Ocean Park in Santa Monica,  basically lies between Pico Blvd. to the North, Marine St. to the South, Lincoln to the East and the ocean to the West.
The area has a mix of homes, from the electic to the modern, interspersed with the smaller income properties, condos and apartments.  Ocean Park borders the funky Venice area and has its own attractions with Main St.'s trendy shopping and dining.
Santa Monica's Ocean Park homes,  are among the more expensive in the City, the walk streets of Hollister, Wadsworth, Hart and Fraser being among the most sought after.

Westside Village is an upscale area of Palms,  in the City of Los Angeles.  The boundaries are Sepulveda Blvd. to the East, Overland Ave. to the West, National Blvd. to the North and Charnock Road to the South. 2010 Los Angeles Marathon - Sunday, March 21st - Check the Route Map - 03/17/10 11:54 PM
The Los Angeles Marathon takes place on Sunday July 21st and you can expect the usual major congestion. The wheelchair races starts at 7:00 a.m. and the main event at 7:24 a.m.  It starts at Dodger Stadium and ends up at Santa Monica pier. There will be plenty of entertainment along the 26.2 mile route. The video below shows the route for those of you who want to watch and those of you who would like to avoid the traffic jams.

The statistics below cover Westwood and West Los Angeles.  They are taken directly from the MLS and are for single family homes.  They do not include condos, income property or private sales.
There were 7 homes sold in February, 3 more than in January and 1 less than February '09
The highest price sold was $1,720,000 and the lowest was $530,000.
The median sold price was $830,000, down from $1,182,000 in January and $1,024,200 in February '09.
The average sold price vs list price was 97.55%, almost the same as January at 98% and up from 94.16% in February '09.

A Great Way to Keep the Floors and Carpets Clean at your Open House - 03/13/10 11:58 PM
I went to the Home Buyers Fair at the Los Angeles Convention Center today.  I found it disappointing overall.  Very few exhibitors, many of whom were out-of-town agents offering to find me a home. However, I did come across a great idea for keeping the carpets and flooring clean at open houses.  No more booties.  No more asking people to take their shoes off so that they can't go out into the backyard.
Step and Clean Sticky Mat.  Great for pets also.

There were 11 homes sold in February, down from 14 in January and up from 5 in February '09.
The highest priced home was $2,298,000 and the lowest $665,000.
The average selling price was $1,139,681, down from $1,713,221 in January, and $2,107,00 in February '09.
The percentage sales price vs. list price was 94.3%, up from 93.4% in January and down from 96.4% in February '09.

The Proxy Error has been rearing its ugly head a lot lately, which is frustrating when you are trying to get to so many blog posts at once and have limited time. Here are a couple of tricks to prevent you from throwing your computer out the window in frustration: When you get the proxy error just hit the back button and clear your cache and go right back to where you wanted to go.  Often it will take you there. The median price of $9,400,000 is way up from $1,687,500 in January, and $3,200,000 in February '09.

it's that time of the year again, the Academy Awards.  And this IS Los Angeles.
I certainly wasn't going to ignore one of the most watched events in the world, even though I wasn't invited.  Or at least my invitation didn't arrive.
I have seen many movies stars in the street, in restaurants, in the car next to me over the years, but I still get excited and all silly when one pops up.  And I am still a fan of the Oscars. It is pure escapism.
