GETTING YOUR HOUSE READY TO SELL - THE EXTERIOR

Getting Your House Ready to Sell

The Exterior of the House

Hey - who wants to buy that old beat up car at the corner - you know - the one with the dented fender and scraped paint??? Oh - nobody right! Do you want to eat at a restaurant that has dirty floors or dirty dishes? NO !!!!!!!!!!!!!!!

The same applies to buyers looking for homes to buy. People want to buy a home that is well taken care of - one that shines inside and OUTSIDE. They will drive right past a home if the yard looks bad or the exterior of the house looks in ill repair.

So what does that mean for you if you are trying to SELL YOUR HOME?

It is time to get busy ‘spiffing' up the house!

Walk across the street, turn around and look at your home - your yard.....does it look like a place you would like to buy if you were ready to buy a home? If not, get started.

Here are some things you can do to make sure it shines.

Pressure wash the house

Pressure wash the walkway to the house

Paint where needed

Freshen up the yard with pine straw

Add a splash of color - plant flowers around the entrance

Keep the grass cut, edges trimmed

Seed or re-sod where needed

Rake leaves and debris from the yard.

Place a flower pot or 2 or 3 by the front door but do not crowd the entrance

Make sure the front door is clean and freshly painted and the hardware shines

Remove everything from the yard that doesn't belong.

The exterior condition is a hint to what the inside looks like. Make it shine!! Make it appealing to entice buyers to come inside!!

If you are ready to sell your home, give me a call - I will show you my unique marketing program and assist you in making your next move!

SELLING YOUR HOME - GETTING READY

Getting the House Ready to Sell

Some people want to start with the exterior of the house when getting it ready to sell but unless you have a major project that needs attention, leave it for last and start with the inside. Don't get me wrong - CURB APPEAL is very important - if your house doesn't look neat, clean and well maintained it doesn't matter what the inside looks like - they'll never see it because the buyer can't get past the ugly outside.

Ok - let's say you are going to begin inside. WHERE???? HOW????? The kitchen is a good place to start removing clutter, because it usually easy

YOUR KITCHEN....

First, you need to get everything off the counters. When I say everything I mean nearly everything - toasters, spices, knick knacks. Put things in cabinets and take it out when you use it. Find a place where you can store everything in cabinets and drawers. When you do this, you may notice you do not have cabinet space to put everything. Clean out your cabinets. The dishes, pots and pans that rarely get used? Put them in a box and put that box in storage.

Serious homebuyers will open cabinets and drawers, and the kitchen is the first place they start. They want to be sure there is enough room for their "stuff." If your kitchen cabinets, pantries, and drawers look jammed full, it tell the buyer you are running out of space and does not promote an image of plentiful storage space. The best way to do that is to have as much "empty space" as possible - look SPACIOUS

If you have a "junk drawer," clear it out. If you have a rarely used crock pot, put it in storage. Do this with every cabinet and drawer. Create open space.

If you have a large amount of food items crammed into the shelves or pantry, start using them up - especially canned goods. Heavy canned goods need to go - you don't want to be lugging them to a new house, anyway - or paying a mover to do so. Let what you have on the shelves determine your menus and use up as much as you can.

Beneath the sink is very critical, too. Make sure the area beneath the sink is as empty as possible, removing all extra cleaning supplies. You should scrub the area down as well, and determine if there are any tell-tale signs of water leaks that may cause a homebuyer to hesitate in buying your home.
