There are presently 93 listed condos for sale on the Wilshire Corridor.
5 units have been on the market for over two years or close to two years:  two at La Tour, one at the Marie Antoinette, one at The Remington and one at The Californian.
Five units have been on the market for over one year:  one at The Californian,  one at La Tour, one at The Westholme, and one at 10560 Wilshire, and two at The Carlyle.
12 units have been on the market for over 6 months.

Three units have been on the market for over two years:  two at La Tour,  and one at the Marie Antoinette.
Four units have been on the market for over one year:  one at The Californian,  one at La Tour, one at The Remington, and one at 10560 Wilshire.
12 units have been on the market for over 6 months.
7 units are listed as Short Pay (I am relying on the MLS here):  two at the Marie Antoinette,  one at 10560 Wilshire, one at The Mirabella, one at Wilshire Selby East, one at Wilshire Selby West, and one coming up at The Grand.

I often get calls from people wanting to rent on the Wilshire Corridor.  Unfortunately, they don’t realize how much it, in fact costs to rent there.

I had the privilege of being given a pocket listing at The Wilshire, and we closed on it yesterday. It took a few weeks to sell but when the offer came, it was all cash with a 10 day close.
The buyers got a very good deal. This is a 3 bedroom 2.5 bath, 2,757 sq. ft. unit with magnificent south-facing views. There are very few 3-bedroom condos available on The Wilshire Corridor, and the price….. $1.6 Million.

I get a lot of calls from people looking to rent on the Wilshire Corridor.  Many are not aware of the price range of available units and are surprised at the rents that being asked.
If you are going to rent on the Wilshire Corridor you will be doing so from an owner.  These are condos not apartments, and you are not going to be able to get information by calling the front desk at these buildings.  Each unit is individually owned and chances are that the owner is going through a Los Angeles real estate agent to help them get the condo rented.

Under 6 months is a seller's market. 6 months is a stable market. Over 6 months is a buyer's market.
With no sales for the past six months and new product on the market, the absorption rate cannot be accurately predicted.
With the exception of 4 buildings, sales on the Wilshire Corridor are slow.
If you want to be living on the Wilshire Corridor, now is definitely the time to be looking.
