hickory nut forest: Real Estate Market Housing Predictors 2009 Buyers' Market. Part II - 10/14/08 03:15 AM
2009 real estate buyers' market housing trends and predictors are front and center as we head down "Possibility Road".  In Part 1  I talked about a plausible plan of action given the current situation is to focus on what we do know...and, in particular,  what we know about  Buyers in the 2009 Buyers' Market; that  1) 80+% of Buyers begin their search online, that  2)they seek information about property buying and investment issues, mortgages and listings, that  3) they are very interested in Trends, and most especially that 4) more and more, as they head down "possibility road" they want to have … (3 comments)

hickory nut forest: Keeping a "Good-Eye" Out for Conservation Real Estate Land Buyers - 09/22/08 06:10 AM
For many years, I've been keeping a  "Good-Eye" out for  clients who are conservation real estate land buyers and investors.
Traditionally, landowners relocating and building in Western North Carolina  have enjoyed the highlands and the many gifts of living here.
But since 1975, we have found it more and more challenging to find large acreages in the mountains. These days, partly because a good deal  of the land is steep and rugged terrain, and too because  eco-friendly developers know that it is mighty expensive and even imprudent to prepare such land for development, land values have appreciated significantly. hickory nut forest: The Power of Just One - 09/01/08 02:35 AM
I am thinking of Grandma today on what would have been her birthday.  Over a hundred years ago, having just graduated from Ypsilanti (Michigan) Teacher's College, my adventurous grandmother took an assignment in a one-room schoolhouse off the coast of Cuba. Sailing from Florida, she traveled by freighter, finally to arrive at her destination,  the Isles of Pines  .
There she joined a group of fellow Americans to lend her services to what today might be understood as an eco-community or eco-village. Ecovillages, according to Wikipedia are " intended to be socially, economically and ecologically sustainable intentional communities. Most aim for a … (13 comments)

hickory nut forest: RA, RA- THE Original Solar-Powered Delight, Remodeled -Part I - 08/30/08 06:23 AM

It  seems to me (and how about you?) that there's a "solar-tie" between all of us-- no matter where we stand in the annals of history.
EXAMPLE: Our on-going relationship with the sun in terms of  light, warmth, and growth.
I've noticed that here, in 2008, we human beings seem to have developed a keen interest  in the advantages of becoming sun-partners in terms of energy efficiency.

Photo I took at Hickory Nut Forest Eco-Community. Experts look for SUN...
NOTE: This eco-community is aiming for a net sero energy goal!

hickory nut forest: Eco-communities, Organic Farms & Farm Life : #1 in The Carolina Blue Skies Local Color Series. Asheville Area Sustainable Agriculture - 08/14/08 08:12 AM
When you think about  sustainable agriculture, organic farms, eco-communities and quality of life in Asheville and the towns surrounding Her, you may wonder if this post is simply nugacity  in an otherwise (hopefully)  worthy landscape.
However, some redeeming wisdom possibly survives- especially if you are a lover of guineafowl.   So I'm gonna' take the risk, and tell this story . . .
"Which One's the Guinea?" (A Carolina Blue Skies Local Color Story).
Once upon a time, approximately 11 miles from downtown Asheville; or 7 miles from the where bustling Patton Avenue intersects Highway 63; or 5 miles from … (4 comments)

hickory nut forest: Picnics and Day Trips: Trip # 4 of the Asheville Series- Hickory Nut Forest - 08/11/08 06:33 AM
There are rumbles in the countryside. Becky and Bruce are praying this means rain, but it's been a dry, dry summer thus far, and rumbles or not, the sun is hot and so are we.
Luckily, we know where the enormous old shade trees and cooling waters of Hickory Nut Creek (see photo)can be found. So, today we headed out for a picnic. In our basket was the usual lettuce and tomato to combine with home-baked bread(see the series on Asheville's tailgate markets) for sure-but something was missing!

hickory nut forest: Asheville's Eco Communities (series) : Hickory Nut Forest - 07/28/08 05:46 AM
eco-stewards' GREEN LEARNING TOUR
Asheville is the  "hub' of green and sustainable development. Whether in an urban environment, or in the rolling regions beyond Asheville's city limits, buyers and investors and sellers of real property will tell you-  "GREEN" is the word here in Western North Carolina's mountains. "We are in a sustainable framework, and we're lovin' it!"  Numerous eco-communities are popping up in and around Asheville. This post is the first in a series on those eco-communities. Today I'm taking you on a jaunt (about 20 minutes or so) to  Asheville area's  Hickory Nut Forest.

hickory nut forest: Strong, Caring (and Green) Communities - 07/08/08 01:27 AM
I'm out on the Land today. I'm out on the Land in an Asheville area eco-development we represent. It has open spaces and forest land and waterfalls and climbing cliffs and streams and an heirloom apple orcahrd now producing juicy specimens you'd love to eat...(see photo) oh it is amazing!
So here I am, out on the Land, feeling very privileged indeed... and thinking.
I'm thinking about a notable quote a real state client/friend here in Asheville sent for my review this morning:
"...we need to grow strong caring communities in which we get more of our human satisfaction from caring … (9 comments)

hickory nut forest: Green Communities, On the Path to Land Planning and Design, Part 3 - 06/30/08 01:37 AM

So...we have touched on Green ECO Communities, and the process of Land Planning and Design.
The initial steps in land planning are so important.  Equinox Environmental, is one of a few  Greater Asheville Area Firms whose core services can provide land planning for our real estate clients.
The path to land planning is exciting.
( I took this photo at an eco community about 25 minutes from downtown Asheville. Hiclory Nut Forest.)
Oftentimes, our clients use land planning  services during the due diligence period and prior to building. .  Then the land-savvy  professionals may have due diligence deadlines to deal with, but we have … (7 comments)

hickory nut forest: Cluster Housing Asheville and Beyond - 06/08/08 01:20 AM

I'm excited about Green-built Cluster Subdivisions. (SEE STATS on Asheville area communities below.)  I am attracted to the idea of siting WNC HealthyBuilt® Homes on smaller parcels of land, and setting aside additional LAND that could have been allocated to individual lots to common shared open space for eco-friendly residents. I know our eco-developer clients are, too. So, when I saw Randall Arendt's book,  Conservation Design for Subdivisions, A Practical Guide to Creating Open Space Networks.  I just had to pick it up.
Randall Arendt has me fascinated. REALTORS® --if your clients really appreciate simple explanations of how subdivisions around open space and how cluster housing can … (9 comments)

hickory nut forest: One Old-timer's Tale: Native American Traditions and the New Sustainability - 05/29/08 06:54 AM
He was standing at the door when I arrived. His smile was disarming. His eyes twinkled when he spoke. He was in town to teach an RLI Class. I'd heard about him and had chatted before, but I really hadn't had a chance to "sit down" for a talk with this Old-timer. A REALTOR® from " way back"  when "Sustainable or Eco- Community (in which our Firm specializes) didn't have a name yet, he came to Asheville to teach REALTORS® about The Land.
We covered a few questions, then I asked him what he thought about the Native American traditions … (12 comments)

hickory nut forest: Cohousing, A Trend-in-the-Making? - 05/17/08 12:40 AM
I ‘m wondering if, like me, you are seeing a growing interest in cohousing ? Is this an idea whose day has come? Possibly even a trend-in-the-making? I'm heading out this morning to do some "hands-on" research.
I'm going to look at one eco-developer's concept for an ecovillage with cohousing potentials, not far from Asheville.  Here's what I know so far: An ecovillage may be in an urban or rural area and is not defined by its location, but rather by concept.
I've been told that  this one  (still in progress) will be defined by another standard: the very caring eco-developer's love of … (12 comments)
