Downtown Los Angeles Condos | Market Report 2011

Let’s take a look at how Downtown Los Angeles condos fared over the past year.

For the purposes of this report I have broken the price ranges down to under $500K, $500K to $1 Million, and the over $1 Million bracket. The largest movement is in the under $under 500K category.

Market absorption indicates the amount of time it will take to sell the existing inventory on the market. Six months is a balanced market; under six months a sellers’ market; over six months a buyers’ market.

Downtown Los Angeles Condos under $500,000 are a hot commodity, and definitely a strong sellers’ market, indicated by the low inventory.

91 of the past year’s sales were studios, which are extremely popular and hard to find, especially in good condition. 34 of these were short sales or foreclosures.

Out of the remaining 275 condos sold over the past year, 71 were either a foreclosure or short sales.

The median price has declined slightly over the previous 12 months, but the sold to list price has increased.

Only two sales in this category were either a short sale or foreclosure.

The media price has increased, as has the sold price to list price.

With a little over six months’ worth of inventory, the $500K to $1M Los Angeles Downtown condos price range is fairly stable, leaning slightly towards buyers.

The over $1 Million Downtown Los Angeles condo market is basically based on two buildings, the Ritz Carlton Residences at L.A. Live, and EVO, and sales in this price range are slow, with over two years’ worth of inventory.

Wilshire Corridor Market Overview | February 2012

There are presently 96 listed condos for sale on the Wilshire Corridor.

Three units have been on the market for over two years: two at La Tour, and one at the Marie Antoinette.

Four units have been on the market for over one year: one at The Californian, one at La Tour, one at The Remington, and one at 10560 Wilshire.

12 units have been on the market for over 6 months.

7 units are listed as Short Pay (I am relying on the MLS here): two at the Marie Antoinette, one at 10560 Wilshire, one at The Mirabella, one at Wilshire Selby East, one at Wilshire Selby West, and one coming up at The Grand.

There is one foreclosure noted in the MLS, at The Wilshire Holmby.

One bedroom condos

16 are available from $310,000 to $799,000, with homeowners dues from $500,000 at the Wilshire Selby West, to $2,233 at The Wilshire Terrace.

Two bedroom condos

48 units are available from $355,000 at The Churchill, to $3,100,000 at Blair House. Homeowners dues from $549 at the Wilshire Marquis to $2,987 at The Californian.

Three bedroom condos

There are 20 units available from $399,000 at the Marie Antoinette to $13,795,000 at The Carlyle. Homeowners dues from $1,283 at the Marie Antoinette to $3,370 at The Remington penthouse.

Four bedroom condos

There are 4 units from $735,000 at The Westholme to $11,995,000 at The Californian. Homeowners dues from $1,610 to $3,409.16 respectively.

Are Los Angeles Open Houses Going the Way of the Dodo?

I read Susan Haughton's post recently discussing how effective holding open houses is these days. A few years ago that was the best way for a home buyer to find Los Angeles homes for sale.

Things have changed, and Los Angeles home buyers are increasing searching online for listings. Even if they are using the services of a Los Angeles Realtor®, they continue to use the internet on their own.

When something comes up that interests a buyer they generally want to see that property immediately and not wait until the open house which might be a week or so ahead. Especially in this market where good new inventory is few and far between. And by “good”, priced right is the main criterion.

Most often a home will sell because Realtors® on the lookout for a particular property for their client will have seen it come on the market and alerted their buyers immediately. No one is going to want to wait for the open house. There will be other parties wanting to see the same property also, and generally the listing agent will agree to show before the open house.

A great house is probably already “sold” before the day of the open house, and the chance of a buyer accidentally falling upon it that day is slim to none. So, many Los Angeles homes for sale will have the good fortune of being sold quickly and never make it to the open house day.

According to the National Association of Realtors’ 2011 Profile of Home Buyers and Sellers, home buyers’ use of a Realtor® is on the rise.

89% of home buyers used a real estate agent in 2011, a 7.23% increase over the previous year and a 29% increase over 2001. These figures account for all sales,
whether a short sale or even a For Sale by Owner (FSBO). The reason? Because buyers increasingly realize they need the help of an agent to help them navigate the complexities of the process.

How did the rest of the home buyers buy? The report shows that 7% bought through a builder and 4% directly from the previous owner.

There is no indication of whether these home buyers started the process on their own or with a Realtor® but the result is the majority ended by using one.

So if you are buying a Los Angeles home follow the trend. Use a Los Angeles Realtor®.

Don't be Afraid to Use your Los Angeles Realtor® for Both Ends of the Deal

Los Angeles home sellers often contact me to help them find a home to buy or rent.

Knowing that they are obviously already working with a Realtor® my first question is, “have you asked your current Realtor® to help you?”

Today I received one of those calls from a lovely lady who said, and I kid you not, “Oh no. He is so busy selling my home I didn’t want to bother him.” Now don’t get me wrong. I am certainly more than willing to help someone who is buying a Los Angeles home, but the right thing to do is make sure that their present
Realtor® knows about it.

I know that many people don’t understand how we Realtors® earn our keep. If we are not buying, selling, or renting properties we are starving. We do not earn a salary, and most of us don’t have sugar daddies. So, if I were that listing agent and found out that my client had bought a property through another agent I would not be happy.

Conversely, if a prospective home buyer came to me, as this lady did, asking about a property with the intention of eventually having her agent write up the contract, guess who would not be happy.

I informed the buyer of the ways of the Realtor® world, which included the fact that she should not be doing the work herself. I like to think that we do work for our money and are not just paper pushers. She should make sure her listing agent works with her on her search. I am sure he will be only too happy to oblige.

So, if you have a Los Angeles Realtor® already, they are going to be able, and will be extremely happy to, help you with your next real estate transaction. And it is really the right thing to do.

Of course if things don’t work out, you know who to call.

Beware of Those Liens When Buying a Foreclosed Los Angeles Home

We are back to the point about buying a Los Angeles home for a bargain. You generally get what you pay for.

If you are thinking of buying a home at a foreclosure auction then beware of unknown matters that could pop up, as you will probably not be offered title insurance on the property. In a regular sale, the Seller will be paying for your title insurance. You could be inheriting a bunch of problems which will make it difficult for you when it comes to selling the property.

What matters are we talking about here?

1. Property Taxes

2. Senior Liens

3. HOA Liens if the foreclosing lien is not a first mortgage

4. Federal taxes (IRS has 120 redemption period)

5. Mechanics’ liens that have priority

6. Quiet Title Action due to fraud

7. City Government liens (sewer, trash, abatement, etc.)

8. Federal judgement liens

9. Bankruptcies (if no evidence of the Automatic Stay lifted)

10. Easements, Agreements, and CC&Rs.

You may be able to get a binder from a title company to insure a future transaction ,which may require you to clear all existing matters before an actual sale or refinance.

The foreclosure is not quite the bargain it first seems.

Be Prepared to Make Your Mortgage Application

     A short while ago, I wrote a blog regarding the upcoming increases that will be coming to mortgages as a result of recent government Enactments regarding Fannie Mae and Freddie Mac.

     I found a recently-written article in National Mortgage News. It presses home the same message as my blog. Time is of the essence for those buyers presently in the home buying process ... but even more so for those that are contemplating a home purchase or refinance of their present mortgage within the near future.



     Simply said, taking action NOW is much better than later ... when it comes to costs associated with mortgage financing. Wait too long, and you'll pay more.



     So, my suggestion is this ... should you even be flirting with the idea of buying a home or refinancing ... start gathering the information and financial documentation that will be REQUIRED by your mortgage lender when applying for your loan.

     Should you decide not to buy, no harm ... no foul. At worst, your financial records are probably better organized than they were previously. But if you DO decide to pursue home buying or refinancing, you'll be ahead of the game, ready to go, and be much better positioned to advance your mortgage application and mortgage processing quickly. And possibly save yourself from those rising costs being talked about.

    What documents and information are needed when you apply for mortgage financing?

     Below you will find a handy list of those things that you will be REQUIRED to supply almost any mortgage lender at the time of your mortgage application. Can You Buy a Los Angeles Home for a Bargain?

Did that catch your eye? Unfortunately, leaving investors out of the equation, as a Los Angeles home buyer you are probably not going to find that bargain home you are looking for.

Why?

Because the real bargains often don’t make it to the general market. They are bought through word-of-mouth or on the courthouse steps. And, if by some chance a good one slips through, there will be a buying frenzy with multiple offers, making the home no longer a bargain.

Also, many of the neighborhoods of Los Angeles were not hit as badly as the rest of the country and here you absolutely get what you pay for.

But a foreclosure is going to be a bargain, right?

Probably not. Generally by the time a Los Angeles foreclosure gets to the market it is pretty much going to be in poor condition, if not completely gutted. So by the time you fix it up any savings you might have will be wiped out.

So I can buy a short sale for a bargain, right?

Wrong. A short sale occurs when a seller owes more on the mortgage than the home is worth. Instead of walking away and being foreclosed on they opt to put it on the market. The lender is already taking a loss so they are going to ensure that the home is priced according to the market. No bargains are going to be found here. Generally, you will find these homes in better condition than one that has been foreclosed on, but the time involved in waiting for a short sale, and the fact that repairs are most likely not going to be done may you may end up with a buyer paying more than if they had bought a traditional home and were able to negotiate with the seller for repairs.

I can offer way less than the list price right?

Pretty much the only way you may buy a Los Angeles home for way less than the list price is if it is way overpriced in the first place. Your Los Angeles Realtor® will have done the comps on the home and advised you as to whether the price being asked is at market or not. If the home is priced correctly, the seller is probably not going to let it go for much less, if they will let it go for less at all. Not every home seller is desperate. In fact most aren’t. And don’t be fooled by homes that have been sitting on the market for awhile. There is a reason they have not sold. It could be that they are overpriced or there is something wrong with them.

In today’s Los Angeles real estate market, where new inventory is low in many areas, homes that come on the market well-priced are going into multiples and selling very quickly.

If you find a Los Angeles home that you love, and it is well-priced, you will have found your bargain home.

What? Your Agent Won't Help you Find a Rental?

There is not a pecking order for Realtors®.

There is no Realtor® who can only do rentals or only do listings, or only work with buyers. That is a choice they make.

So, if you have an agent who just sold your home and you are looking for a rental, ask them to help you. They are quite capable of doing so. If they choose not to it is probably because they are too lazy, after all there is not much money in rentals. But, they are doing you a disservice. They presumably made a nice enough commission on the sale of your property that they should continue to provide you with service.

If you have an agent who is helping you to purchase a home, but meanwhile you need to lease, then please use the same agent to help you with the lease. Don't tell me that the agent "doesn't do leases". Again, they are going to make a nice enough commission on the purchase of a home for you that they should put themselves out and help you find a rental.

I dropped a rental client today because I found out they were also looking to buy, but with another agent who "doesn't do leases."

See me do a double-take.

Grrrr.

P.S. So that there is no misunderstanding here, my point is thatanyone is entitled not to do rentals. I do not think that they are entitled to tell an existing client that they don't do them and offer no solution.

Westwood Real Estate Market Report 2011

When buying or selling property in Westwood you may want to check out how the market did in 2011.

Single family homes in Westwood have been split into price range. The Westwood condo market will include Wilshire Corridor condos, already the subject of a previous market report.

What is Market Absorption?

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market. Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

The Westwood single family home market under $2 million remains a sellers’ market. Inventory is low, and the median price is creeping up. If priced right, a Westwood home seller in the under $2 million range can expect a reasonable fast sale. Buyers are always looking for good new inventory.

With only 5 active listings, the sellers of Westwood homes between $2-5M can expect a fast sale, with little difference over 2010′s figures
.

The Westwood luxury housing market, homes over $5M definitely favors those buyers willing to take a plunge. There were actually 4 homes sold over the past 3 months to one year, but it has been eliminated from the report in order not to skew the figures too much. That was the Candy Spelling mansion which sold for $85M at 50% of the listing price.

The Westwood condo market has moved slightly towards a sellers’ market and is fairly healthy. The median price is down some, but number of sales and price per sq. ft. is up.

Los Angeles Traffic Fines Have Increased | California Needs the Money. Watch Out!

Effective January 6, 2012 the price of Los Angeles traffic tickets is going up by $4 a ticket on already steep fines. And be extra wary. It is rumored that there is extra pressure on traffic officers to bring in more revenue.

Local agencies have even been authorized to attach cameras to street sweepers in order to catch parking violators.

10 Reasons why you Should Use an Agent when Buying a Los Angeles Home

How do you go about searching for a Los Angeles home for sale?

If you are like the majority of Los Angeles homebuyers you start your search online. After all you can buy almost everything online these days including, believe it or not, supposed stem cells. But unless you are a doctor would you attempt to buy stem cells online?

The same thing goes for such an important transaction as your future home. Finding a Los Angeles home for sale is not a simple process, let alone buying one. There are so many sites on which you can do the research, and a lot of information to process, much of which can be misinterpreted. I get so many calls from people wanting to see homes which are already in escrow or off the market, or turn out to be a scam.

I understand the desire to try and do the home search on your own. There is no pressure. No agent pushing you when you don’t want to be pushed. Many of us walk into a store, and when the salesperson comes over and asks if they can help we generally say “no thank you, I’m just looking”. I have learned that phrase in many languages. But we are there to buy, and our time would be less wasted if we accepted that offer of help.

The same with buying a home in Los Angeles. You are not “just looking.” You could use the help and save yourself a lot of heartache and wasted time.

What can a Los Angeles Realtor® do that you can’t do on your own? Let me count the ways:

You may, or may not know, unless you are paying all cash, that you are required to be pre-approved by a lender before making an offer on any property. No offer will be accepted without that pre-approval. If you don’t have anyone in mind, your Realtor® will have some referrals for you. Whatever you do, don’t get a do-it-yourself approval either, it will not be worth the paper on which it is written. Here we go, back to why you need to deal with flesh and blood people
How well do you know the neighborhoods in which you are searching? If you have specific requirements, why go through all the trouble of doing the research on each home, when your Los Angeles Realtor® will have the answers, and if they don’t they can do the work for you.
Do you know the history of the home you are investigating? Did if fall out of escrow recently, and if so, why? Are you going to try and call the listing agent on each one of the homes? Which leads me to…..
Have you tried setting up appointments with listing agents? Do you know how difficult it can sometimes be, especially when you are trying to coordinate several showings at once. Guess who can take that load off your back!
Oh, and no, you do not want to use the listing agent to purchase the home in which you are interested. Reasons for not doing so are included in an earlier post, “Understanding the Benefits of Using a Buyer’s Agent.“
When you do find that perfect home, what next? You now need a strong negotiator to cement the deal for you. There can be a lot of back and forth between you and the Seller before you come to a meeting of the minds. Your Realtor® is going to have your back.
Wouldn’t you love to sit back and have someone else take over the reins. All you have to do is sign the paperwork and come up with the money! And believe me, there is a ton of paperwork, much of which can be overwhelming.
Do you know good licensed home inspectors? Your Realtor® sure does. They have worked with them over the years and know the best ones. You need to find out everything there is about the house before committing to buying it. And your Realtor® will help you negotiate any repairs which need doing as a result, with your best interests in mind.
During the course of escrow there are contingencies to be met by both sides. Your Realtor® will keep you honest and ensure that the other side meets their obligations also.
And lastly, all these services are provided to you for free. If you connect with a good Realtor® and trust them, you have nothing to lose and everything to gain. You may find you have more to lose by not using the services of a Los Angeles Realtor® than you do by taking the leap and hiring one.

One thing I can promise you is that you will get no pressure from me, just the assistance you need in order to find the home you are going to love.

Brentwood Los Angeles Housing Market Report 2011

Let’s take a look at how the Brentwood Los Angeles real estate market did in 2011.

I have split the 2011 Brentwood real estate market report into four sections, single family by price breakdown and condos. I have also shown relevant percentage comparisons with the 2010 statistics.

What is Market Absorption?

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market. Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So how did Brentwood do?

The under $2M single family housing market in the Brentwood area of Los Angeles is fairly steady and reflects a sellers’ market. The median price inched up over the same period in 2010.

Brentwood homes for sale from $2 to $5M still remain in a sellers’ market primarily because inventory remains fairly low. The median price has dropped almost 30% over the same period in 2010
.

The Brentwood Los Angeles luxury housing market saw a huge drop in both sales and median price, especially over the last three months when compared to the same period last year. With 17 homes on the market and only one sale in 3 months, buyers should be out in force in Brentwood.

The Brentwood condo market is definitely a sellers’ market and doing well. The median price is down somewhat over the same last 3-month period last year but overall, Brentwood condo sellers should consider putting their homes on the market.

Santa Monica Housing Market Report - 2011

It is that time of the year again, the beginning of a new one, and time to look back at how the Santa Monica real estate market fared in 2011.

Since Santa Monica is made up of diverse neighborhoods I have split the report into single family by price and condos.

What is Market Absorption?

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market. Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So how is the Santa Monica real estate market doing?

Surprisingly, the under $2M Santa Monica single family home market showing a bigger drop than the higher end homes, although both are showing a larger decrease over 2011. The median price is down at the lower end, but the sales vs list price is slightly up, indicating that homes priced well are selling close to asking. Also, with inventory at around 2 months, Santa Monica home sellers should consider this a good time to put their homes on the market.

The higher end market is a buyers’ market

Santa Monica condos are also showing a decrease across the board, number of sales, median price, and sales to list price, but the inventory is low, so if you are thinking of selling a Santa Monica condo now would be a good time.

Los Angeles Area Housing Market Reports 2011: Beverly Hills

Another year as flown by and it is time to review the 2011 Beverly Hills real estate market.

I have split the 2011 Beverly Hills real estate market report into four section, single family by price breakdown and condos. I have also shown relevant percentage comparisons with the 2010 statistics.

What is Market Absorption?

Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.

6 months worth of inventory is a balanced market. Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

So let’s take a look:

Sales of homes under $2M in Beverly Hills are starting to slow down and edge into a buyers’market although the number of sales over the last three months of this year is up 22% over 2010.

Homes seems to be priced well as the sales to list price is high.

The median price has been increasing over last year by as much as $11.65%

Overall an improvement over 2011

The number of Beverly Hills homes sold between $2-5M have dropped over 2011, and the median price is down by as much as 13%. Although the market is still a sellers’ market as inventory is low.

The Beverly Hills luxury market is somewhat stagnant.

Beverly Hills homes sold over $5M are down from 2011 as is the median price. Buyers, if you are looking for a Beverly Hills luxury home for sale, now is the time. There is plenty of inventory.

The Beverly Hills condo market is fairly stable. Sales over the past three months are down slightly from 2010 but were up over 6 months. The absorption shows a stable market and the median price is down slightly. But still a fairly stable stats.

Using Content Curation sites to Address your Audience

I havd "known" Gerry since I signed up on Active Rain, and followed his real estate career until he "disappeared" about a year ago. He had indicated that he was on greener pastures and he sure was. He has come back as a strong Social Media expert. His knowledge of the real estate field together with his expertise in the evolving SM market makes for a powerful resource for we realtors who are still struggling with where to focuse our efforts. I spoke with Gerry today. He is excited about what he does and knows of what he speaks.

In today's Internet, social media driven marketing and information world it seems that tools and practices are coming at us a break neck pace. Every day brings a new latest and greatest site or tool that we are urged to utilize. Even the way we go about promoting ourselves, or our business has changed greatly over the last few years. For me personally I enjoy trying new things, I love being asked to get in on beta projects, some I continue to use, some sit in the tool bar until I finally delete.

Recently I have been having some fun and success with some content curation sites, curation is the act of preserving and maintaining information. Much like the curator of a museum who collects, catalogs, and maintains museum items, there is a growing use of digital curation happening today. What is interesting about digital content curation is that with the sites I am going to discuss the boundaries for collecting are limitless, one can pull from anywhere on the Internet. Through the use of hash tags (#), keywords etc you can really pinpoint your topic or subject and pull information from the entire Internet.

Lets take a look at some of these tools/sites. I will be referring to how I personally use each site, that by no means it is the best way, we all have our own ways of doing things, I urge you all to explore, experiment and develop your own manner of utilizing these tools.

Storify, Scoopit, paper.li to name a few.

Storify: I like to use Storify to compile "highlights" from twitter chats. There is so much information being shared and presented during a twitter chat it is impossible to capture all of it. However, I go back the next morning and through the use of hash tags, I isolate all the tweets that were posted during the previous nights chat with the appropriate hash tag to that chat. They show up on the right hand side of my screen and I can, at my pace go through and pick out the outstanding tweets from the night and just drag to the left. It is easy and I do it in a manner that keeps with the time line of the discussion. It compresses everything into one neat package. It is a great tool to get highlighted tweets out to those that were involved. It also gives the option to notify the author that their tweet was quoted in the storify project. A very handy tool.

Paper.li: This is a great tool to create your own newspaper like publication. Using hash tags and keywords I direct the paper.li crawlers to find information about particular topics. Paper.li utilizes Twitter, Facebook, and RSS feeds to gather the information.

You provide the subjects/topics and paper.li does the rest. I personally have a weekly publication. I have had a daily, but with all the other information sharing options out there, I think a weekly is sufficient.

Scoop.it: To me Scoop.it is a perfect compilation of both Storify and paper.li.

You compile information much the way Storify does, and it is presented in a nice "publication" like manner,one of the things that I really like about Scoop.it is, besides FB & Twitter, it also integrates with G+, Tumblr, Linkedin, and Wordpress. That really opens things up. I use Scoop.it to present information in a report manner, such as "Social Media and it's growing impact on our daily lives", you pick the subject, curate, and share. Scoop.it is more visual than Storify, and more verbiage than paper.li in it's presentation. I use Scoop.it to gather information on very specific subjects and title it in a neat package for sharing.

Lets look at some applications of these sites, any business that sells anything can curate information on a particular area, product etc and create a way to present that information to their customers/clients in a informative, pleasing manner. What about information on a particular company name, isolate the searches to that company name and everything that was ever written relating to that name is there for the taking, might be a good way to gather testimonials. What about a Realtor that gets a lead call, you get the email address, you know the area that the potential client is looking in. You hang up the phone, and by using one, two, or all three sites, put together a nicely packaged, information rich project for sharing with the potential client, and you can isolate it to just the area or topic they are interested in.

The applications of such tools are limitless, I could write 25 - 30 pages of ideas, but we all do things differently, the important thing is to get involved, check it out, and put it to good use for you.

* I wanted to make you aware of another curation site, Dashter is also one to check out, I am not familiar enough with Dashter and did not feel I could offer a competent opinion on it. I will say that I have heard great things about it, and will be diving in myself in the near future.

** There are many others out there as well, these are just three that I use regularly, explore for more.

Los Angeles Homeowners, Here is an Incentive to Get Earthquake Insurance

After the devastating Northridge earthquake in 1994 which cost $44 billion in losses, insurance companies restricted the issuance of policies to cover earthquakes for fear of not being able to pay out again.

In 1996 the state established the California Earthquake Authority (CEA) to fill the gap. It is non-profit, publicly funded and privately managed, and it allows
insurers to offer an earthquake policy to its customers, with some financial contributions. Today the CEO covers 820,000 homes in California. However, in addition to the CEA-covered customers there are only approximately 340,000 additional homes covered with earthquake insurance, leaving 90% of California homeowners uncovered.

Given that we an expect another big one in the next 30 years, the CEA moved to lower premiums for California homeowners starting in January, to be followed later in the year with a mix and match policy – cover just the building or your possessions, or both. That way you can decide on your premium.

The CEA will not issue the policy, nor will they send out adjusters, this will be done by your participating insurance company. And the CEA policy will not cover everything that your homeowners policy covers. It will help you rebuild and recover from any disaster, after you pay a 10-15% deductible. This enables the premium to be kept lower.

You may think that your homeowners insurance covers earthquakes. It does not. Also FEMA is not going to rebuilt your home. They may provide disaster assistance , and any loan provided by the government to rebuild would have to be repaid.

So if you are a Los Angeles homeowner and you don’t have earthquake insurance, you had better be safe than sorry.

When Buying a Los Angeles Home Always Inspect, Even if it is New Construction

I am working with a first-time Los Angeles home buyer who is in the process of purchasing a brand new construction home. The home is a stand-alone condominium, one of four on the lot.

It would seem tempting to waive the inspection on a brand new home, because after all what could be wrong! There are building codes to be met and one would
think even a visual inspection by the builder would catch the odd mistake.

The California real estate purchase contract requires that a home buyer conduct an inspection or waive the right to do so. As I mention above, the temptation would be to waive it on a new home, especially since the inspection can run anywhere from $250 to $650 or more.

My first-time Los Angeles home buyer did the right thing and brought on a home inspector. And his money was far from wasted, since some surprising things were discovered, among them:

There were many missing or faulty GFC outlets required by code.
Hot and cold water lines were switched. This is potentially a scaling hazard.
HVAC was not working downstairs.
Fireplace dampers were not installed creating a fire hazard.
A center island in the kitchen had not been finished with an electrical outlet even though the piping had been installed. Required by code.
No carbon monoxide detectors were installed. Required by code.
Water heater pipes were not bonded, a fire hazard.
Grout sealer had not been applied in bathrooms and kitchen

There were other minor items, but at the very least those above need to be addressed.

Without an inspection this Los Angeles home buyer would have been stuck with a significant amount of repairs upon move in.

There is never a reason not to have an inspection when buying a home.

What Color is your Blogging Belt?

It's that time of year again. Yes, I am thinking.

What am I thinking you may ask yourself, or not, whatever takes your fancy?

Well, it suddendly struck me that there has to be some kind of a blogging level at which you arrive in your blogging career where you can actually sit awhile, relax, and enjoy the view, because you know you have arrived.

It hit me that it would seem that we can never do that.

There are days where I just don't feel like blogging. Or I have not one idea in my head. But I feel driven to write a post anyway, because it is what you have to do to stay ahead of the game.

You have different belts in the martial arts. Why can't we have blogging belts! You can choose if you go higher or stay at the green level, or the red level, or......

The way I am going I can see someone having to take over when I am gone and post my eulogy....
