This one has a very noticeable urine smell.  Needs new flooring and the concrete will need to be treated with bleach....found the remedy below, on the Internet....

This home needed roof repairs and my buyer got a really good price for this home because of it. 
Many consumers are very wary of any roof damage however, knowing how to go about finding out how bad the roof damage is, at the least initial cost is the key.
First and foremost, get a roof inspection on any home that looks like it may have slipping tiles, or water stains on the inside ceiling....Doing this initial roof inspection which costs approximately, $175.00 can save a buyer form continuing if the damage is more than they want to fix.

The Homeowners Association of Roripaugh Hills has two swimming pools, tennis courts, play areas and many grassy areas for pic-nics and family fun.
I took this video while a couple of the residents of Roripaugh Hills were napping so I didn't want to talk during the filming.

Buying a bank owned home is not for everyone. 
Some buyers don't want to purchase a bank owned home, due to the fact that the repairs can be extensive and the general knowledge of how the home was maintained cannot be verified due to the fact that bank owned properties are vacant and banks want new buyers to sign disclosures stating that they are exempt from any facts about the home.

Temecula bank owned home inventory is staying steady with approximately 50 to 80 Temecula bank owned homes being actively listed for the last 12 months.   The highest amount of Temecula bank owned homes being listed at any one time in the last three years was back in February of 2008, as seen in my chart below.  There were over 200 Temecula Bank Owned homes listed in February of 2008 and then again in December of 2008.  The First Time Home Buyer Tax Credits stimulated a buying spree and inventory decreased dramatically in mid 2009.

Low Offers On Bank Owned Homes Will Usually Not Get A Response! - 03/11/11 01:11 PM
Consumers are surprised that they are not being countered by the banks on their offers.  Buyers who are placing low offers on bank owned homes, here in Southwest Riverside County and specifically Temecula, California, may not get any response at all.  By low offers, I mean any offer that is more than $3,000.00 below list price, will usually not get a counter offer.  This is because in our area anything $3,000 below list price is considered low on a bank owned home.  This is because bank owned homes are usually priced right at market.

Is California Actually Trying To Prevent Wrongful Foreclosure? - 03/07/11 05:29 PM
The lawsuits are mounting, as the effects of robo-Signing, Bank Error, wrongful foreclsoure, and lost documentation paint a bleak future for the 305,000 homeowners in California prepare to recieve, (if they havent's already), their notices of default. 
No wonder, some of my colleagues are so negataive lately.  However, there does seem to be a flicker of light in the area of protecting homeowners from wrongful foreclosure and to assist homeowners to understand the world of loan modification. 
Read how California ledgislatures are batteling to gain ground on the foreclosure arena as they try to make sense of it.

I very seldom write anything that is non-real estate related and when I do it has to be something that I just want to vent about.   This is number 1 for this year.   I watch little television anyway and refuse to be taken in by media blitzes about topics that are over accentuated.
One of the few shows I watch is Judge Janine Pirro, and she had some great topics on but I had to turn her off when she announced she was going to talk about what Charlie Sheen was doing next.
