Gee said that "Predatory Lending Practices", are: "an insidious practice that turns the American dream into the American nightmare." He noted that "most consumers shopping for a mortgage do not understand that different sets of laws apply to different lenders (under federal preemption)."

Hot Air Balloon Rides - A Magical Event - 09/27/08 05:23 PM
There is something magical about Hot Air Balloons.  They are one reason that I love the Temecula Valley. We see them every day and some have actually landed on our property.
My husband and I were given a gift certificate for a balloon ride and enjoyed it immensely.  It is a very slow and relaxing event.  I was expecting a much more turbulent ride. After we took off it was so quiet and the only sound we heard was the sound of the burner releasing hot air when the pilot found it necessary to create altitude.

Purchasing a home from a Bank, whether it is a Short Sale or a property already owned by the bank is not the same as purchasing a home from a homeowner/seller in a typical Real Estate Market. In a typical Real Estate market, Sellers have equity in their homes and there is room to negotiate comfortably.  Banks have negative equity on short sale and their bank owned properties. It is a case by case situation with each property having a different loan amount owed to one, two or more lenders.

 I have a beautiful 9.5 foot Pre-Lit, Christmas Tree that I would like to donate to a non-profit organization.  It is only 2 years old.

KNOCK BEFORE ENTERING - ESPECIALLY A VACANT HOME - 09/16/08 08:27 PM
I make it a standard practice to knock loudly before entering any home but especially a vacant home.  This is something that I was told to do many years ago, by another agent that I was working with when the last foreclosure market was happening.  This is to give a potential person time to leave just in case there is still someone in a "vacant" house.  
Today I was really glad that I have been doing this all along because just as we were stepping into the home I heard a door slam as someone was obviously leaving.

               I believe in providing great customer service.  I will go the extra mile to make sure that my clients are satisfied and happy about the purchase they are making.  This is a great time to buy and I want my clients to feel as if there is no doubt that they are purchasing a great property that will go up in value.

I just helped a client of mine purchase a new home today.  After we got through the contract I suggested that they obtain a professional certified, (CREA) home inspector to inspect the home.  They agreed and we discussed the importance of new home inspections.  I always advise my clients to get their new homes inspected due to the fact that if certain things are missed they will cause damage later.

Buyers, investors, First Time Buyers.  Consider purchasing a Brand New Bank Owned Home.  There are many Foreclosure properties on the market today.  Many are short sales that have long and uncertain escrows or multiple offers on them.

Oak Mountain the quaintest little wineryin the Temecula Valley had it's Wine Pick Up party last Friday Night.  Pick up of the wine, that it.  These are current pictures of the grapes now on the vine.

 
Next time I will have to take some pictures of the people, but I was so into the grapes....and then it became to dark to take pictures.

Valerie and Steve are grape harvestors before anything else.

 
I just love the feeling of this winery.  You can see by the pictures how graceful the setting is and how peaceful too!

Be Patient with your agent! - 09/04/08 10:22 PM
If you are a buyer and you have an offer on a short sale and you have not heard anything.....guess what?  You are not alone.  The asset managers and loss mitigation managers at the banks are overwhelmed and overworked.  This is not your agent's fault. 
You can have your agent look for other properties for you so you can make other offers.  When the first one is accepted just cancel all the others.

I need car advice.  What is a good and roomy car for a Realtor to drive that also gets good gas mileage?  Do any cars have a navigation system that you can use while driving? 
I used to drive this, but it just was not practical with the gas prices.  It was also not politically correct and I was getting complaints.  No one would buy it so we sold it at an auction and actually made money on it after paying GMC!

I know, Iknow, Temeucla is in the sticks but we do have a lot of hot air and hot air balloons.

Max had a fit and wanted to eat it!   

 
It ended up landing just below our parcel!!! 
Max the balloon chaser!

We get these all of the time but not usually this close!  One time they did have to land and let us share in the champagne!
