have a clue? Go on, take a guess! WHAT is "fenestration"?
I asked my friend the green builder that question. He just grinned. He likes words like riparian and fenestration. He likes the way they roll off his tongue. He's into the curious spark in people's eyes.

He wouldn't tell me. Sent me to Wikipedia... OK... I'm game...  According to Wikipedia,  … (17 comments)

advice for buyers sellers and investors: The Whole "GREEN-BUILT" Package - 04/11/08 09:48 AM

Maybe it was the ready-to-plant south-facing (organic?) garden within a hop-skip-and-jump of that Green Builder's  door that did it!
When I visited this remarkable home, (see photos to left and right) suddenly, for the second time this week,  Grandma's sage advice came to mind:
 "Get Your Greens!"

Scenario: Board members of NLJ's site visit to evaluate a new "green-built"  construction here in Asheville, NC.  So, in this case, "get your greens" refers to a whole "green-built' package (not just the veggies, though the plot laid out for an organic vegetable garden in the photo above makes me want to dig right in! )
The Whole … (5 comments)

advice for buyers sellers and investors: Egg on Your Face? Or Farm Incubator? - 04/09/08 09:49 AM
Recently, one of our clients, an international pilot spent the weekend with us as we hunted down the perfect small farm near Asheville. In the course of our days together, he  suggested I read Barbara Kingsolver's   bestselling nonfiction book, Animal, Vegetable, Miracle.   In it, Barbara, recently turned 50, talks of her family's farm and the sustainable practices that make it work for the family and their neighbors.
How did he know that I love the idea of sustainable practices and growing my own vegetables to share? (I'm smiling.)
So, I got the book.
(see cover to your left)
My client was right. I'm inspired! … (13 comments)

advice for buyers sellers and investors: Get Your Greens! - 04/07/08 07:35 PM
Get Your Greens!
Your Mama may have told you, "Get Your Greens!" She probably was referring to something leafy when she said that. As an eco-adventurous REALTOR® here in Asheville, NC., you probably already guessed that I'm referring to something else- what else but homes and land?
So when I suggest you "Get Your Greens!" I'm talking eco-innovation in terms of the products that feed and improve the quality of your life. They come in many shapes and sizes. And the way they are "green" is varied. As the US Building Council says, "  They are energy or water efficient; … (17 comments)

advice for buyers sellers and investors: Are YOU an expert Pipe Watcher? ? Who are Your Resources? - 03/19/08 08:42 AM
ARE YOU an expert  mechanic? attorney? tax adviser? ....No? Neither am I...and if I said I were, you would tell me I had my head in the clouds
REALTORS©can do many things...and we do provide so many services whether what we do is apparent, or behind the scenes ....
but offering professional advice on subjects outside our universe of discourse is a No-No!
Example: As much as I would like to be helpful when it comes to 1031s,  I'm sure no Qualified Intermediary.  Not long ago a client wanted me to provide 1031 consulting and tax advice. I told him...
" I 'd like to be helpful … (13 comments)

advice for buyers sellers and investors: 1031 Lunch and Learn with Asheville's Eco-friendly AR Members - 02/26/08 05:38 PM
UPDATE: October, 2008
With an economic situation with particular challenges at hand, I'm asking 1031 Like-Kind Exchange Guru,  Matt Linville to weigh in on this again. And in the meantime, here's an Asheville 1031 review...
Recently, I happened on an article about  Lunch and Learn, a program designed to expand training and development for staffers.  Lunch and Learn, I discovered ,could work to expand our real estate and real estate services training with a multi- outreach and professional education program. Because we are an Asheville Firm with a focus on 1031 Like-Kind Exchanges, this seemed like a great opportunity for staff and clients alike.
So, we … (18 comments)

advice for buyers sellers and investors: Asheville's Green Real Estate, The Positive Momentum. Isn't that what living "green" is all about? - 02/21/08 09:37 AM
I emailed my client today.  He is relocating, and we have been talking about Asheville's "green" real estate market and how attractive it is...It is about "quality of life" issues.  I said that I had a few possibilities, in terms of seeking and finding real estate possibilities for him...the juice of  "positive momentum" to add to his living green suggestions.
I asked...How about
1)  Talk. Be a "good neighbor". You can better gauge your own insights when you talk with those in the know.2)  Ask. Especially ask local folks .Reach out strongly for the insights of others.3)  Use your ingenuity and the resources available. Give … (4 comments)

advice for buyers sellers and investors: The "GOOD" REALTOR® - 01/25/08 03:21 PM
I heard one of our clients  say,  "Oh, the ‘good" ones make it look SO easy..."  Well I have to tell you, that sure made all of us at the Firm feel great, because I don't think most clients suspect the ART that happens behind the scenes that moves us all along at a steady pace toward the Happy Closing.
What happens when they engage the services of a "good" REALTOR® is nothing less than a masterful orchestration... a Collaborative-Team Effort that works for the benefit of all concerned  in the most positive of ways.
Possibly an analogy is appropriate: Think of what goes on … (14 comments)

Whether real estate buyers, sellers and investors are aware of it or not, they must know certain facts and obtain certain information regarding the Environmental Laws of a State.
photo I took of my pal, and fellow  Eco Certified® Consultant and REALTOR® telling us important information at a demonstration she organized.

REALTORS® can point the way to reliable information.  As more and more investors express a particular interest in conservation subdivisions/eco-developments and sustainable landscape design and a general inclination towards maintaining and improving the environmental health of home, community and lands surrounding, they … (8 comments)

advice for buyers sellers and investors: Asheville's Green Real Estate, Buyers' Brokers & LAND BUYS THAT LOOK TO THE FUTURE - 11/25/07 04:01 PM
For the past many years,I and my investors and clients have been  engaged in locating and acquiring  land buys with an eye to the future.
In almost any season, folks from down south, and north, and west, and yes, even from Eastern North Carolina's magnificent ocean shores  head for the mountains and beautiful rural farmlands of Western North Carolina. In the summer, the fresh cool air is particularly welcoming, but I love all four of our seasons. For those who have discovered the lands I love, there's no doubt that investing in Land right now is a smart move for the future.
