Santa Monica real estate was nowhere near as hard hit as other parts of Los Angeles, and certainly the rest of the country. Single family home prices in Santa Monica have ranged from $150,000 to $11,650,000, a huge differential, but the median price is the middle ground where 50% of homes sold above that price and 50% below. The height of the real estate market in Santa Monica in terms of median price was in the 1st Quarter of 2008, and most recently, the worst was the 4th Quarter of 2009. It is that time of the year again, the beginning of a new one, and time to look back at how the Santa Monica real estate market fared in 2011. Since Santa Monica is made up of diverse neighborhoods I have split the report into single family by price and condos. What is Market Absorption? Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market. 6 months worth of inventory is a balanced market. Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

May was a good month for Santa Monica home sales. Although the number of homes sold was down by 7 over April, the median sold price was up 2% and the median sold price vs the median list price difference was down signficantly, i.e. the May sold price was much closer to asking price over April.
