The De Luz area has with it's custom homes and it's lot sizes that are between 4 and 20+ acres can have very different values.  
Homes in the De Luz area have been selling anywhere from the $300,000's to $1,500,000.

De Luz is just off of Interstate 15, at the Rancho California Road exit, in South Temecula.  De Luz borders Fallbrook, in San Diego County, and Murrieta near La Cresta homes.  Some of De Luz properties are in San Diego County.

One of the many documents that are to be reviewed by home buyers are the homeowners association documents.  
Before escrow can close buyers must sign an approval form that states they agree to the homeowners association rules regulations and regulations that are referred to as CC&R's, (conditions, covenants and restrictions).


Even though the HOA documents require approval by the buyer many buyers don't read the fine print.  
If an HOA has fees, they usually have an architectural review committee that has to approve any exterior home improvements, and some may require approval even in the back yard.

My investor buyer purchased this home for $245,000.  It's a 5 bedroom pool home that he is going to spruce up a little and rent it out.
This home was a Temecula short sale listing.  Most, Short sales do eventually close escrow, and this one appraised for much more than my buyer paid, so my buyer is very, very happy!!!



There are more Short sale listings than bank owned or standard sale listings at this time, and that's another good reason to consider buying a short sale listing.

I had the beans, I had the rice and tortillas but no meat to go with the burritos I was going to make for my boys and husband.
Then I remembered I could purchase a full mesquite grilled tri-tip roast for $26.00 at Dukes Mesquite Grill.  
I could take it home and slice it into burrito ready pieces!
I think it weighed almost 3 pounds  and they really liked it!

I recently had lunch at the El Torito in Temecula, and was informed by the hosstess and manager that the Temecula El Torito located at the Promenade Mall recently began having happy hour from 2:00 p.m. to 8:00 p.m. Monday through Friday!  


They have $3.00 margaritas, beer and wine during this time as well as some tasty appitizers!  This menu is available in the "Cantina", only!

Lilacs In Southern California - 05/05/12 02:11 PM
      When I purchased this lilac bare root lilac planting, it was not guaranteed to grow as I am in Zone 8 and this common purple lilac was destined for a cooler, zone!  However, with a careful choice in planting it has managed to flourish and has 17 stems just like this with lovely fragrant lilac blooms!
