asheville area horse properties: Second-Vacation Homes: Asheville's Treasure Chest- Top 10 Places to Buy a Second Home - 03/27/10 09:18 AM
"The Top 10 Places to Buy a Second Home," read the headline. Curious, I read on to find Asheville, N.C #1. ."This mountain town boasts the Biltmore Estate and a thriving arts and crafts community...." Reporting for MSN Money Liz Weston includes in that assessment communities that offer weather, scenery and active real estate markets.  As I read on, I saw that the second and vacation home statistics were gathered a few years back. Does this hold true today?
Personal experience in the second and vacation home market tells me Asheville  is right up there.
In fact. in a post I … (4 comments)

asheville area horse properties: PROPERTY COUNTS- Asheville NC (monthly series) - 03/26/10 11:28 AM
Are you curious about what "the numbers" floating around out there mean?
We are, and so we do a regular active listing Property Count.
From taking a look at the property count numbers in terms of availability,  we can better understand what is happening in the real estate market in our area. We can compare the numbers from last year, and look at trends. We can go deeper to look at closed and pending properties, too.
We focus on our particular client interest/demand niche(s): going green-eco-friendly properties, eco-communities, land, acreages, Healthy Built homes, and those equestrian acreages the horsey-folk we … (7 comments)

asheville area horse properties: Asheville "GREEN" Real Estate and Relocation: MARKET OUTLOOK-It's GREEN and EQUESTRIAN Friendly (Part 5). - 03/07/09 01:19 PM
Asheville "GREEN" Real Estate and Relocation: MARKET OUTLOOK-It's GREEN  and EQUESTRIAN Friendly (Part 5).
As I mentioned in Part 4 of this series, to some extent, we have felt the effects of credit tightening and the sub-prime mortgage crisis. But consider this:  Demand for green built homeshas only increased. And, in Asheville, it seems to help drive our market in a healthy trajectory.  For those relocating to Asheville:
MSN "Best Housing Markets"recently reported  that    Asheville is in the Top 10 List  The Asheville area and the Foothills of South Carolina have another magnetic feature for those relocating to this beautiful environment. That … (3 comments)

asheville area horse properties: Asheville GREEN RELOCATION TOURS: Horse Farms and Equestrian Estates - 02/21/09 03:00 PM
I met a horse-loving visitor not long ago. She was thinking of relocating to Asheville and was looking for  "...a  turnkey organic farm with a good horse barn where  like-minded people could share the acreage and facilities... " .
I recommended she take on of the AshevilleGREEN RELOCATION TOURS specifically designed  for folks looking for horse farms and/or acreages.
Here in the Asheville area where sustainabilityis highly regarded and organic agriculture is on the rise, taking the time to get to know the area and topography, especially if you are into horses,  just makes sense to me. Rolling and  south-facing property is at … (3 comments)

asheville area horse properties: The Eco-Friendly Real Estate To Do List .Land Planning. - 01/31/09 10:50 AM
LAND PLANNING
Here in the Greater Asheville area's mountains and foothills, surveys are important!
Not long ago, an out-of-state buyer came into our office. After much land-walking, she was ready to purchase a sweet tract for an equestrian estate.
Only one problem: Although she was very well-schooled in horse-related things, she was not up-to-speed in those very important processes people go to real estate professionals for...in this case the survey.
It appeared that the someone (we were not sure who) had rendered survey  advice to Buyer..... leaving us with a couple of very puzzling questions....
1) who was this … (1 comments)

asheville area horse properties: one picture says....(series) - 01/24/09 05:55 PM

We are "horsey" people with clients who love their companions, and the land on which they create amazing equestrian abodes. Trails reach out from the land and wind around the mountainsides to be kissed by little brooks along the way. How could one describe the delight all this provides for those who experience it?
Not long ago, I shot aphoto that may express the way this horse feels...one picture....

asheville area horse properties: conservation real estate stories from asheville's Land Brokers - 01/01/09 06:03 PM
We were out looking at land for a client today. The family plans to build three homes on the property they select. The homes will be placed in a portion of the land. The majority of the land will be conserved.
We have been lucky over the past years to be a part of such conservation real estate stories.

I got to wondering today just how much LAND we have brokered. I am going to back into my records and will let you know. But my guestimate is around … (5 comments)

asheville area horse properties: On the Hunt for an Asheville Area Horse Farm - 12/27/08 04:07 PM
We had been on the hunt for a horse farm for our clients.
"A  turnkey organic farm with a good horse barn where  like-minded people could share the acreage and facilities, " we were instructed.
Here in the Asheville area where sustainability is highly regarded and organic agriculture is on the rise, this is not  "mission impossible"...though it is a good challenge.
Since we are eco-friendly Buyers' Brokerswe value our long term relationships with sellers' agents. We scoured the MLS then began to make personal calls to people we knew and to those agents we thought could help us out.
"WHO do you … (2 comments)

asheville area horse properties: Farming is Alive and Breathing in Sustainable Communities Near Asheville, NC. - 12/26/08 10:42 PM
The Greater Asheville area of Western North Carolina has seen an influx of people relocating and investing in real property in recent years.
As you can imagine farmland (as described in the previous post) is disappearing at a rapid rate. And, where "working the land" used to mean laboring to harvest corn, tobacco, hogs, cattle, sheep, and native plants, "working the land"  now calls to mind bulldozers, cranes, and construction crews erecting residential properties. Still farming, noted for its impact on the history, economy, and culture of our region, is alive and breathing  in the hills and coves just miles from … (0 comments)

"What are you doing out here all on your owney-o?"  ~Diana Gabaldon,A Breath of Snow and Ashes
Deep within every one of us, I am told, lies a secret place. Within that primordial chamber the web of life is woven. And here, the "owney-o" shines in concert with the grand tapestry, bringing to the creation the incredible momentum of acceptance.
There follows a tale of that incredible momentum . . .

The Holidays, A Winter Visit and the Gift of Acceptance, 2008.
Warmed by the fire, newly stoked, embraced by the welcoming atmosphere in their home, I sat on the pleasantly overstuffed sofa. I had been here … (32 comments)

asheville area horse properties: Luxury Green Homes: Are They For Real ? - 11/28/08 03:05 PM
Another Eco Certified® Real Estate Consultant and I happened on a "find" as we were out previewing properties for a client  here in Asheville, NC  not long ago. Horse farms and organic acreages are wonderful to visit on a mild winter's day. And, this time of year, most of the leaves have nested in the mountain crevices leaving landscapes free for viewing what otherwise might be missed.
One of those missed items was our "find"  ... a for sale by owner sign that was almost totally obscured by fallen leaves. The sign read...

asheville area horse properties: Active Rain: Responding to the Stirrings of a Real Estate Market - 11/23/08 11:30 PM
We can guess, and based on intuition we can plan, but we never can know what will happen today, tomorrow, next week, next year--in all the years to come. Never can we know.
But always, we can choose. We always can choose to hear and respond to the stirrings of a real estate market as it closes doors and opens new ones. Always we can choose to include in our planning the "bigger picture" ... for example the implications of  social networking , and we can choose to respond to the consumer-facing WWW even if that be with great sighs.
To gather … (39 comments)

asheville area horse properties: Horse Farm in Asheville Beckons - 01/19/08 08:34 AM

I began a "conversation" with a horse person via email. She is a potentialclient I met through Active Rain. She wrote something like this,
"I am exploring relocating to an eco conscious, eco friendly community which welcomes and accommodates horses (5).  I am specifically interested in a situation in which there is minimum environmental toxicity in the community."
Now folks, I know what she means by eco-friendly. "Green"  is downright popular these days. Thank goodness "old timers" and ecologists are readily available to point out plants and trees potentially toxic  to horses.
But I also know about my horse-clients and … (17 comments)

asheville area horse properties: North Carolina Horse Properties. Critical Issues. Creative Remedies. - 05/13/07 06:52 PM

Critical issues face horse men and women in North Carolina. According to the North Carolina Department of Agriculture these challenges include: "loss of areas to ride, zoning laws limiting horse ownership, liability problems of riding stables, and rapid development."  Still horses are a way of life for thousands of people in our beautiful State with its rolling hills and inviting terrains. Remember, North Carolina historically has been a horse-loving State, from the sea to the mountains.
So the challenges at hand can be overcome with creative  planning and determination, I am told.  And knowing my horse-loving clients, I believe that is true. In … (11 comments)

What makes an Asheville "green" real estate professional stand out in the crows? My clients tell me it is "authentic communication" on matters of vital interest to them. I got thinking about that, so rrecently I wrote an article about making authentic connections stressing the impact of our role as problem solvers  -e.g.- a client tells you what she needs-   to which you

The other day, as I mentioned in an earlier poston my BLOG,a novice “Green”  investor and I were talking about the pros and cons of the 1031 Like Kind Exchange. (Good info on the 1031 is available at NAR: She had heard "by the grapevine" and mistakenly believedthat she absolutely had to acquire property exactly likeher relinquished property. I discovered this as we started to scope out her property options, and we talked about what they could be. She confessed that she had been distressed about how she was going to find an exact match.
She really was quite thrilled , in fact … (10 comments)

asheville area horse properties: 1031 = Pure Possibility (2) - 10/11/06 10:42 PM
I like the idea of talking with serious Investors...I am seriously attracted to getting right to the Point. The 1031 http://www.janeanne.com/resources.asp  provides this for me and my team.
I like the idea of serious Investors also being serious Stewards of the LAND...and especially the beloved land of my far-Grandfather here in the Appalachians. The 1031 Like-Kind Exchange also provides this opportunity. I like the idea of cooperating with other real estate professionals who are intrigued with 1031s.
Here is a 1031 scenario YOU might like...
