American Chestnut trees have played an important role in our forest ecosystems here in the Appalachians. (see earlier post) Back in the day, wildlife prospered with crops thousands of American chestnuts produced every single year.
And the American Chestnut’s durability made it a perfect choice  to use for building barns and homes….a few of which I have seen near Asheville....like this American Chestnut Tobacco Barn you too can see in person.

The Greater ASHEVILLE Area  is a "sweet spot" for eco-friendly folks looking for the rare and much appreciated  homebred quality of life.....Viewsheds, valleys, waterfalls are nature's gifts. (see photo taken by J.T. Narrin)
When you add to these the sense of community, the uncommon blend of neighborliness and "cultural creative" verve, everyone wins, even during difficult days.  There is a song under an ancient tree. You can almost hear the Cherokee peoples.

For many years, I've been keeping a  "Good-Eye" out for  clients who are conservation real estate land buyers and investors. 
 Traditionally, landowners relocating and building in Western North Carolina  have enjoyed the highlands and the many gifts of living here.
But since 1975, we have found it more and more challenging to find large acreages in the mountains. These days, partly because a good deal  of the land is steep and rugged terrain, and too because  eco-friendly developers know that it is mighty expensive and even imprudent to prepare such land for development, land values have appreciated significantly. One of the experts to whom we refer our 1031 Like-Kind Exchangeclients has written a fabulously interesting post. He makes a great point here in terms of conservation easements and the 1031 possibility!
He writes, " The exchange would enable them to sell the easement, defer their income tax and place the proceeds into income-producing property which would supply them a way of life after farming. After this, they are still able to sell the property in the future...with the easement still in tow."

As I threaded my way over the rocky path to one of the many waterfalls at the eco development our Firm is representing, I wondered...
how did these amazing folks (see the developers in photo I took to your left)  come up with a sustainable design? 
How can one create a conservation development in such a way that genuinely honors the land and protects the environment?

This week I've been reading the Forestry Report RIFF on a Forestry Report-SOILS : Asheville Eco-Community (series) as part of the research we do before listing an Asheville area eco-development. It's been quite an eye-opener.  For me, it reiterated how important it is for real estate professionals to know more about environmentally-sensitive properties. Today, I'm giving serious thought to environmental factors in terms of riparian areas. I understand that we will  need to be able to point out

Not far from the cultural hub of Asheville, North Carolina yet surrounded by forever-wild mountain forests, soaring cliffs, cascading streams , and stuff of which dreams of Home are made is  the doorway to possibility in the form of an eco-community  that thrives on nature.
I'm heading over the valley and up the mountainside  this weekend to take more photos to show you.

Recently, not half an hour's drive from Asheville, N.C, (where our real estate market remains vital, ) we spotted a sign, obviously done by a local artist. It read, " green homes for sale in this Asheville burb..."
"Burb"?  What does that mean, I wonder. . .
I asked an eco-savvy husband and wife team what about this...and they had to laugh . Their goal  is to develop a conservation subdivision. They want to partner with eco-minded people interested in, among other things,  eco-innovation,  energy efficiency, true-green-built homes, water conservation, and the creation of economic opportunities for the local communities.

In the practice of real estate in Asheville, North Carolina,  one gets to enjoy long drum rolls, loud and lengthy drum rolls- for human ingenuity. This unique ability to blend common sense with "sixth sense" means many real estate professionals and their clients know how to find our way to deep stewardship.
For me, deep stewardship is the very music of a life lived in balance.  Comprised of vibrant sounds and pauses, the subtleties, it requires a lot from me in the way of participation.  I must know my parameters, do the ground work, look at facts, and energetically gather data.
