California Foreclosure Report - 07/29/10 05:08 PM
We can't call it a recovery yet, but according to the California Association of Realtors, foreclosure filings, auctions, are down 5 percent!  There more to come on the new release of short sales that may happen due to California's jobless rate continuing to be over 10% with no improvement on that in sight.
A total of 340,740 California properties received a foreclosure filing in the first half of 2010, the nation's highest total, according to the report.  Filings in California decreased 15 percent from the previous six months and nearly 13 percent from the first six months of 2009.

FHA Buyers - Watch Out For "Thin Credit" - 07/29/10 02:01 PM
If you're talking about body weight, thin is something that everyone wants to be. However, being thin on credit can make your loan pre-approval hard to substantiate.  This may be a trend, that perspective home buyers are being too careful about their credit and may actually not have enough.
I have two clients in escrow that both have, "Thin Credit".  Thin credit is when you don't have at least three established accounts showing up on your credit report.

How Can Investors Accept FHA Offers And Get Beyond The 20 Percent Rule? - 07/18/10 10:42 AM
In February of this year the original FHA regulation preventing investors from accepting FHA offers until 90 days had passed was lifted, (for one year), but with some strings.  The major one being that the investor could not make than 20% profit on a property if he wanted to accept an FHA offer. 
Not that it matters, my personal opinion is that this only hurts the FHA buyer.  Most of these investors purchase the distressed homes at auction or in other ways that the public cannot buy them anyway.  They fix them up and sell them to first time buyers who could not afford … (5 comments)

The City of Temecula has many great classes offered at a very reasonable price. 
One of the most important and useful classes to take is First Aid and also CPR Cardiopulmonary Resuscitation .  These are one day courses, 3-4 Hours), for the public.  (Not for Health Care workers). 
These classes are $40.00 each and they are Red Cross Certified classes and attendees who pass the class will receive a certificate of completion.

California Water Safety and Drowning Prevention - 07/16/10 08:13 PM
With Southern California temperatures reaching into the 100's, swimming is a great way to cool off! 
I have a pool myself and since I have sold many pool homes here in Riverside County, over the years, I am very conscious about water safety and reminding my clients about drowning prevention.

Scam Alert: Criminals Posing As Clients Looking For A Realtor - 07/13/10 10:09 AM
There are predators posing as clients on the big public sites, most commonly Trulia.   Trulia is where this criminal found me, (see the letter below).

There are a lot of great deals on brand new homes here in Riverside County!  Consumers need an agent to represent them in their new home purchase just as much as they do in a re-sale home purchase.  After all, the sales representatives work for the builder and knowing what the competition has to offer is essential! 
Also, knowing what you can and cannot ask for is a great help.  There are many things that builders will add into the purchase of a new home that consumers don't even think to ask for.

Temecula June Weather Update - 07/04/10 03:25 PM
 I hear all of the time how hot it is here in Temecula, but actually Temecula is not as hot as people think.  It's only 72 today, as we are experiencing a little, "June Gloom.
I have two clients who are very glad that it's not as hot as where they just moved from.  One moved from Sacramento and the other just moved here from Phoenix and they are both thinking it is not hot at all here in Temecula!
