In a follow up to my previous story about Maria the Echo Park Goose who was to be relocated, with all the other geese and ganders at the lake, it turns out that Maria is in fact Mario! The now famous gander was moved to the L.A. Zoo for her own protection. You know, the price of fame. It was there that the mistake was discovered. Echo Park is one of the top growing areas in the U.S. It's proximity to down town, spectacular views and still affordable housing by Los Angeles standards, draws a diverse population and a good place for first-time home buyers to investigate. I discussed the contract my first-time buyer is faced with while considering the purchase of a condo in a brand-new 5-unit development in Echo Park. The contract looked daunting on the surface, but I thought, reading through and using my knowledge of the real estate transaction would go much of the way towards ensuring that my buyer would be protected. Wrong!There is no way any of us who are not attorneys should be attempting to decipher a developer's own contract. I have a first-time, out-of-town buyer finally making an offer on a condo in a new development in Echo Park. He has been looking for about a year and a half which has been difficult since he is not local. He is a very nervous buyer anyway and having to deal with a 40-page contract is somewhat overwhelming.We know our own contracts, and can probably fill them out with our eyes closed. But, an outside contract such as the one I received bears careful reading. As realtors we have a fiduciary duty to our clients and need to protect them. I

I just showed a property in Echo Park to a client of mine. It is a new, loft-style condo development on a busy street, but it has tremendous views. (You can see the Hollywood sign top left and Griffith Park Observatory just below and to the right) Every time I visit Echo Park I am reminded of its uniqueness.
