conservation trusts: Keeping a "Good-Eye" Out for Conservation Real Estate Land Buyers - 09/22/08 01:10 PM
For many years, I've been keeping a "Good-Eye" out for clients who are conservation real estate land buyers and investors. Traditionally, landowners relocating and building in Western North Carolina have enjoyed the highlands and the many gifts of living here. But since 1975, we have found it more and more challenging to find large acreages in the mountains. These days, partly because a good deal of the land is steep and rugged terrain, and too because eco-friendly developers know that it is mighty expensive and even imprudent to prepare such land for development, land values have appreciated significantly. One of the experts to whom we refer our 1031 Like-Kind Exchangeclients has written a fabulously interesting post. He makes a great point here in terms of conservation easements and the 1031 possibility! He writes, " The exchange would enable them to sell the easement, defer their income tax and place the proceeds into income-producing property which would supply them a way of life after farming. After this, they are still able to sell the property in the future...with the easement still in tow." Take a close look at this post!

conservation trusts: The Sign Read, "green homes for sale in asheville" - 03/26/08 01:12 PM
Recently, not half an hour's drive from Asheville, N.C, (where our real estate market remains vital, ) we spotted a sign, obviously done by a local artist. It read, " green homes for sale in this Asheville burb..." "Burb"? What does that mean, I wonder. . . I asked an eco-savvy husband and wife team what about this...and they had to laugh . Their goal is to develop a conservation subdivision. They want to partner with eco-minded people interested in, among other things, eco-innovation, energy efficiency, true-green-built homes, water conservation, and the creation of economic opportunities for the local communities.
