For many years, I've been keeping a  "Good-Eye" out for  clients who are conservation real estate land buyers and investors. 
 Traditionally, landowners relocating and building in Western North Carolina  have enjoyed the highlands and the many gifts of living here.
But since 1975, we have found it more and more challenging to find large acreages in the mountains. These days, partly because a good deal  of the land is steep and rugged terrain, and too because  eco-friendly developers know that it is mighty expensive and even imprudent to prepare such land for development, land values have appreciated significantly. They were, they admitted, "no spring-chicks"...I wondered...could they be the infamous Baby Boomers who are arriving here in the mountains? Were they looking for LAND to help keep them flexible and strong, or just to build on top of a mountain and look around?
 They told me they wanted to "grow things...organic vegetables...maybe plant some fruit trees in sunny spots"...and they wanted to continue to work the acreage.
