Board of Realtors, Getting ready for July 4th!

I was honored when, as a board member, of the Florida Keys, Board of Realtors, I was appointed

Community Chair! Since I manage several political campaigns, for our Local State Attorneys Race and

one of the Judges seats, I was a the "only" choice. With the compliment, came a faded

folder saying 4th of July Parade. With my usual enthusiam, I asked for help at the office meeting!

The responses were "oh forget it" "i did it last year" "I am out of town" and those

were the nice refusals. Now what do I do? Okay how about 3 corvettes, a red, a white and a blue.

Each with a decorated war veteran and a beautiful girl, (the girls will be wearing girly military garb

and hats!) "Patriotism shines in the Keys" is the theme so leading the cars and the veterans

and the girls (best looking 3 in the Keys) will be an 8 foot banner which reads "HOME OWNERSHIP

IS THE BACK BONE OF AMERICA! Marching behind the banner will be Realtors with their

company shirts carrying American Flags!!!!!!!!!!!!! Oh by the way the girls will be throwing out

candy and the Realtors handing out "NOW IS THE TIME TO BUY" buttons! Wish me luck!

Back from Budapest! What a trip!

The trip was just perfect! Although the weather was predicted to be cold and rainy, As soon

as I left Paris the sun was shining, the entire 12 or so days, were picture perfect!

We all met in Budapest, Some had offices in the Keys (Yours truly) while others had offices

in Hong Kong, Budapest, Palm Beach, Shanghi and Marikesh. Business is bustling in the

Interior Design world. Several of my friends are doing the architecture and Interior Design

for the new 300 story buildings in Dubai. By the Way, Realty World, does have an office

there so my next trip in on the schedule list! Getting back home is always a treat! My daughter

was so inspired by the multi lingual aspect of traveling, she has decided to go to the

Asheville (Boarding) school next year. Nice school, but expesive! Looks like I will be selling alot

Off to Budapest, but Business as Usual!

The cruise to the Western Caribbean was a good "maiden" voyage for the "tools of the trade"

realizing, I do not have to sit in my office, to be connected to all my clients, while they

are all away, somewhere in the world, with their connection devices too! This Friday, I am

off to Budapest. From Miami to Paris and then to Budapest. 13 hours 30 minutes. Why

am I going? Well in addition to my Florida Real Estate Sales License, I have a State of Florida Board

of Architecture and Interior Design, Interior Design License. We are required to complete

20 hours of continuing education every 2 years. Well the way we do it, in the Interior Design

World, is by taking Internationally renown Interior Design Professor "Jean Renoux". We

travel to different countries every two years and basicially it's the same group of us!

I will be doing my real estate as I multi task with my Interior Design, Actually it is pretty

easy to do, as most of my real estate customers are many of my interior design clients.

The Western Caribbean is a wonderful part of the world, especially since I used it as my office

last week. Preparations had to be made. First, I had to get the "second" best agent in the office

to cover for me! Then off to the AT&T store to get International Roaming on my Blackberry!

were working. And my phone 305.395.0241 worked like a charm, even in the middle, of the

Gulf of Mexico. As soon, as I boarded the "Freedom of the Seas", I got the wireless for

my laptop and did most of my work, on my waterside suite. I actually did some business too!

What a wonderful week! What a wonderful job! What a wonderful office. On the 18th, I will

be using Budapest for my office. This of course, is for the mandatory State of Florida, Board of Architecture

and Interior Design, continuing education for my Interior Design License. But, even with that

going on, my trial run has been made and that too will be business as usual!

For your information, the Florida Keys, properties are holding their prices and being sold.

We have started to see the curve turn upward and the deals are becoming fewer

and fewer. The sellers who took lower offers are fewer and far between now.

What we are seeing is very little "wiggle room" on the listing prices. The best news is

the Buyers are really coming in now and paying the asking prices! I had a deal, just

the other day, fall through because the asking price was 1,800,000, my customer, the buyer

offered 1,600,000 cash and the seller would not take it! So off we go, to further our search

and find another home! The definate part, my buyer is going to purchase something!

Exciting meeting at the office!

The office meeting this morning drew a bigger crowd than usual and many excited agents.

Properties in the keys are really selling again. The curve is just starting to turn up and

the buyers are jumping on it. Our broker used an interesting term. "The market

is reloading!!! In the past sixty days there have been 45 sales and 31,000,000. as a result

of that! I have found that the owners are now sticking to their properties prices.

The real deals are being purchased. There are still some great buys in our inventory!

I knew it would happen at some point. One of my favorite customers saw a beautiful

canal front house, here in Islamorada. The water so clear, you can actually swim, down the entire

length. If you go by boat you will enter into "Snake Creek", decide which way you want to go

and take your pick, Ocean or Bayside! So we finish our Saturday of home shopping and yes

they liked this house, the location and the area in Islamorada (Venetian Shores) one of the

best! In our telephone conversation this morning, I had to give him the news. "The house

you loved in under contract". Sales are being made. I am going to shop again this

Saturday with the same couple. I think this weekend they are ready to buy instead of waiting for

Did anyone catch the full moon and lunar eclipse

It was raining, in Islamorada, so I kept running in and out on my house and taking peeks.

The moon was so full and through the clouds, the eclipse would peek, then hide behind a

cloud. As the night progressed and the eclipse was covering the moon, the clouds were clearing

and the rain stopping. I thought what a beautiful moon and magical happening.

I have always loved full moons, they are something I have seen all over the world and mark

many memories. They also give me energy and alot of luck. This memory was

remarkable too! Did any one else see it! It also sparked two great real estate deals!

Hi there!

About 20 years ago. I walked into what was then Plantation Yacht Harbor,

in Islamorada. Sitting next to our table was someone, I thought I knew.

I walked up to him and said "do you have any tips for Calder. (Miami Racetrack)

He said "Don't go" I said why would you say that aren't you Micky Rooney?

His reply was "do you want to fishing with us tomorrow" Of course I later

found out the other 2 were Miami Dolphin players Steve Toole and Manny Fernandez.

By the end of the fishing trip, Micky made it abundantly clear he was a base ball player.

Nice guy too!

I kept running in and out of my house, it was raining in the keys, and

cloudy, but the full moon would pop in and out through the eclipse.

I love full moons, it is something the whole world can see. Full moons,

seem to mark alot of different memories. They give me energy and make

me thankful for the beautiful world we live in! It still is pretty full!

"Portability"

Portability is the new, Florida Amendment 1 , which just passed. It allows homesteaded property owners

to transfer up to $500,000. of their "Save our Homes" benefits to the new home or next homestead.

The transfer of benefits for Homestead property owners will be available, within one year, and not more

than two years, after selling their previous Homestead. If the new homestead, has a higher value,

than the previous one, the accumulated benefit can be transferred. If the new homestead has a lower just

value, the amount of benefit transferred will be reduced. The transferred benefit may not exceed $500,000.

This provision applies to all taxes.

In Florida, the tax assessed value for homestead property can't go up more than 3 percent per year. We

call this a "cap". This limitation or cap only applies to the premises you own and occupy. The cap is

not the icing on the cake here. The part we want is the benefit. Okay, you own your home. Just you!

The property appraiser's office estimates that the market value of your home is $400,000. Thanks

to Save our homes cap, the taxable value of your home is only only $175,000. The benefit is $225,000.

That is $400,000. minus $175,000. This $225,000. you will be able to take with you, to the next

home you buy , in Florida, anywhere in Florida. My advise to you, of course, is to take that

portability and use it to purchase a home in the keys, where the prices are now realistic,

and Amendment 1 benefits allow us ,to move up, without being penalized. Portability and prices

make the time to buy in Paradise now.

Oh Boy! Now I probably should not say this, because I don't want to jinx myself, but,

I have almost back to back appointments for the next few weeks. My customers have

called and have said they are ready. Many are customers, I have been working with

for some time. The best news, is they are calling and saying they are ready! My customers

are so wonderful, it always makes me happy when they say they are ready, instead

of me trying to tell them. I will be doing my homework, to make sure they

get the service they deserve! I thank my lucky stars for the intellegent group of

customers, I have the honor of calling mine. The best part is they are calling me!

Islamorada Properties, commercial and residential!

My family has owned the local "Ace Hardware" in Islamorada since 1946. So I guess you could

say, we have owned commercial property, in the Florida Keys for quite some time. My brother and Father

started what is now know as, Forest Tek Lumber, in Big Pine Key. My brother, took it over, remodeled

and is ready to provide building supplies for the lower and upper keys! Commerical Properties

are good.

Commerical Properties have excellent prices now too! If Lance Winslow is reading this, there

are several commercial properties, that will knock your socks off. (Even though your blog says

you are not going to buy now.) Doesn't everyone agree that while prices are down, now is the time

to purchase that investment, be it, commerical or residential?

Residentially speaking, Lance Winslow (one of my blogging idols) commented on the airstrip

property I have listed for sale. On that same strip, I bought a house two years ago for $610,000.

and sold it a year and a half ago for 1,200,000. Isn't that the way it is supposed to work?

Please take a minute to look at the Airstrip house, the owners are motivated, and as Lance

says picture yourselft flying into your private airstrip, just to slip away in your private yacht,

for a "private" sunset. Enjoy and buy now, while the prices are right!
