Recently I  bumped into such an interesting discussion on green building trends on the tube. If you are interested in trends in our industry in terms of sustainable design,here's a bit of information that seems pertinent . trends: Insights- Buying Homes in Asheville & Appreciation Rates - 02/21/07 11:07 PM
Scenario: A Buyer's Broker looks at the dollar difference in a mortgage between a  $90,000 investment property, a doublewide, and a stick-built   $135,000 property.  Although the appearance of the properties is similar, (see photos)  she notes differences including an Energy Star Rating on the more expensive property.  The investor/client plans to keep the property for about five(5) years. Neighborhood appreciation rate over that period of time is of serious interest. The difference in mortgage payments between these two properties would be  around $300/month.

My Field Coordinator and I braved the freezing rain todayto slide our way on down to the River District. We have clients coming into town this weekend, investors who need research done. So, we stood in the rain  and took a look around at potential investment property in a brownfield right across the street from the River that winds its way all along the communities here.
Maybe not all real estate professionals get goose bumps from their work, but we did today. No joke!

Chicken Hill was a mill village near downtown Asheville, North Carolina, that dates back to the 1880's. Billie Clemmons, who grew up there  recalls, "...We were one big happy family. THE PORCH. It's a wrap-around invitation to "set-a-spell"    ...be shaded from the heat of the daybeneath trellises laden with Jasmine...be sheltered from the elements by that huge,overhanging roof! It keeps even  the worst rainstorms at bay. Here in Asheville, we like to take time to rock back-and-forth watching the neighbors, waving hello, then gathering with our family to see lightning flash around us in the darkening night.

I'm looking for a way to measure the change in perception based on what people choose and what they need.
  I have a hunch that an hour or two plying the ins and outsof our handy MLS System might provide the frugal sleuth the stats for which s/he hunts. For me, putting numbers on my instincts as a REALTOR® feels a little dangerous. I don't want to lose my intuitive edge. MIT's  Journal of Industrial Ecology  reports: In new, single-family houses constructed in the United States, living area per family member has increased by a factor of 3 since the 1950s.  As square footage increases, so does resource use in homes. As footprint expands, so does the impermeable surface. Rise in construction costs and energy consumption mean more concern about environmental impactincluding storm-water runoff...(a Big Deal in our part of the country where we are prone to landslides)....

Tonight I turned on PBS to watch the analysis of the mid-term elections then half-dozed, one dog at my feet another on her back, all fours in the air, until THIS   brought me upright and to full attention.
