using a buyers agent: How to Buy a Los Angeles Home Part Three, The Escrow Process - 05/30/12 09:03 AM
This is the third part of the series on How to Buy a Home in Los Angeles. We have discussed Getting Ready to Buy and Making the Offer, now I will go over what is involved in the escrow process. The first part of the Los Angeles home buying process is over, your offer was accepted and you will be entering the escrow phase, since California is an escrow state. What is escrow? Simply put, escrow is the handling of the contract by a neutral party which will ensure that the terms of the contract are met by both sides and all monies will be disbursed by them upon satisfactory fulfillment

using a buyers agent: How to Buy a Los Angeles Home Part Two, Making The Offer - 05/29/12 11:06 AM
This is the second part of the series How to Buy a Home in Los Angeles, or anywhere in fact. The first part talked about getting ready to buy, and here I will address making an offer once you have found THE home. You have looked at several homes and are focussed on one on which you would like to make an offer. Backing up a little from here, don’t be afraid to make an offer on the first one you see. You don’t have to visit every home on the market. If you like it make the offer, because it is quite possible when

using a buyers agent: How to Buy a Los Angeles Home Part One, Getting Ready to Buy - 05/28/12 02:49 PM
You want to buy a home in Los Angeles, but you are confused about the process. I am going to break that process down into its three main parts: Getting ready to buy Making the offer The escrow process Getting Ready to Buy Before you even start the process of buying a home in Los Angeles, right after you find your Los Angeles Realtor®, you are going to have to talk to a lender. using a buyers agent: I May Not be The Listing Agent But I Can Certainly Help You - 05/25/12 10:36 AM
I receive calls all the time from people searching Los Angeles homes for sale on my site asking if I am the listing agent on a particular property. I wish all the properties found online were my listings….. When I say I am not, sometimes people will say thank you, and try and find the listing agent thinking they are going to get a deal. It’s not that I blame them. Logically you would think that would be the case: the seller is paying commission for both sides of the deal, 50% to the listing agent, and 50% to the buyer’s agent. So, if the listing agent represents the buyer (dual

using a buyers agent: Buying a Los Angeles Home? Use a RealtorĀ® More and More Home Buyers Are - 01/28/12 02:11 PM
According to the National Association of Realtors’ 2011 Profile of Home Buyers and Sellers, home buyers’ use of a Realtor® is on the rise. 89% of home buyers used a real estate agent in 2011, a 7.23% increase over the previous year and a 29% increase over 2001. These figures account for all sales, whether a short sale or even a For Sale by Owner (FSBO). The reason? Because buyers increasingly realize they need the help of an agent to help them navigate the complexities of the process. How did the rest of the home buyers buy? The report shows that 7% bought

using a buyers agent: The Benefits of Using a Buyer's Agent When Buying a Los Angeles Home - 09/24/11 12:51 PM
There are some common misconceptions when you are buying a Los Angeles home that you can either do a better job yourself in sourcing a home for sale, or that you are going to get a better deal if you approach the listing agent directly. As I said, these are misconceptions. Let’s paint a picture of a Los Angeles home buyer trying to find a home on his own. We will call him Mr. Homebuyer, HB for short: HB starts his search online looking at every imaginable site out there. I can already see the stress mounting. HB cannot find the phone number
