Renting on the Wilshire Corridor - What's Available - 10/24/11 01:11 PM

I often get calls from people wanting to rent on the Wilshire Corridor.  Unfortunately, they don’t realize how much it, in fact costs to rent there.
There are apartments available but when you think of the Wilshire Corridor you are basically thinking of the condo buildings where the units are privately owned.  Remember that the owners of these condos are paying high home owners dues which needs to be factored into the rent.  These dues, which they are paying for their renter, cover all the wonderful amenities that the lucky renter is going to get.  The higher the dues, the more the renter is going … (12 comments)

Checking in on Wilshire Corridor Sales This Year - 10/23/11 02:38 PM

It has been a while since we have looked at what is for sale on the Wilshire Corridor.  Let's see how sales are going so far this year.

All information from the CLAW MLS is deemed accurate but is not guaranteed *Beverly West has just opened its doors, so we will have to see how the sales go.  But right now, the units would seem to be extremely overpriced.
**The Carlyle sells a lot in-house, so the figures are not accurate.  Also, several units are being rented.
The median price reflects the mid-point of sales in the building.  Half sold … (11 comments)

Pacific Standard Time Art Show 2011 - 10/20/11 12:41 PM
Los Angeles has long lost its reputation as a cultural desert.  It is taking its place with other Californian cities from San Diego to Santa Barbara to host the Pacific Standard Time Art Show 2011.
Close to 170 exhibitions in 130 museums will make it the area’s largest cultural event ever.  Funded with $10 million from the Getty Pacific Standard Time:  Art in L.A. 1945-1980 will tell the tale of Los Angeles’ rise in the art world to rival New York, London and Berlin.
The Art Show opened with Anthony Kiedis from the Red Hot Chili Peppers bonding with artist Ed Ruscha, only in L.A., … (14 comments)

Don't Contact Me For a Mortgage Until You Can Make This Statement ... - 10/19/11 12:32 AM
This is a brilliantly written post by Gene reminding us what the real reason for buying a home is, or should be.  A reason that has gotten lost in the roller coaster that is now the real estate market.
Via Gene Mundt, Sr. VP - Chicago Bancorp - Direct: 815.277.4036 (www.genemundt.com):

Last week on Forbes.com, they ran an article written by a financial planner, John E. Girouard, entitled "Buy That Dream House Now or Wait Until Prices Fall Further"?            In this article, Mr. Girouard made the following statement regarding his view of the present … (11 comments)

What Elvis Presley, Michael Jackson and Short Sale Buyers Have in Common - 10/16/11 09:04 PM
Melissa wrote an excellent post about the one area where cash buyers may not always steal the property away from a conventional buyer.  The short sale.
Via Melissa Zavala Realtor® North San Diego County Homes (Broadpoint Properties):
Now and again, I come across interesting real estate articles that reflect on the phrase, “Cash is king.” Of late, I’ve seen a few articles that touch on the topic with interesting perspective. The question that these posts seem to address is this: When writing an offer on a short sale, is the cash offer king (read: the best offer on the table)?
I guess … (11 comments)

How Should you Handle the Request for Repairs - With Care - 10/16/11 01:23 PM
When buying a Los Angeles home be prepared to put on your negotiating hat.
When you are caught up in the emotion of buying a home you may forget that there is another side to the process, the Seller.  Generally each side is trying to get the best deal for his or herself and is not always considering the other party.   Arriving at an agreed upon sales price is only part of the process, equally important is what comes next.  Even though a home is listed with the caveat “as is”, that really does not mean much.  Almost every Seller expects that they are … (89 comments)

Beverly West  on the Wilshire Corridor,  is finally ready for occupancy.  And what a spectatular property it is.  No expense would seem to have been spared in the finished.  African wood wall panels and some unique art decorate the lobby of the building with its welcoming fireplace.

You Do Not Need an Attorney When Buying or Selling Los Angeles Real Estate - 10/11/11 12:12 AM
California is an escrow state but escrow procedures differ between Northern and Southern California and from county to county.  For the purposes of this post I will address the reason you do not need an attorney for real estate transactions in Southern California.
What is Escrow? Escrow is a neutral party which provides protection to both the buyer and seller during the real estate transaction.  Examples of the function of escrow are:
Receives and holds the good faith deposit from buyer to seller Interprets the purchase contract and sets the timelines Orders required reports, including preliminary title, natural hazard, city report … (30 comments)

Bye Bye Carmageddon, Hello The Rampture - 10/08/11 06:52 PM
With Carmageddon over for this year, the next inconvenience to hit Los Angeles motorists is The Rampture.
Sometime soon two  Wilshire Westwood on  and off ramps to the 405 will be closed for 90 days.  These will be followed by the closure of the other two Wilshire ramps which will last from 14 to 90 days.
Originally scheduled for this month the closures have been pushed back right now to November.  The first ramps affected will be the westbound on ramp to the 405 north and the northbound 405 off ramp to westbound Wilshire.
The Westwood area is already congested and this is not going to … (29 comments)

Just Sold on the Wilshire Corridor - Pocket Listing at The Wilshire - 10/07/11 08:22 PM

The Wilshire, 10580 Wilshire Blvd., is one of the most prestigious buildings on The Wilshire Corridor in Westwood.
I had the privilege of being given a pocket listing at The Wilshire, and we closed on it yesterday. It took a few weeks to sell but when the offer came, it was all cash with a 10 day close.
The buyers got a very good deal. This is a 3 bedroom 2.5 bath, 2,757 sq. ft. unit with magnificent south-facing views. There are very few 3-bedroom condos available on The Wilshire Corridor, and the price….. $1.6 Million.
There are presently 24 active 2-bedroom condos on The Wilshire Corridor. … (37 comments)

Living In Los Angeles - A Melting Pot of Lifestyles - 10/04/11 12:08 PM

When we think of Los Angeles, we may think of the glitz and glamor of Beverly Hills, the beaches of Santa Monica and Malibu, the kookiness that is Venice Beach, the heydays of Hollywood, and the skyscrapers of Downtown.
Those thinking of moving to Los Angeles, may become overwhelmed at the idea of choosing an area in which to live.  I know I would be if I were new to the city.
It would be impossible to describe each of the unique areas of Los Angeles in one post, and I certainly do not know all of them well enough to try, after all we are talking about … (62 comments)
