Santa Monica ocean front condos are a highly desirable commodity, understandably since there is very little inventory.
Below is an overview of what has happened over the past 4 months in the more popular buildings:
 
With the exception of Park Plaza, which has 3 units on the market, and only 1 sale over the past 4 months, the other buildings have buyers waiting for units to come on the market.  Santa Monica ocean front condos is definitely a sellers’ market.

Let’s compare the Santa Monica real estate performance for the 1st Quarter 2012 over the same period last year.
The numbers are taken from the MLS/CLAW and are deemed reliable but not guaranteed.  Also, they reflect single family home sales only.
Number Sold:  52, a 5.45% decrease over the same period in 2011.
Median Price:  $1,545,000, a 14.44% increase over the same period in 2011.
There are 64 active listings and with an average sale of 17.33 homes per month over the past 3 months, this means that there is an absorption rate of 3.69.  In other words, it will take 3.69 months to … (0 comments)

Santa Monica real estate was nowhere near as hard hit as other parts of Los Angeles, and certainly the rest of the country.
Single family home prices in Santa Monica have ranged from $150,000 to $11,650,000, a huge differential, but the median price is the middle ground where 50% of homes sold above that price and 50% below.
The height of the real estate market in Santa Monica in terms of median price was in the 1st Quarter of 2008, and most recently, the worst was the 4th Quarter of 2009.
The 4th Quarter of 2011 showed strong and the 1st Quarter of 2012 followed closely.

Let’s check out the Santa Monica real estate market so far this year.  It is easier to break Santa Monica down into zip codes for price points.
As an overview, there were 225 Santa Monica single family homes sold over the past year at a median price of $1,500,000Active listings:  58, at a median price of $1,499,500Based on sales over the past 6 months, there is 3.55 months’ worth of inventory or absorption rate.*

It is that time of the year again, the beginning of a new one, and time to look back at how the Santa Monica real estate market fared in 2011.
Since Santa Monica is made up of diverse neighborhoods I have split the report into single family by price and condos.
What is Market Absorption? Market absorption trends show the rate that properties are selling compared with inventory which enables us to see if it is a sellers’ or buyers’ market.
6 months worth of inventory is a balanced market.  Under 6 months is a sellers’ market, and anything over 6 months is a buyers’ market.

Santa Monica City Council unanimously approved the Bike Action Plan, 20 years in the making, which is an effort to get people out of their cars and onto bikes.
$2.5 million will be spent over the next two years to make  30 miles of streets bike friendly, starting with 14 miles of bike lanes and 17 miles of green buffered lanes along Broadway, Main St., 2nd St. and Ocean Park Blvd.  An additional 2,500 bike parking spaces will be available in the next five years.  Also opening in the next few months will be the first beachside bicycle campus with City Hall … (26 comments)

The Santa Monica Housing Market statistics below are taken for the MLS CLAW and are for single family homes only.  They do not include condos, income property, or private sales.
May was a good month for Santa Monica home sales, and June was not a big change.  The number of homes sold was up by 17 over June, the average price was down 5%, but with such a range in home prices in Santa Monica, this is not a reliable gage. January 16th.  Santa Monica Pier.  With wind chill, in the 60s.  It doesn't get any better than this.
By the way, the Ferris wheel was installed around two years ago and the colors change so many times you have to wait a long time to see the same combination.

Santa Monica, Calfornia has not suffered as much as the rest of the California market.  It is one of the more affluent neighborhoods in Los Angeles County.
The statistics below are taken directly from the MLS and are for single family homes.  They also don't take into consideration condos, income property and private sales.
There were 18 sales in the month of December with a median price of $1,190,752.  The highest priced home sold for $3,950 in "The Canyon" and the least expensive for $560,000 just east of "Ocean Park".
Sales price received versus the listing price was 93%.
